AP Thailand announced on 24 August 2026 that the project was fully complete and ready for transfers and move-in. A buyer can now inspect the actual unit, common areas and views before committing, shifting due diligence from construction risk toward title, quota, seller status and transfer terms.

The tower sits opposite ICONSIAM, with AP quoting roughly 130 metres to the complex and about 100 metres to Charoen Nakhon Gold Line station. The value here is practical walkability to transport, retail and dining rather than a vague claim of being in a central location.

Two spatial choices

The project combines conventional Simplex apartments with VERTIPLEX homes using a roughly 4.45-metre double-volume ceiling and sizes from 35 to 127.5 sqm. Buyers can therefore choose not only by bedroom count but by how they want the interior to feel and function.

Amenities use the height

Most of the headline resident facilities are placed on floors 28 and 29, including pools, fitness rooms, lounges and club spaces. Because the building is finished, these are no longer brochure concepts: they can be inspected as part of the purchase decision.

Two price channels

Late-August listings show asking prices below AP's public start: THB 5.19M on PropertyHub versus THB 5.9M on the current developer page. The lower figure may be resale or assignment stock with different terms, but it makes comparison between developer inventory and private-market units worthwhile.

About the project

RHYTHM Charoennakhon Iconic is a completed 29-storey condominium on Charoen Nakhon Road in Khlong San, directly opposite ICONSIAM. The useful way to read the location is not simply “by the river.” The building is not a private riverfront residence; it sits on the Charoen Nakhon side of the district, with Charoen Nakhon Gold Line station roughly 100 metres away, ICONSIAM about 130 metres away and ICS around 170 metres away on AP Thailand's current project page. That gives residents a very specific urban convenience: a major retail and dining destination, local rail and everyday services are within a short walk rather than being amenities that still require a car. AP now publishes a precise address as well: 239 Soi Charoen Nakhon 3, Charoen Nakhon Road, Khlong Ton Sai, Khlong San, Bangkok 10600.

As of 29 August 2026, this should be treated as a completed project rather than an off-plan purchase. That matters because older portals, reviews and even the earlier official brochure still show construction-era dates. The brochure described a 32-month programme beginning in March 2024 with an estimated October 2026 finish, while main contractor Syntec reported 93.43% progress in June 2026. AP Thailand then issued a fresh announcement on 24 August stating that RHYTHM Charoennakhon Iconic was fully completed and ready for ownership transfer and move-in during August. The buyer's practical risk has therefore shifted. The central question is no longer whether the tower will be delivered on schedule, but which units remain with the developer, which are assignments or resale stock, and whether the specific unit is ready for immediate transfer.

The official project schedule separates 577 residential units from one commercial unit. The current official land figure is 4 rai 0 ngan 86.4 square wah, and parking is stated at about 347 spaces, roughly 60% of the residential count, including EV spaces. This is a substantial single-tower building, not a boutique low-density scheme. Buyers who value privacy through very small resident numbers should recognise that before being won over by the common areas. The trade-off is that the amenity programme is unusually concentrated at the top of the tower. Floors 28 and 29 carry the main pools, fitness rooms and lounges, using height and open views as part of the daily resident experience rather than leaving the best shared spaces at ground level.

The apartment mix is easier to understand once Simplex and VERTIPLEX are separated. Conventional Simplex homes start at 35 sqm: the standard one-bedroom is 35 sqm, the one-bedroom-plus format is around 43.5 sqm, two-bedroom plans run broadly from 62 to 95 sqm, and the three-bedroom reaches 130 sqm. VERTIPLEX is a different proposition. AP's August 2026 release describes these homes as having a 4.45-metre double-volume ceiling, with published sizes from 35 to 127.5 sqm; the brochure breaks them into Types G through L. A buyer who wants an efficient, conventional layout should compare the Simplex plans first. Someone who values ceiling height, visual drama and a more house-like sense of volume may prefer VERTIPLEX, but should judge the actual plan rather than assume that the same floor area delivers the same usable experience.

Pricing now reflects two distinct channels. AP Thailand's current project page starts at THB 5.9 million for a one-bedroom and THB 7.9 million for a one-bedroom-plus unit. PropertyHub, meanwhile, refreshed a 35 sqm sixth-floor one-bedroom listing at THB 5.19 million on 28 August 2026. The lower figure is useful as a live market anchor, but it should not be presented as the developer's price or as guaranteed stock: a portal listing may be a private resale, assignment or a unit with different furnishing and transfer conditions. For a buyer comparing quotations, THB 5.19 million is evidence that lower asking prices exist in the market, while THB 5.9 million is the cleaner current public benchmark from AP. AP also said on 24 August that more than 85% of the project had been sold, which makes exact remaining inventory time-sensitive rather than something to infer from a general project page.

The case for RHYTHM Charoennakhon Iconic is therefore strongest for a buyer who wants a finished high-rise in one of Bangkok's most walkable river-adjacent pockets, rather than an early-stage launch promising what the neighbourhood might become. It still needs unit-level due diligence. Three items should be settled before money changes hands: who the seller is and what title is being transferred, whether foreign freehold quota is available for that specific unit, and what payment schedule applies now that the building is complete. Public portals show reservation deposits ranging from THB 50,000 to THB 200,000 and a 12% construction-era instalment, but these schedules conflict and are not confirmed on AP's current ready-to-move page. For a 2026 purchase, a fresh unit-specific payment sheet is more useful than recycling an old off-plan schedule.

Ownership format

Units are sold under Thailand's condominium ownership regime. A foreign buyer can register freehold only while the building remains within the foreign-ownership quota of no more than 49% of total unit area. Quota availability must be confirmed for the selected unit before purchase; no current specific to the project leasehold terms were found publicly.
