That keeps the entry size relatively accessible for a central Bangkok purchase. The compromise is equally clear: the smallest plans demand careful storage and furniture choices, and the project is not designed around three-bedroom family apartments.

Amenities with elevation

The main pool, fitness room and sky-bar facilities are concentrated on the 22nd floor, with further open-air river and city viewing areas above. This gives residents a shared panorama even when their apartment does not face the river. Buyers paying extra for a view should still inspect the exact orientation because the building's overall riverside story does not guarantee an unobstructed outlook from every unit.

A live resale market

By 2026, FLO appears both in Sansiri's active inventory and across major resale platforms. That gives buyers more price discovery and more finished units to compare than during the launch stage. It also means that headline prices are not directly comparable unless floor, view, furnishing, seller, foreign-quota status and transfer-cost allocation are matched first.

FLO by Sansiri is a completed urban condominium on Somdet Chao Phraya Road in Khlong San, on the west side of the Chao Phraya. It is not a true riverfront building sitting on the water's edge. The project is embedded in the neighbourhood, while the upper floors and shared spaces are positioned to capture river and city views. The practical proposition is therefore less about a romantic riverside label and more about the combination of Khlong San's older urban fabric, access to ICONSIAM, Khlong San station at roughly 350 metres, and relatively direct connections across the river toward central Bangkok. It makes most sense as a city base for someone who expects to use Bangkok every day rather than as a resort-style property.

The development is a single 22-storey residential building on about 3,200 square metres of land. Sansiri states 508 residences and parking equivalent to roughly 38% of the unit count. That is a fairly dense city-condo ratio, so buyers looking for a small, private building should not confuse FLO with a boutique scheme. The trade-off is a substantial common-area programme spread through the building: lobby and work-oriented areas at lower levels, landscaping, and the most visually attractive facilities at the top. In real use, lift waiting time, parking availability, resident traffic and how busy the pool or gym feels at peak hours may matter more than the design concept, which is why an on-site visit is especially useful now that the project is finished.

As of August 2026, Sansiri describes FLO by Sansiri as ready to move and still keeps it in the active condominium catalogue. That removes a major layer of construction uncertainty: a buyer can inspect the actual entrance, traffic noise, common areas, corridor condition, natural light and the view from a specific unit. Completion also creates a mixed market. Developer-held inventory can sit alongside owner resales and agent listings, and current portals already show a deep set of sale and rental advertisements. Two units with the same nominal layout may therefore have different furniture packages, transfer costs, ownership quota status and seller motivation. The seller behind the unit is now part of the due diligence.

The official unit programme is compact. Standard one-bedroom residences start at 24.50 square metres, while the largest official two-bedroom range reaches 64 square metres. Sansiri also lists high-ceiling versions of several one- and two-bedroom layouts. This is a product aimed more naturally at singles, couples, pied-à-terre buyers and the urban rental market than at households needing three bedrooms, a large enclosed kitchen or extensive storage. Within the one-bedroom category, the difference between a 24–25 square metre plan and a 29–35 square metre plan is meaningful in day-to-day life, so buyers should look at furniture placement, storage, kitchen width and circulation rather than treating every one-bedroom as interchangeable.

A defining feature is the concentration of amenities high in the building. The 22nd floor carries the swimming pool, gym and sky-bar space, with rooftop areas above for river and city viewing and outdoor activity. The pool is published by Sansiri as approximately 25 metres long. Those shared views are useful because not every apartment has a clear Chao Phraya outlook; orientation and floor level matter materially. A lower city-facing unit can still benefit from the rooftop experience, but a buyer paying a premium for a river-facing apartment should inspect the exact sightline rather than relying on the building's general riverside positioning.

Location is best understood as part of the Khlong San–Charoen Nakhon corridor. Sansiri places Khlong San station about 350 metres away and ICONSIAM at around one kilometre, with hospitals and everyday services also close by. Across the river are Yaowarat, Talat Noi, Bang Rak and the wider Sathorn-Silom business area. The project is not in Sukhumvit and it is not on a central Sathorn office street, so the value of the address depends heavily on a buyer's real commute. Anyone working east of the river should test the morning and evening route, including transfers and traffic, rather than assuming that a short map distance translates into a consistently short journey.

Sansiri's Thai project page currently shows a starting price of THB 2.69 million. Fresh secondary-market advertisements in late August 2026 are already spread above that level for many compact units, while larger, higher-floor and view-oriented apartments can be materially more expensive. These figures should not be blended into a single project 'average' because the seller, fit-out, floor, orientation, ownership quota and urgency of sale can all change the economics. For the registry, THB 2.69 million is best treated as a current lower developer anchor, not as a promise that the buyer's preferred unit will be available at that price.

For a foreign buyer, the legal question sits at unit level. Thai condominium law allows qualifying foreigners to hold condominium units freehold within the statutory foreign quota, capped at 49% of the registered condominium area. Market listings at FLO include units advertised as being in the foreign quota, which shows that foreign freehold ownership exists in the project, but it does not make every unit automatically eligible. Before reservation or transfer, the buyer should confirm the quota position of the exact unit, the identity of the seller and the transfer documentation. A finished building makes physical due diligence easier; it does not remove the need for legal and quota checks.

Ownership format

A foreign buyer may hold a condominium unit freehold only within the statutory foreign quota of 49% of the registered condominium area. The selected unit must be confirmed as available within that quota; any alternative structure requires a separate review of the actual contract and title documents.

Location

  • Sansiri publishes Khlong San station at roughly 350 metres. It is a short urban walk on paper, but buyers should physically test the route because heat, crossings and pavement quality materially affect perceived walkability in Bangkok.
  • ICONSIAM is published at around one kilometre. It covers a large share of shopping, dining, entertainment and service needs, while also contributing to heavier traffic around the Charoen Nakhon corridor.
  • Somdet Chao Phraya Hospital is shown at roughly 350 metres and Taksin Hospital at about 450 metres on the developer's location information.
  • Across the river are Yaowarat, Talat Noi, Bang Rak and the wider Silom–Sathorn employment districts. Access is strong for the west bank, although the real journey depends on transfers and road conditions.
