Why this project is worth a look

Transit is real

The transport advantage is already in place. Krung Thon Buri BTS is a short walk from the building, and the station also connects to the Gold Line toward Charoen Nakhon and Khlong San. That makes the project easier to evaluate than developments whose location story depends on an unbuilt line or a future road.

Resale creates evidence

Because Q House Sathorn has been occupied for years, buyers can compare multiple live units in the same building instead of relying on a single developer price list. Floor level, renovation quality, view, tenancy and unit size all show up in the resale spread. The same depth of stock also means an eventual seller or landlord may face meaningful competition inside the project.

Useful unit sizes

The original mix is weighted toward one-bedroom and two-bedroom homes rather than tiny studios. Project profiles consistently place one-bedroom units around 32–50 sqm and two-bedroom units around 57–84 sqm, giving owner-occupiers more workable layouts than many compact newer towers. Portal labels can be inconsistent, so the registered area of the chosen unit still controls.

Maturity has a cost

A completed building removes construction-delivery risk, but it replaces that question with building-condition and management questions. For Q House Sathorn, the quality of a particular renovation, common-area upkeep, mechanical systems, juristic-person finances and the unit’s own history matter more than launch specifications. A strong station location does not make those checks optional.

The floor price misleads

The THB 3.13M low we found is a roughly 30 sqm studio being sold with a tenant. It is a legitimate market anchor, but not a project-wide valuation. Larger one- and two-bedroom units trade at materially different asking prices, and a foreign buyer must also confirm that the selected unit can be transferred within the building’s foreign freehold quota.

About the project

Q House Sathorn is the residential high-rise on Krung Thon Buri Road in Khlong Ton Sai, Khlong San, beside Krung Thon Buri station. It should not be confused with the similarly named Q House Sathorn office building on South Sathorn Road on the other side of the river; several property databases use near-identical labels for the two. The residential project is a single tower with 533 units, and the project-level sources we trust most consistently describe it as 35 storeys. The development is associated with Quality Houses, one of Thailand’s established listed property groups.

This is a mature resale building rather than a new-launch story. Its original mix is unusually useful for buyers who want more than compact investor stock: only a handful of studios were planned, while one-bedroom homes make up most of the inventory and two-bedroom units form a substantial second group. Published project specifications put one-bedroom sizes at roughly 32–50 sqm and two-bedroom layouts at roughly 57–84 sqm. In practice, current listings do not always match those headline ranges exactly, so the title deed area and the actual layout of a specific resale unit matter more than the portal category attached to the ad.

The completion date is the main factual discrepancy in the public record. Most major project profiles place completion in 2009, while one large portal shows 2010. We use 2009 as the primary date because it is repeated more consistently, but buyers should treat the building as a completed, established condominium rather than make a decision on the difference between two adjacent calendar years. A published common-area fee of THB 45 per sqm is also useful as a market reference, not as a substitute for the latest juristic-person statement for the unit being purchased.

The practical location case is stronger than the marketing language around it. Q House Sathorn fronts Krung Thon Buri Road within a short walk of Krung Thon Buri BTS. Some project profiles quote around 65 metres, while DDproperty listing pages show around 320 metres, likely reflecting different map points and walking measurements. The same station is the starting point of the Gold Line toward Charoen Nakhon and Khlong San, improving access to the riverside commercial corridor. For an owner-occupier or tenant, the value is straightforward: rail access is part of the daily routine, not a feature that depends on a future infrastructure promise.

The 2026 resale market is active enough to make comparison possible. Major portals carry dozens of sale and rental ads at the same time, with a wide spread between lower-floor studios, mid-sized one-bedroom homes and larger high-floor two-bedroom units. The lowest public sale anchor found during this research was THB 3.13M for a 30 sqm studio sold with a tenant in place. That figure should not be extrapolated across the project. A deep listing pool gives a buyer useful price evidence, but it also means sellers and landlords compete with many similar units; asking-price volume is not the same thing as proven transaction liquidity or rental yield.

