Why this project is worth a look
Commute without the car
The walk to Punnawithi makes the building a practical choice for people whose jobs sit along the Skytrain network. Choose the unit carefully: a main-road address is valuable for access, but exposure to traffic can make otherwise similar apartments feel quite different.
Layouts beyond the usual
The mix includes straightforward one-level flats and loft-like duplexes. The better choice is determined by circulation, bathroom provision, temperature control and daily comfort, not just a high ceiling in a photograph.
More room beyond home
Pool, exercise, work and recreation facilities offer residents alternatives to spending every evening in a compact apartment. Their usefulness depends on maintenance, opening hours and how well a relatively large residential community shares them.
A building you can inspect
Completion in 2020 means buyers can judge the completed asset rather than a future rendering. It also makes actual service charges, upcoming repairs and title due diligence essential parts of the purchase decision.
About the project
THE LINE Sukhumvit 101 is a Bangkok address that makes more sense on a weekday than in a glossy sales presentation. The tower stands beside Sukhumvit Road, close to Punnawithi BTS, so a resident can reach the rail network without first arranging another ride. That convenience comes with a real trade-off. A road-facing home can feel different from one looking away from the traffic, and the experience may change again with the floor level and glazing. If you're comparing units, visit the entrance at commuting time and spend a few minutes inside the actual apartment with its windows shut. A pin on a map cannot tell you what the room sounds like.
Sansiri developed the scheme, which was completed in 2020. It comprises one residential tower of 37 storeys and 778 apartments. The developer's architectural story describes two contrasting wings, but that is a design treatment within a single building, not evidence of two independently delivered phases. This distinction matters when browsing resale websites, where marketing names and building labels can create the impression of additional projects. The residence is now established rather than under construction. Buyers can see the facilities, test the lifts, ask existing residents about management and examine the condition of the shared spaces before deciding whether the asking price is justified.

