Why this project is worth a look
BTS plus expressway
Life Sukhumvit 62 has a practical transport advantage rather than a vague Sukhumvit address. Bang Chak BTS is within a short walk, while expressway access is close in the opposite direction. Residents can choose rail for central Sukhumvit trips and a car for cross-city travel without living directly on the main-road frontage. The walk is short enough to test in person: a buyer should still see the pavement, crossings and evening conditions rather than relying only on a map distance.
A visible resale market
Because the tower has been occupied for years, buyers can compare real resale and rental evidence instead of relying on launch assumptions. In 2026 there are many simultaneous listings and a wide spread between asking prices for broadly similar unit types. That creates room to compare floor, view, renovation and ownership status across several apartments. It also requires discipline: duplicated agency listings and stale advertisements can make stock look deeper than it really is, so availability and seller readiness should be checked at unit level.
Facilities with a view
The main leisure facilities sit high in the building. The pool and lounges occupy floor 23, while floor 24 contains the gym, climbing wall, garden and outdoor social areas. This gives shared spaces open views and makes them more distinctive than a ground-level pool deck. It also means floor selection matters: a residence beside the amenity deck may be convenient for someone who uses it every day, while another buyer may prefer a typical residential floor with less shared foot traffic.
Small-unit efficiency
Studios and one-bedroom apartments make up the most accessible part of the market and keep the absolute purchase budget relatively low for Sukhumvit. The trade-off is space. At 25–30 sqm, storage, desk placement, kitchen layout and the position of the washing machine can matter more in daily life than a polished listing photo. Two-bedroom units provide a more conventional living arrangement but move into a different price bracket. Comparing registered area and actual furniture clearance is more useful than comparing bedroom labels alone.
Quota comes first
For a foreign purchaser, the decisive legal question is the selected unit's foreign-quota status, not simply whether the building is marketed as freehold. Thai condominium law caps aggregate foreign ownership at 49% of the total condominium unit area. Life Sukhumvit 62 has current listings explicitly offered under Foreign Quota, so foreign freehold exists in the project, but that does not make every resale unit transferable to a foreign buyer. Obtain the juristic person's quota confirmation and verify the incoming-funds route before committing a deposit.
About the project
Life Sukhumvit 62 is a completed high-rise condominium in the residential side of Sukhumvit, set inside Soi 62 in Bang Chak. It is a single 24-storey tower with 438 condominium units, and both Bangkok municipal data and major property databases agree on the basic configuration and 2019 completion. For a buyer, this is no longer a construction-risk story. The building has been occupied for years, an active resale and rental market is visible, and the outcome of a purchase now depends far more on the specific unit: its floor, outlook, condition, title, foreign quota status and seller documentation. Developer stock is no longer the relevant benchmark, so current asking prices should be read as resale evidence rather than a continuation of the original launch price list.
The corporate history is worth understanding because the consumer-facing brand and the original project company are not the same name. Life Sukhumvit 62 was marketed under AP (Thailand), while the official EIA record identifies AP ME 5 as the former project owner. That record shows EIA approval dated 28 February 2018 and now lists the project as approved, permitted and operating, with the Life Sukhumvit 62 Condominium Juristic Person shown as the current project owner in the monitoring record. AP's 2024 annual report separately records that AP ME 5 was dissolved in November 2024. For a resale buyer, the practical point is straightforward: the transaction is with the registered owner of the chosen unit, not with the old development vehicle. Title, encumbrances, juristic-person debt clearance and the seller's authority matter more than the historic project company name.

