The trade-off is that an older condominium has to be judged on maintenance, unit condition and future repair exposure rather than headline price alone.

The original layout is a compact one-bedroom of roughly 28.0–28.5 sqm. It is easy to understand for a single resident, couple or rental tenant and does not require a large purchase budget. The same compactness becomes a limitation for families, two people working from home or anyone who expects generous storage and living space.

Mature urban setting

The project sits in a long-established Ramkhamhaeng corridor rather than a speculative new district. Daily services and transport connections already exist, and the Airport Rail Link is accessible within the wider neighbourhood. Buyers should still test the walk and road crossings themselves; this is not a station-front building despite being reasonably connected.

Current project directories consistently describe five eight-storey buildings and 1,114 units, while the resale market remains active in 2026. That changes the way the project should be assessed. There is no off-plan construction risk or developer handover promise to evaluate; the relevant questions are the physical condition of the selected unit, the quality of the condominium juristic person, actual common-area upkeep, recurring costs, title documents and the seller's ability to transfer clean ownership.

The name is more confusing than the physical project. The same development appears online as dcondo Ramkhamhaeng, D Condo Ramkhamhaeng and dcondo Ramkhamhaeng 9. PropertyHub explicitly lists the 'Ramkhamhaeng 9' version as an alias, and multiple databases converge on the same 1851 Ramkhamhaeng Road address, five buildings, eight floors and 1,114-unit scale. dcondo Ramkhamhaeng 64 is not another spelling of this project. It is a separate Sansiri development with a different address on Ramkhamhaeng 64/2, its own launch history and different project statistics. A resale buyer should therefore make sure that the reservation agreement, title deed copy and juristic-person certificates all point to the 1851 Ramkhamhaeng Road condominium.

Some agents label these small units as studios and others as one-bedroom apartments, so listing terminology is not reliable enough to establish the legal or physical layout. A buyer should look at the registered unit plan and the actual room rather than relying on a portal filter. The format can work well for a single resident, a couple or a tenant who values location over internal space. It is much less forgiving for a household that needs separate work areas, substantial storage or long-term family use.

The location is an established inner-east Bangkok corridor rather than a new destination being created around one project. The condominium sits directly on Ramkhamhaeng Road in Hua Mak, surrounded by mature retail, education, healthcare and sports infrastructure. Open mapping places the Ramkhamhaeng Airport Rail Link station at roughly a kilometre from the project as the crow flies. The real walking route is longer and depends on road crossings and the building exit, so this is better described as access to the rail link than a true station-front condominium. For buyers who regularly use Rama IX, Sukhumvit 71, Phetchaburi or the airport corridor, the location is practical; for someone who wants a short, shaded walk to mass transit every day, it needs an on-site test.

Amenities listed across the more consistent project sources include a swimming pool, fitness area, garden, parking, lobby, security, CCTV and access control, with some sources also mentioning shuttle service and on-site retail. At a project of this age, however, the checklist matters less than maintenance. The condition of lifts, pool equipment, waterproofing, corridors, façades and parking systems can have a larger effect on ownership experience than whether an amenity existed in the original brochure. PropertyHub records a THB 50 per square metre common fee and shows a structural inspection status marked safe with an update dated 10 April 2025. Those are useful reference points, not substitutes for the latest juristic-person budget, arrears position, reserve fund information and major-repair plan.

Project history also clarifies the developer identity. Sansiri's 2010 corporate filing places the development under Sansiri Land Co., Ltd. within the Sansiri group, while modern consumer portals usually shorten the developer field to Sansiri. That distinction is useful in due diligence because a brand name and the original project company are not always the same legal entity. The same filing records 1,114 units on a 10-rai-3-ngan-77-square-wah site, whereas a later Sansiri investor presentation uses 1,120 units. The difference is small but should not be smoothed over by assumption. For a current project page, 1,114 is the more defensible public figure because it is repeated by the main present-day property databases, with the historical discrepancy kept as a documented limitation.

The resale market gives buyers real-world price evidence, but portal numbers still need interpretation. In September 2026, DDproperty showed an active sale range starting around THB 1.4M, while FazWaz showed units from roughly THB 1.7M and rentals from THB 8,500 per month. Those figures come from different listing pools and can move quickly as stock changes; they are not a valuation and they should not be turned into a promised yield. Floor, renovation quality, furniture, outlook, tenant occupancy, seller urgency and tenure eligibility can all create meaningful differences between two units of similar size. A sensible comparison uses several like-for-like units and then adds transfer costs, any immediate refurbishment and the condominium's actual ongoing charges.

Due diligence on an individual resale unit is straightforward but should happen before a non-refundable reservation payment. The buyer should review the unit title deed, seller identification, a debt-free certificate from the condominium juristic person and, for a foreign buyer, confirmation that foreign quota is available for that unit at transfer. In an older development it is also worth asking for recent co-owner meeting minutes, reserve-fund information, major repair plans and any known building-level works. The registered unit area and number should match the listing, and furniture, appliances and any continuing tenancy should be written into the contract rather than assumed from photographs.
