Why this project is worth a look
Developer and resale choice
In 2026 buyers can compare remaining Grand Unity inventory with owner resales in the same completed building. Price, floor, fit-out and transfer-cost terms can therefore be assessed side by side.
Only 105 homes
One eight-storey building is easier to understand than a multi-phase compound. The trade-off is equally simple: shared facilities are useful but compact rather than resort-scale.
Daily life is nearby
Tha Din Daeng Market is about 50 metres away, the pier around 300 metres and Khlong San station about 500 metres away according to Grand Unity. The location works through existing neighbourhood infrastructure, not just a mall address.
Two clear unit formats
The range is essentially a roughly 30-sqm one-bedroom and a 43.5–47.5-sqm one-bedroom-plus. The step up in budget buys a flexible extra room rather than a completely different apartment category.
What you see exists
The project is complete, so a buyer can inspect the real building, common areas, walking route and view before committing. That removes much of the uncertainty that comes with buying from renderings.
About the project
Ciela Charoen Nakhon is a completed low-rise condominium by Grand Unity on Somdet Chao Phraya Road in Khlong San. It is deliberately small by modern Bangkok standards: one eight-storey building, 105 residences and only two core apartment formats. That simplicity is useful. A buyer does not have to compare towers, phases or radically different wings; the meaningful differences are the individual floor, orientation, view, condition and seller. The building sits in an established riverside-side neighbourhood rather than inside a master-planned compound, so much of its appeal comes from what already exists around Tha Din Daeng and Khlong San rather than from a large private estate behind the gates.
As of October 2026, this is not purely a resale project. Grand Unity still lists CIELA Charoen Nakhon in its active portfolio from THB 2.69 million, and a developer campaign reported in August 2026 used the same entry price for ready-to-move stock. At the same time, owners are reselling units in the completed building, with current PropertyHub inventory starting around THB 2.89 million. That overlap gives buyers a useful comparison but also creates an easy trap: developer stock and resale stock are not interchangeable. A lower headline price may refer to a particular floor or furnishing package, while a resale may include furniture, upgrades or a better position in the building. Transfer-cost arrangements can differ as well.