The location works because it offers two different commuting options without putting the tower directly on Sukhumvit Road. Bang Chak BTS is roughly a short two-to-four-minute walk from the mouth of the project area depending on the route and source, while the Sukhumvit 62 expressway access is also close. Living slightly inside the soi gives the building a more residential immediate setting than a tower facing the main road, which can matter for noise and day-to-day feel. Drivers still have quick access to the expressway and Sukhumvit Road, but car ownership comes with an important constraint: published project data shows about 176 parking spaces excluding double parking, a much lower number than the 438 residential units. Anyone expecting guaranteed private parking should therefore check the building's current parking rules rather than treating the headline count as an entitlement.
The original unit mix is compact and urban. Project documentation and completed-building reviews show studios at about 25 sqm, one-bedroom layouts around 30–39 sqm, a one-bedroom-plus format around 38 sqm, and two-bedroom homes from roughly 45 to 68 sqm. Current resale advertising includes units around 25, 26, 29, 30, 31, 35, 38–39, 45, 50 and 68 sqm, and brokers do not always label the smaller plans consistently. A 25–26 sqm unit may be presented as a studio by one advertiser and as a one-bedroom by another. That makes the registered area and actual floor plan more reliable decision tools than the marketing label. Original specifications quote a ceiling height of about 2.6 m and a fitted handover package, but furniture, appliances and renovation quality now vary unit by unit because the building is firmly in the resale phase.
The common facilities are distributed vertically through the tower rather than concentrated in one podium. The ground floor contains the lobby, mail area, work space and landscaping. Floors 2–4 are primarily parking. Floor 5 combines residences with a landscaped garden of about 430 sqm and sunken seating. Most standard residential floors then run upward, while floor 22 has fewer apartments because of pool-related building services. Floor 23 combines a smaller residential count with the main leisure deck: a roughly 25 m saltwater pool, children's pool, jacuzzi, sauna and steam rooms, sky lounge, theatre lounge and a small meeting room. Floor 24 is dedicated to common use, with the main gym, climbing wall, outdoor garden, barbecue area and viewing space. This vertical layout matters when comparing units: a home on floors 5 or 23 is much closer to shared activity, while floors 22 and 23 have fewer neighbours than the typical residential levels.
Resale asking prices in 2026 show why Life Sukhumvit 62 should be assessed unit by unit rather than through one project-wide number. PropertyHub carried late-September listings from THB 2.35M for a 25 sqm unit, with other small units around THB 2.98M to THB 4.5M and a 50 sqm two-bedroom listing around THB 5.99M. DDproperty also showed sale stock starting at THB 2.35M and a broad project asking range of roughly THB 94,000 to THB 166,333 per sqm. Larger or higher-floor homes can sit well above the lower end. Floor, view, fit-out, tenant occupancy, quota status and seller urgency all move the price. The THB 2.35M figure is therefore useful as a lower market anchor, not as a promise that an equivalent foreign-quota unit will always be available at that level.
Ownership format
This is a registered condominium. A foreign buyer may hold a unit in personal freehold only if foreign quota is available for that unit and aggregate foreign ownership in the building remains within the statutory 49% ceiling. Current Life Sukhumvit 62 resale listings include units marked Foreign Quota, but quota availability for the selected unit must be confirmed by the condominium juristic person before transfer. A Thai-quota resale should not be assumed to qualify for foreign freehold; any lease structure would be a separate contractual arrangement and should be reviewed on its own terms.
Unit types & sizes
The smallest original format in the building. Current resale stock has appeared from about THB 2.35M, although 25–26 sqm units are not labelled consistently by brokers. Compare the registered area, actual plan and foreign-quota status rather than relying on the listing category.
The core urban format: still compact, but more workable for one person or a couple when the bedroom is genuinely separated. Current asking prices vary heavily with floor, condition and tenure, so comparison is most meaningful between units of similar size and the same ownership status.
A middle ground between a standard one-bedroom and a full two-bedroom layout. The extra zone can work as a desk area or flexible room, but its usefulness depends on the specific plan. Resale brokers do not always identify this type separately, so floor-plan verification matters.
A larger and less common format suited to a couple, small family or buyer who needs a separate work room. September 2026 stock included a 50 sqm listing around THB 5.99M, while 68 sqm homes could be materially higher. The 45, 50 and 68 sqm layouts are different enough that bedroom count alone is not a useful comparison.
The original mix is well documented, but resale advertisements do not label the smaller layouts consistently. For the selected unit, verify the registered area, title plan and actual configuration, especially in the 25–31 sqm range. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Price & purchase terms
- Current price: From THB 2.35M based on active resale listings checked on 7 October 2026. This is a lower market anchor, not a developer price; the specific unit, condition, availability, ownership quota and transaction terms need separate confirmation.
- Completed: 2019
We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. For a resale unit, confirm the current price, availability and payment terms with its seller or authorised representative before payment.

Best for: An owner-occupier who wants Sukhumvit with walkable BTS access but does not need a tower directly on the main-road frontage.; A single resident or couple comfortable with compact urban floor plans and interested in substantial upper-floor common facilities.; A resale buyer who prefers comparing completed, inspectable apartments by condition, view, floor and price rather than taking construction risk.; A foreign buyer when a specific unit is confirmed within foreign quota and the funds route supports freehold transfer.; A long-term rental investor who bases the decision on the actual acquisition price and verifiable rent for the chosen unit rather than a project-level yield claim.; may not suit: A buyer needing a large family home: the project is dominated by compact formats, while two-bedroom layouts are roughly 45–68 sqm.; A car owner who requires a guaranteed dedicated space: published data shows about 176 spaces for 438 units, and current parking allocation rules need juristic-person confirmation.; A pet owner who has not checked the latest building rules: published co-owner meeting materials include penalties for keeping pets, so the current regulation should be obtained before purchase..

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- Street numbers conflict across secondary directories: 27, 33, 54, 64 and 564 all appear. For navigation, the project name, Soi Sukhumvit 62 and coordinates 13.694998, 100.603537 are more reliable; 564 is used in the registry line because it recurs in current property-management listings and map results.
- Small resale units are labelled inconsistently: 25–26 sqm homes may be advertised as either studios or one-bedrooms. Confirm the selected unit type from the registered plan and title rather than the portal label.
- A CAM fee of THB 49/sqm/month and an original sinking fund of THB 500/sqm are documented around completion. The current 2026 budget, fees and any special assessments should be obtained from the condominium juristic person instead of carrying historical figures forward automatically.
