CMC now labels the project sold out, while the secondary market remains active: PropertyHub showed numerous units for sale and rent through September 2026, with the lowest visible asking price around THB 2.6 million for a one-bedroom unit of roughly 30 sqm. That number is a market floor, not a project price list. Some lower-priced apartments are sold with a tenant, and resale stock varies materially in renovation, furnishings, floor, outlook and quota status. A buyer therefore has to compare individual units rather than assume that two apartments with the same bedroom count are equivalent. The upside is transparency: the building, common areas and surrounding streets already exist, so most of what matters can be inspected before money changes hands.
The project also needs careful name matching. Bangkok Feliz @ Krungthonburi Station is another CMC condominium nearby and is regularly mixed into searches for Bangkok Feliz Sathorn-Taksin. It is a separate development with a different unit count and different plan ranges. For the subject of this dossier, the consistent location is Soi Krung Thon Buri 5 in Khlong Ton Sai, Khlong San. Any resale listing that uses only “Bangkok Feliz near Krung Thon Buri” should be checked against the address and the condominium name on the title deed before it is treated as stock in this building. The nearby 79-unit project is excluded from the specifications below and is referenced only to explain the identity risk.

Connectivity is the clearest reason to look at the building. CMC markets it as about 90 metres from Krung Thon Buri station; FazWaz describes a walking route of roughly 180 metres, while DDproperty produces a longer map estimate. Those figures likely reflect different start points and mapping methods. What matters in practical terms is that the project sits inside Soi Krung Thon Buri 5 very close to Krung Thon Buri Road and the rail network, rather than relying on a future station or shuttle. The final approach is still worth walking at rush hour and in the evening. A short distance on a map does not tell you whether the pavement, traffic crossings, heat, noise and lighting work for your daily routine.
Most current project databases describe a single eight-storey low-rise building completed in 2014. CMC’s own corporate history records a 2014 launch, and the present developer page still carries the project as a sold-out legacy scheme. For a resale buyer, the age is neither automatically a weakness nor a virtue. It simply changes the due-diligence question. Instead of asking whether the developer can finish the building, you can inspect how well the condominium has aged: lifts, waterproofing, pool equipment, exterior paint, corridors, security systems and the standard of juristic-person management. Inside the unit, air-conditioning, built-in cabinetry, bathrooms and kitchens may have had very different maintenance histories. A good apartment in a ten-plus-year-old building can be a more predictable purchase than an untested new handover, but only if the condition and building finances are understood.

CMC’s project page lists security staff, an automatic vehicle barrier, key-card access, CCTV on every floor, a video door phone and digital door locks. Independent project profiles also describe a swimming pool, gym, sauna, landscaped areas and a rooftop garden. CMC originally promoted more than 3,000 sqm of common areas. For a 2026 buyer, the useful question is not whether those features existed in the brochure but how they operate today. A site visit should check the pool and plant rooms, gym equipment, lifts, roof areas and overall upkeep. Parking deserves the same caution: several sources report 93 spaces, while another resale database reports 40. Because the open data conflict, parking availability should be confirmed directly with the condominium juristic person for the selected unit.
Ownership is potentially straightforward for a foreign buyer, but only at unit level. DDproperty describes the project tenure as freehold, and current resale ads include examples labelled both Thai quota and foreign quota. Thai condominium law limits aggregate foreign ownership to 49% of the total condominium area, so a foreign purchaser needs to confirm that the selected unit can actually transfer within the foreign quota. The relevant evidence is not the project brand or an agent’s general statement: it is the condominium juristic person’s quota confirmation, the unit title and the transfer documentation. If the chosen apartment sits in Thai quota, it should not be marketed to a foreign buyer as though foreign freehold were automatically available.
At current asking levels, Bangkok Feliz Sathorn-Taksin occupies a practical niche: a completed low-rise building close to rapid transit with a relatively accessible resale entry point. It is less compelling for someone buying mainly for a new-build warranty, designer amenities or a developer payment plan. For owner-occupiers, the advantage is the ability to inspect the exact apartment and live route before committing. For rental investors, the existing rental market is useful evidence, but advertised rent should not be converted mechanically into a yield forecast. Vacancy, agency fees, common expenses, repairs, furniture replacement and the condition of the particular unit all affect the result. The building is mature enough that the quality gap between two apartments in the same project may matter more than a small difference in headline price.
Building management is a separate part of the decision in a condominium of this age. Public project pages confirm the amenity set, but they do not provide the current juristic-person budget, reserve balance, owner arrears, recent meeting minutes or a maintenance schedule. Before purchase, a buyer should obtain the current common-expense rate, confirmation that the selected unit has no outstanding charges, the building rules that affect renovation and letting, and information on major works already completed or expected. In an older low-rise project, those items can move the real cost of ownership more than a modest difference between two asking prices. A unit that is THB 200,000–300,000 cheaper can quickly lose that advantage if air-conditioners, cabinetry, waterproofing or bathroom fittings need replacement, while a slightly more expensive apartment may already have been renewed and cleared of outstanding fees. The sensible comparison is therefore not “same project, same bedroom count, lower price wins.” It is the condition of the apartment plus the condition and finances of the shared building.
