SENA places the future Dao Khanong MRT station on the southern Purple Line extension at roughly 650 metres from the project. If the line opens on the current public schedule, that should materially improve rail connectivity. Until it is operating, the station is future upside rather than an existing commuting benefit.

The project has a fresh public progress trail: 56% overall in August 2026, with separate structural, architectural and M&E figures. That is more useful than a generic “under construction” label, but it also confirms that handover has not yet reached the certainty of a completed and registered condominium.

It should not be confused with Flexi Sathorn - Charoennakorn, a different SENA project with a similar name; several portal listings blur the two, which makes identity checking unusually important here. This dossier covers the high-rise on Charoen Nakhon 70. SENA’s current legal disclosure names Sena HHP 32 Co., Ltd. as the land owner and project operator, while Flexi is the consumer-facing brand developed by SENA with Hankyu Hanshin. A buyer may therefore see SENA in marketing and a different group company in the sale contract, and the contract entity should match the current project disclosure.
The project’s strongest physical idea is the Chao Phraya river bend rather than a resort-style claim of direct waterfront ownership. The tower sits on Charoen Nakhon Road and pushes a substantial share of its common areas upward, where the pool, gym, lounge and work spaces can use the height and river outlook. That matters even for buyers whose own units do not have the best orientation: the shared top floor still creates access to the skyline and river. The view from a particular apartment is a separate question, however. Floor, direction, neighbouring plots and future obstructions should be checked against the actual unit plan rather than inferred from the project name.

This is not a large-family project in terms of private floor area. It makes more sense for a single resident, a couple, a remote worker who values shared work space, or a small household willing to trade internal space for a newer high-rise, views and communal facilities. Plan codes also matter because public catalogues use several A, B, C and D variants, and two listings described casually as “one bedroom” may not be equivalent.
Units are marketed as furnished rather than bare shells. Reviews refreshed in 2026 describe built-in kitchen elements, hob and hood, bathroom fittings, air-conditioning and core furniture. That can reduce the amount of work before occupation, but “fully furnished” should not be treated as a universal specification across every unit or every seller. The project now has a mixture of developer stock, contract assignments and owner/agent listings. Furniture packages, appliances and handover obligations can vary between those routes even when the floor plan is the same, so the inventory list attached to the contract is more important than the headline label.
Parking is a practical limitation rather than a hidden footnote. SENA states a parking ratio of about 41% of the residential count, excluding double parking, and also advertises EV charging spaces. In a 700-unit tower, that ratio can materially affect daily life if a household expects to keep a car on site every night. Buyers who drive should ask how spaces will be allocated, what guest rules will apply and whether access is first-come-first-served after the condominium juristic person is formed. Buyers without a car have a different issue: they need to test today’s public-transport routine instead of pricing the apartment as if the future MRT station were already operational.
Transport is where the project has both a credible upside and an obvious timing caveat. SENA highlights the future Dao Khanong MRT station on the southern extension of the Purple Line and quotes roughly 650 metres from the project. That can become a meaningful advantage for Charoen Nakhon 70, but in August 2026 it remains future infrastructure. The address currently relies on Charoen Nakhon Road and road connections toward Rama III, Sathorn and the wider west-Bangkok network. Anyone planning to move in without a car should test the route to operating BTS, buses and other transport now; a future rail line should be treated as optional upside until it is actually open.
The most important due-diligence point is the construction timeline. SENA’s current project disclosure says work started in Q3 2024, completion is expected within 2027 and the development will be registered as a condominium after construction is finished. The August 2026 progress update reports 56% overall completion, with structural work at 85%, architectural work at 32% and M&E at 47%. On that evidence the correct status for this dossier is under construction. That specific to the project information is more useful than portal cards that still show “completed 2026” or promotional copy that can sound as though handover is much closer.
There is, unusually, an inconsistency inside SENA’s wider corporate reporting as well. Company disclosures for year-end 2025 and Q1 2026 list Flexi Riverview Charoennakorn among completed projects, yet the live project page in August 2026 still shows active construction and a legal completion target in 2027. We do not average those statements into a guessed date. For a buyer, the specific to the project legal disclosure and dated construction progress are the safer operational reference, while the corporate classification should be raised explicitly before signing if the planned transfer date is important to financing, tenancy or a move schedule.
As of 28 August 2026, SENA is advertising a starting figure of THB 2.09M for five named units, with the campaign stated to end on 31 August or earlier if those units are sold. Active resale and assignment inventory appears around and above that level, which makes THB 2.09M a lower anchor rather than a representative price for any available apartment. In this project, a price comparison only becomes useful when it is paired with floor, orientation, view, remaining contract payments and seller type. A developer unit and an assignment can carry very different payment mechanics even if their total advertised prices look similar.
For a foreign buyer, the condominium format can provide a cleaner ownership route than land or a standalone house, but the details still matter. Units are marketed as freehold, while Thai law limits foreign direct ownership to 49% of the aggregate unit area in a registered condominium building. That does not mean every available unit can automatically be registered to a foreign buyer. The building is still under construction and condominium registration is scheduled after completion, so quota availability, remittance documentation and title readiness need to be checked for the selected unit. If foreign quota is unavailable, leasehold is a common alternative in Thailand, but the public project materials do not set out a standard leasehold structure for these units.
Taken as a whole, Flexi Riverview - Charoennakorn is compelling because four elements line up: an entry point in the low-THB-2M range, compact apartment sizes, high-level communal facilities built around river views, and the prospect of a future Purple Line station within walking distance. Its constraints are just as concrete: construction is ongoing, completion information has conflicted across public sources, parking is limited, and the future MRT does not yet replace an operating rail connection. It belongs on a shortlist for buyers with a medium-term horizon who accept those conditions. Buyers who need immediate occupation and a fully settled handover record should compare it directly with already registered and occupied projects in the same budget band.

Ownership format
The project is marketed as a freehold condominium. A foreign buyer can hold a unit in direct freehold only within the statutory foreign quota, capped at 49% of the aggregate unit area in the registered building. If quota is unavailable for the selected unit, leasehold is a common alternative in Thailand, but this project does not publish a standard leasehold structure; the exact tenure must be verified in the contract.