The location works because everyday Khlong San is close at hand. Grand Unity places Tha Din Daeng Market about 50 metres away, Tha Din Daeng Pier about 300 metres away and Khlong San station on the Gold Line about 500 metres from the project. ICONSIAM is roughly 1.5 kilometres away. This is not an isolated condominium where every errand starts with a taxi ride. Food, local retail, hospitals and river crossings are woven into the surrounding streets. At the same time, buyers should understand the transport hierarchy: the Gold Line is a short feeder service. Reaching Silom, Sathorn or the wider BTS network normally means changing at Krung Thon Buri rather than enjoying a one-seat ride from the project.
Grand Unity's official specification is unusually straightforward. The site area is 1-0-15.4 rai and the building contains 105 units. The standard one-bedroom is listed at about 30 sqm, while the one-bedroom-plus range runs from 43.5 to 47.5 sqm. Finished-building reviews describe the smaller homes as roughly 29.5–30.5 sqm, and live listings show title-level areas such as 30.48, 43.52 and 47.27 sqm. These are not necessarily contradictions. Marketing ranges are often rounded, whereas a resale advertisement may use the registered or measured area of one unit. For an actual purchase, the title and sale agreement should carry more weight than the headline range on a portal.
The smaller plan is more functional than its area might suggest because it separates the bedroom and kitchen from the living space. A completed-project review shows a closed kitchen, balcony and a proper bedroom rather than a studio layout. For a single resident or couple, that can matter more than an extra few square metres in an open-plan unit. The larger one-bedroom-plus is a different proposition. Its extra room can work as a home office, compact second sleeping room, dressing room or storage-heavy flex space. It should not automatically be compared with a conventional two-bedroom: Grand Unity itself positions it as one-bedroom plus, and the secondary room's dimensions and ventilation should be checked in the exact plan.
The amenity programme is distributed vertically through the building. The arrival level includes the lobby, parcel facilities and parking; the second floor contains the saltwater swimming pool and sauna; the third has the gym; the fifth has the co-working room; and a rooftop garden sits above the residential floors. This is a sensible amount of shared infrastructure for 105 homes. It is not resort-scale, but the key functions are present and the rooftop space gives residents somewhere to step outside the apartment without leaving the building. A finished-building review counted 47 parking spaces, equivalent to about 44.8% of the number of units. A household that depends on a car should therefore verify the current parking allocation rules rather than assume one permanent bay per residence.
The building's investment case should be approached through observable demand rather than a promised yield. Current listings in late 2026 show both sales and rentals, with compact one-bedrooms offered around THB 14,000–15,000 per month and secondary-market asking prices starting around THB 2.89 million on PropertyHub. Those figures prove there is an active market; they do not prove a future net return. A buyer still has to account for purchase price, furnishing, vacancy, agent fees, common charges, maintenance and eventual resale liquidity. Developer stock from THB 2.69 million may produce a very different cost base from a higher-floor resale that already has furniture and a tenant-ready setup.
Foreign ownership is feasible here because Ciela is a registered condominium rather than landed housing, but the project name alone does not establish eligibility for a specific unit. Thai rules allow foreign freehold ownership only within the statutory foreign quota, capped at 49% of the total unit area of the condominium building. Before reservation, a foreign buyer should confirm that the selected unit can be transferred within that quota and that the payment route will produce the documents required for registration. For a resale, the seller's title, debt-free status with the condominium juristic person and transfer terms also need checking. A portal label that simply says 'freehold' is not a substitute for that unit-level confirmation.
Ciela Charoen Nakhon is strongest for someone who wants a completed, manageable-scale building in an established riverside district rather than a huge amenity-led development. The small unit count, straightforward plans, nearby market, river pier and Gold Line connection make the daily proposition easy to understand. Its limits are just as clear: parking is not one-to-one, the railway connection involves a feeder line, and the amenity set is compact rather than expansive. It is therefore better judged as a practical Khlong San home with current developer and resale options, not as a trophy riverfront residence or a guaranteed investment story.
Ownership format
A condominium unit can be registered in foreign freehold within the statutory foreign quota, which may not exceed 49% of the total unit area in the condominium building. The quota status of the selected unit should be confirmed with the condominium juristic person before funds are committed.
Unit types & sizes
A compact layout with a separate bedroom, enclosed kitchen, living room and balcony. It works best for one person or a couple who value defined rooms over a larger open-plan footprint.
The larger format adds a separate flexible room. Depending on the exact plan it can serve as a study, compact child's room, guest room or dressing space; dimensions and natural light should be checked unit by unit.
Grand Unity publishes rounded product ranges of 30.00 sqm and 43.50–47.50 sqm. Finished-building reviews and live listings show title-level examples such as 29.5–30.5, 30.48, 43.52 and 47.27 sqm. The selected unit's registered area should govern the transaction.

Best for: A single resident or couple wanting a completed one-bedroom in established Khlong San rather than a studio in a large high-rise complex.; A buyer who wants to compare remaining developer inventory and resales inside the same finished building.; Residents who value a market, hospitals, river pier and rail stop within walking distance and are comfortable transferring for wider BTS journeys.; Buyers choosing the larger plan for a work room or occasional guest space without needing a conventional two-bedroom apartment.; Foreign buyers where the selected unit is confirmed to be available within the foreign quota and the transfer-of-funds requirements can be met.; may not suit: Anyone requiring a building directly on a major mass-transit line with no interchange; Khlong San is on the short Gold Line feeder.; A household that genuinely needs two full-size bedrooms; the official range stops at one-bedroom-plus rather than a conventional two-bedroom.; Buyers who require a guaranteed dedicated parking bay and a large resort-style amenity programme.; Investors planning to buy solely on a promised yield; no verified guaranteed-return programme was found in the sources used..

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- Completion timing varies slightly by source: PropertyHub and several databases use 2021, while some portals place formal completion in January 2022. By September 2022 Grand Unity was already describing the building as completed and ready to move in.
- Third-party databases cite a common fee of about THB 60/sqm/month and a sinking fund of about THB 600/sqm, but the current Grand Unity project page does not publish those charges. The latest juristic-person statement should be requested before purchase.
- Foreign-quota availability is not published project-wide in the open sales catalogue. The statutory 49% rule applies, but eligibility of the specific unit for foreign registration needs separate confirmation.
