That creates two distinct layers for a buyer. The first is ordinary Thai condominium ownership, where title attaches to a specific unit and foreign freehold is subject to the statutory foreign quota. The second is the service platform—concierge, river transport, spa, housekeeping and other hospitality-style benefits. Those services are not the same thing as title. On a 2026 resale, the buyer needs to know which services sit within the condominium juristic person, which are optional paid services, and which historical brand privileges actually transfer to the new owner.

The building is unusually low-density for a 45-storey Bangkok tower. The project website states one building, 133 riverfront residences and no more than four units per floor, on a site of 5 rai 1 ngan 10 square wah. Bouygues, the contractor, confirms 45 storeys, 133 units and a tower height of 177 metres. The original unit mix is also very different from a mass-market condominium: one-bedroom homes run roughly 70–87 sqm, two-bedroom layouts about 160–181 sqm, the standard three-bedroom is 248.29 sqm, four-bedroom duplexes are about 427–429 sqm and the original penthouse is 844.56 sqm. Large formats change the economics of ownership. Purchase price is only the first line item; common fees, furnishing, maintenance and resale liquidity for a specific size should also be treated as part of the decision.

The official address is Soi Somdet Chao Phraya 17, Khlong San, Khlong San District, Bangkok 10600. The project sits directly by the Chao Phraya River, with the developer describing the tower as about 16 metres from the riverbank. Independent project mapping places it at approximately 13.7321, 100.5088. This is the west bank of the river, in the older Khlong San neighbourhood beside the newer Charoen Nakhon and ICONSIAM corridor. It is not a tower built directly on top of a major rail interchange. Instead, access combines the Gold Line, road transport and the river. FazWaz places Khlong San station at roughly 0.37 km and ICONSIAM at about 0.6 km, while the original service concept includes a private residents’ jetty and shuttle boat.

Completion dates differ across otherwise credible sources, so the dossier should preserve that distinction rather than force a false precision. Bouygues Construction lists delivery in 2019 and describes the tower as completed in 2019. Nirvana’s SEC-related reporting shows transfers of the first units contributing to revenue from late 2018, meaning handovers had already begun before the formal 2019 opening period. FazWaz records completion in January 2020. For a buyer today, the operational conclusion is straightforward: this is a mature, completed building. The date conflict mainly matters as a reminder that construction completion, first legal transfers, grand opening and an aggregator’s “year built” field may refer to different milestones.

Developer identity is also clearer when the corporate layers are separated. The live project website names Nirvana Development Plc., formerly Nirvana Daii Plc., as developer. SEC material describes Banyan Tree Residences Riverside Bangkok as the group’s first ultra-luxury high-rise condominium and lists Nirvana River Co., Ltd. in the project table as the relevant project/landholding entity. None of that replaces the unit-level resale checks. A secondary-market buyer contracts with the current registered owner, not with the marketing brand. The title deed, encumbrances, outstanding common charges, foreign-quota status and juristic-person certificates are the documents that determine whether the specific transaction can be registered cleanly.

The project’s physical and operational specification helps explain why it is positioned above a typical condominium without relying on marketing adjectives. SCDA and CAPA are identified in the design team, while Bouygues-Thai built the tower. The official amenity list includes a riverside lounge and library, private dining room, meeting facilities, panoramic swimming and children’s pools, sunken jacuzzi, spa, sauna, riverfront fitness centre, children’s room and active-play zone, outdoor lounge and barbecue area, plus a private floating jetty. A large share of the common facilities is concentrated on the second and third floors. Above them, the low number of residences per floor and private lift arrangements reinforce privacy in a practical way rather than as a slogan.

The Banyan Tree service layer is one of the project’s differentiators, but it is also where resale due diligence matters most. The official website lists concierge assistance, housekeeping, laundry, spa therapist visits, private-chef service, limousine or airport transport, butler support and other hospitality options; several are explicitly shown as extra-cost services. Historical materials also describe Banyan Tree club benefits and annual stays at affiliated properties. Those pages explain the original branded-residence proposition, but they do not prove that every benefit remains unchanged or automatically follows a 2026 resale. A buyer should ask for the current juristic-person rules, service tariff, membership conditions and any transfer documentation before attributing value to the brand package.

FazWaz currently reports a common-area management fee of THB 150 per sqm per month and a sinking-fund figure of THB 1,500 per sqm. The monthly fee matters materially in a building where even the smallest original units are around 70 sqm and many residences are far larger. The sinking-fund amount is typically associated with the original transfer from the developer, so a resale buyer should not assume it is payable again; the practical check is the current no-debt certificate, any outstanding balance and whether the juristic person has approved special assessments. FazWaz also reports parking at roughly 200% of unit count, EV charging, six passenger lifts and one service lift. Those numbers fit the project’s operating model: substantial shared infrastructure spread across a relatively small number of homes.

The relevant market in September 2026 is now resale rather than a single developer price list. FazWaz’s lowest visible asking price is THB 22.9 million for a roughly 70 sqm one-bedroom unit, but that specific listing is marked Thai Quota. The same project page shows a 79 sqm one-bedroom at THB 35 million marked Foreign Quota. DDproperty carries many additional listings, particularly at much higher price points for two- and three-bedroom homes. The correct reading of “from THB 22.9M” is therefore narrow: it is the bottom of visible asking stock, not a reliable entry budget for a foreign freehold buyer. Quota, view, floor, fit-out, title cleanliness and seller terms need to be filtered before comparing price.

For a foreign buyer, the core ownership rule is familiar but unit-specific. The project is a freehold condominium, and a non-Thai buyer can hold the condominium title directly only within the building’s statutory foreign-ownership ceiling of 49% of total saleable area. Current listings show both Foreign Quota and Thai Quota stock, which is exactly why the project name alone does not answer the ownership question. If direct foreign freehold is required, the selected unit must be confirmed as transferable within the foreign quota at the time of registration. The transaction file should then include evidence of quota availability, the juristic-person clearance, the unit title, seller identity and the foreign-currency remittance evidence required for registration.

Banyan Tree Residences Riverside Bangkok is therefore most compelling to a buyer who wants a large, completed riverfront home, very low residential density, private arrival and hospitality-style service—and who accepts premium running costs as part of that experience. It is less naturally suited to someone optimizing for the lowest capital outlay or highest headline rental yield. The tower’s strengths are tangible and inspectable today: scale of the units, river views, amenity depth and an established operating environment. The diligence burden is equally tangible. Each resale needs its own review of quota, title, condition, common charges and the service rights that still attach to the apartment. The brand can improve the living proposition, but it should never substitute for those documents.

The project is a freehold condominium. A non-Thai buyer can register condominium freehold directly only within the statutory foreign-ownership quota of up to 49% of total saleable area. Current resale stock includes both Foreign Quota and Thai Quota listings, so ownership eligibility must be confirmed for the selected unit before purchase.