The building itself is a sizeable single-tower condominium rather than a boutique block. Published project specifications show six passenger lifts plus one service lift, ceilings of about 2.7 metres, a pool with children’s section and jacuzzi, gym, library, landscaped areas and a playground. For 533 units, those details are best read as operating infrastructure rather than as a list of luxury claims. A viewing should show how the shared facilities, lift system and common areas have aged in actual use. Parking data is inconsistent across the available profiles, so we do not publish a ratio. In an established condominium, the less visible questions can matter just as much: current juristic-person accounts, reserve funds, arrears, planned major repairs and any special assessments. Those items are rarely visible in a listing, yet they can materially change the ownership cost of two otherwise similar units in the same tower.

Ownership format

Condominium freehold. A foreign buyer can register freehold only while aggregate foreign ownership remains within 49% of the total unit area in the building; the condominium juristic person confirms the available quota before transfer registration. If foreign quota is unavailable, any alternative structure must be reviewed for the specific unit rather than treated as equivalent to freehold.

Unit types & sizes

Studio
28 sqm in the original project specification; current resale ads can show around 30 sqm

The original 533-unit mix lists only three studios, making this an uncommon format in the building. The current THB 3.13M low is advertised as a 30 sqm studio with a tenant, illustrating why resale labels and registered areas should be checked unit by unit.

1 bedroom
32–50 sqm

This is the dominant format in the project, with 388 one-bedroom units in the published original mix. Live resale stock frequently clusters around the mid-40 sqm range, but fit-out, floor and condition vary enough that headline unit price alone is a poor comparison.

2 bedrooms
57–84 sqm

The published original mix lists 142 two-bedroom units. Current resale stock includes many homes around 62–77 sqm, including high-floor units. Some project databases publish a slightly wider 54–87 sqm range, so the title deed should take precedence over a generic project profile for the selected unit.

Two major project databases agree on the headline mix of 28 sqm studios, 32–50 sqm one-bedrooms and 57–84 sqm two-bedrooms. Another profile shows 54–87 sqm for two-bedrooms, while current ads can label a 30 sqm unit as a studio. For a resale purchase, the registered unit area and plan should override generic portal ranges. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Price & purchase terms

  • Current price: From THB 3.13M in a live PropertyHub listing checked on 2 October 2026: a 30 sqm studio offered with a tenant in place. This is the lowest public resale anchor we found, not a representative project-wide price; availability, condition, foreign quota and deal terms need to be checked for the specific unit.
  • Completed: 2009

We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. For a resale unit, confirm the current price, availability and payment terms with its seller or authorised representative before payment.

Best for: Buyers who want a completed condo beside operating rail transit rather than construction and handover risk.; Owner-occupiers who value usable one- and two-bedroom floor areas instead of a building dominated by micro-units.; Investors who prefer a deep pool of live sale and rental comparables and are willing to underwrite the exact unit rather than the project average.; Foreign buyers where the selected unit has confirmable foreign freehold quota and clean unit-level transfer documentation.; may not suit: Buyers who specifically want a brand-new building, current-generation common-area design and fresh developer warranties.; Anyone looking for guaranteed yield, a hotel-style rental programme or a fixed operator return; this is a conventional residential resale condominium.; Buyers unwilling to review unit condition and condominium-juristic-person documentation, because an established resale building cannot be underwritten on brand name and station proximity alone..

Disputed and unknown information

This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.

  • Completion year differs by source: DDproperty, FazWaz and ThinkOfLiving show 2009, while PropertyHub shows 2010. The main record uses 2009; we did not obtain the original condominium-registration date from a primary registry document.
  • PropertyHub's narrative text contains a 33-storey reference, while its structured project data and DDproperty, FazWaz and ThinkOfLiving all show 35 storeys. The main record uses 35.
  • Consumer property portals identify Quality Houses as the developer, while historical group references and The Agent associate the project owner with Casa Ville, a Quality Houses subsidiary. The exact original project legal entity needs the primary registration document.