The published floor-plan mix is more varied than the familiar one-bedroom/two-bedroom search filter suggests. A conventional one-bedroom measures 26.75–33.25 square metres in Sansiri's specification, while the single-level two-bedroom is listed at 47.25 square metres. There are also duplex homes: 40.75–44.25 square metres with one bedroom and 60.75–63.25 square metres with two. The standard two-bedroom layout has one bathroom; the larger two-bedroom duplex has two. That can materially change how well a home works for flatmates, a couple with children or someone working from home. Before deciding that two bedrooms are automatically better value, look at the actual bathroom count and the usable circulation space.
The height of the interiors is one of the tower's more distinctive features. Sansiri has promoted ceilings across a 3.4–5.5-metre range, depending on the layout. A lofty duplex may photograph beautifully, yet there are practical details hidden by a wide-angle photograph: the headroom at the upper sleeping level, the staircase footprint, the way air conditioning reaches both levels and the cost of keeping a taller room cool. An apartment's listed floor area is not an invitation to assume that every part is equally easy to furnish. A single-level plan can be the more comfortable choice for a buyer who prioritises easy movement, predictable maintenance or accessibility.
Punnawithi BTS is generally described as roughly a 250–300-metre walk from the project, although online distance figures vary according to the measurement point. The difference between being close to a station and being beside the station's entrance becomes noticeable in rain or extreme heat, so the walk deserves a trial rather than an assumption. The surrounding Bang Chak neighbourhood has shops and everyday services and feeds into the wider Sukhumvit corridor. Public transport is the obvious advantage for an employee commuting along that axis. Someone who needs to drive across Bangkok every morning, however, should pay equal attention to U-turns, inbound access and local peak-hour traffic. Frontage on a major road does not mean every destination is equally easy to reach.
The amenity programme was ambitious for an urban condominium. Project and developer materials describe a 50-metre swimming pool, jacuzzi, gym, coworking and meeting areas, a library, study and play spaces, a garden, a jogging area and a sports court at an upper level. The practical value isn't that these amenities make the project 'luxury'; it's that a resident in a compact flat has somewhere else to work, exercise or meet a friend without leaving the building. A good common area can compensate for limited private space, especially for a solo occupant. These are also facilities that age and cost money to maintain. Check which ones are operating in 2026, how reservations work, and whether the access rules suit your routine before attributing extra value to them.
With 778 units, this is a busy residential building, not a boutique block. Property directories identify five passenger lifts plus one service lift. The reported parking provision is around 40% of the apartment count, making rail access particularly relevant for residents without cars. Car owners should not infer that a designated bay comes with a resale flat simply because there is an underground or podium car park. The rules for allocation, guest parking and any waiting lists are just as important as the number of spaces. Equally, an inspection during the morning rush can tell you more about lift queues and lobby circulation than a quiet midday viewing.
Living in a completed tower offers a different kind of due diligence from buying off-plan. Rather than taking projected running costs at face value, ask for current accounts, arrears information, recent maintenance work and any approved special assessments. FazWaz lists a monthly common-area maintenance rate of THB 65 per square metre and an original sinking-fund contribution of THB 500 per square metre. Those published figures are useful starting points, not proof of the amount payable on the selected resale transaction today. A fund contribution paid at first transfer should not automatically be treated as a fresh charge to each successive buyer. The condominium juristic person needs to confirm what has been paid and what remains outstanding.
As checked on 10 October 2026, the lowest relevant asking price found was THB 3,075,000 for a furnished one-bedroom resale apartment measuring 27.51 square metres on the 22nd floor. The listing was marked as foreign quota. This is a single seller's advertised price, not a published starting price for the whole development and not a confirmed transaction. Other units are advertised at markedly different levels, including larger and duplex configurations. A discount may indicate urgency, a particular view, an awkward layout or simply a different seller's expectations. The only useful comparison controls for the differences that a buyer will actually live with, as well as what ownership rights are being transferred.
Foreign buyers have an important legal decision to make before discussing furniture or a deposit. Thailand permits qualifying foreigners to register condominium freehold within the foreign quota, limited to 49% of the building's total unit area. An advertisement marked 'foreign quota' is encouraging, but the current quota position and the seller's registered title must still be confirmed through appropriate documents. Bringing purchase money into Thailand and retaining the required bank evidence can also form part of the registration process. Where the offered interest is leasehold rather than condominium freehold, the security, duration and transferability of that interest are different. A lease with an optimistic renewal clause must not be presented as if it were equivalent to perpetual ownership.
Resale due diligence is very tangible here. Check the registered owner, any mortgage or other encumbrance, the condominium's clearance of common-fee arrears, the seller's inventory of furniture and appliances, and whether a tenant is currently in occupation. At the viewing, listen for road noise, inspect the air-conditioning, open the windows that can be opened and look for moisture or past repairs. In a duplex, walk the staircase and assess the upper level at normal indoor temperatures. Remember that Sansiri's name identifies the project developer; it does not certify the condition or legal standing of a particular seller's home. A straightforward title and a well-maintained unit are separate things from an attractive online listing.
For a landlord, the station and surrounding employment corridor provide a clear proposition to potential long-term tenants. There is no sensible basis, however, for promising a return based only on an online rent estimate. Vacancies, letting fees, furniture replacement, management, taxation and the building's service charges all affect the money that remains after expenses. Prospective tenants will have alternatives within the same 778-unit development, as well as in neighbouring condominiums. Competition can make finish quality, view and a clean handover more important than a branded name. Short-stay rental plans also require a separate review of building regulations and applicable law; being in a popular Bangkok location is not itself permission to operate nightly accommodation.
The strongest case for THE LINE Sukhumvit 101 is therefore personal rather than abstract: an established high-rise near a Skytrain station, with compact homes and unusually varied duplex layouts. A single commuter might reasonably favour a smaller apartment over more space farther from transit. A household with two cars or a family that needs generous shared living areas could arrive at the opposite conclusion. For an investment buyer, the question is what the exact unit, with its documented ownership rights and actual running costs, can realistically earn and later resell for. That requires evidence from current listings and completed transactions where available, not a promise made at launch.
Ownership format
A foreign buyer may hold a condominium unit in freehold only within the foreign-ownership quota, capped at 49% of the total condominium unit area. A unit without available foreign quota cannot simply be registered as foreign freehold; a leasehold arrangement, where offered, provides different rights. The buyer must verify the selected unit's title and quota status before committing.
Unit types & sizes
The most compact choice for a solo resident or couple. Kitchen placement, usable desk space, daylight and room depth may matter more than the headline area, particularly when comparing otherwise similar listings.
Two distinct bedrooms but only one bathroom. Useful when the second room is a study or guest space; households sharing the flat full-time should assess morning routines and storage before choosing it.
A split-level home with a more open sense of volume. Assess the staircase, upper-level headroom and airflow rather than assuming the dramatic ceiling will always improve everyday comfort.
The largest of the published core layouts, with two bathrooms and space divided across levels. It may work better for sharing or family life, although cooling, furnishing and upkeep need a different budget from the smaller plans.
Layout ranges and bathroom counts are taken from Sansiri's published project specification, not averaged from live listings. Advertisements may show rounded or slightly different areas, such as 27.51 or 42.4 sqm. The registered plan and title information govern the selected unit; duplex pricing and availability should be checked against individual offers. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Location
- The building fronts the main Sukhumvit Road near Soi Sukhumvit 101, rather than sitting far inside the side street.
- Punnawithi BTS is a short walk away; published distance estimates differ, roughly between 250 and 450 metres depending on the starting point.
- The location is in Bang Chak, Phra Khanong, on the Sukhumvit corridor towards Bang Na.
- Drivers should inspect the local turning arrangements, because access onto the main road does not provide the same convenience in every direction.
- Nearby convenience stores, food options and daily services support a routine that does not depend on frequent shopping-mall trips.

Best for: A solo commuter who uses the BTS frequently and values predictable access more than a large private floor area.; A couple who spends time outdoors or at work and sees real value in a pool, gym and shared working areas.; A buyer who prefers an operational building whose lifts, maintenance and management can be assessed before purchase.; Someone specifically seeking a duplex and prepared to judge its staircase, upper-level comfort and condition rather than the headline ceiling height.; A long-term landlord willing to underwrite genuine operating costs, vacancies and tenant competition, not just a listing portal's suggested yield.; may not suit: People who want quiet, low-density living well away from heavy traffic; a Sukhumvit-facing unit could be the wrong environment.; Families needing multiple parking bays, generous shared living space or more than two bedrooms.; Investors who require a guaranteed yield or assume nightly letting is automatically permitted; neither follows from the project's transport location.; Pet owners seeking an unconditional pet-friendly building; published project rules indicate restrictions that need direct confirmation..

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- Sources use different street descriptions for number 3009, while Sansiri's English project page also contains a conflicting Wattana district label. The mapped location is Bang Chak, Phra Khanong; the property's official registered address remains to be checked against the building records.
- A portal quotes THB 65/sqm per month for common-area fees and THB 500/sqm as the original sinking-fund contribution. Current assessments, arrears, reserve-fund position and any special levies have not been confirmed with the condominium juristic person.
- The THB 3,075,000 listing was marked foreign quota when checked on 10 October 2026. Continued availability and the right to register that particular unit in a foreign buyer's name have not been independently documented.
