Why this project is worth a look
Completed and inspectable
The project was completed in 2025 and now operates as a normal condominium rather than a construction proposition. A buyer can inspect the actual unit, common areas and building condition before committing. The other side of that certainty is that Sansiri’s primary inventory is sold out, so every available deal is shaped by an individual resale owner.
Practical North Pattaya
The location works through access to retail, hospital services, the bus terminal and main roads rather than beachfront frontage. Published project information places Terminal 21 Pattaya at about 1.3 km, Lotus’s North Pattaya at about 750 m and Sukhumvit Road at about 1.3 km. That is useful for daily living, but it should not be mistaken for a walk-out beach address.
Low entry ticket
The lowest active asking price we found on 18 Aug 2026 was THB 1.39M for a 24.8 sqm unit. That listing does not state foreign-quota status, while explicitly advertised Foreign Quota units appear at higher prices. The low nominal entry point is therefore real, but an overseas buyer should budget only after filtering for a unit that can legally transfer in the required ownership form.
Easy unit comparison
The original product range is essentially two sizes: compact 24.5–25.75 sqm homes and a 38.25 sqm One Bedroom Plus. That makes secondary-market comparison relatively transparent and limits the amount of marketing relabelling a buyer has to decode. It also means the project is not a natural fit for a household that genuinely needs two full bedrooms.
Functional common areas
The facilities we can confirm are a lobby, co-working space, garden, gym, parking, security, CCTV and EV charging. That is a sensible urban-residential package, not a resort inventory list. We deliberately exclude disputed pool, sauna and shuttle claims that appear in broader portal databases but are not consistently supported by specific to the project sources.

Vay Pothisan 2 is a compact eight-storey Sansiri condominium in North Pattaya, in Na Kluea near Phothisan Road and Pattaya Sai 3. It is a separate second development in the VAY line, not an alternative spelling of the earlier Vay Pothisan. The distinction matters because both names appear in resale databases and listings are easy to mix up. Vay Pothisan 2 has its own 245-unit building and a 2025 completion date; it is also listed as Vay Phothisan 2 and Vay Pothisan II. The building is finished and Sansiri now marks the project sold out, so a buyer in 2026 is shopping the secondary market rather than choosing developer inventory or a developer payment plan.
The physical product is straightforward: one low-rise building on roughly one rai of land, eight floors and 245 residences. The original plan set is deliberately narrow. Types 1A and 1AM are about 24.5–25.75 sqm, while type 1B is 38.25 sqm. Launch material describes the smaller homes as one-bedroom units and the larger layout as One Bedroom Plus with an additional multipurpose room. Resale portals do not always preserve that naming. Some call the 24–25 sqm homes studios, while some agents promote the 38 sqm plan as a two-bedroom. For due diligence, the original type code and floor plan are more useful than a listing headline: there is no project-document evidence for a separate official studio range or a conventional two-bedroom range.

The site connects quickly to North Pattaya Road, Sukhumvit Road and the motorway corridor toward Chon Buri and Bangkok. Published project profiles place Lotus’s North Pattaya at about 750 metres, Terminal 21 Pattaya at about 1.3 km, the North Pattaya bus station at about 1.2 km and Bangkok Hospital Pattaya at about 1.5 km. Those are source-published distances, not measurements produced for this dossier. In practical terms, everyday retail, transport and medical services are close. The trade-off is equally clear: the building is not on the beach, and buyers who want a walk-out Wongamat or beachfront lifestyle should compare it with projects closer to the coast rather than assume that every North Pattaya address offers the same experience.
The common areas are functional rather than resort-heavy. The specific to the project sources that agree with one another support a lobby, co-working area, communal garden and recreation space, gym, parking, CCTV, 24-hour security and an EV charging point; one detailed project profile also states that the building has two lifts. Broader portal databases conflict on additional amenities. Some auto-populated lists add a swimming pool, sauna, shuttle, children’s areas and other facilities that do not appear in the detailed Vay Pothisan 2 project description or in the more conservative FazWaz and DDproperty profiles. We therefore leave those disputed items out. If a pool or another specific facility is a must-have, verify the current juristic-office facility list before placing a deposit.
Pricing is now set by individual owners. On 18 Aug 2026, PropertyHub showed a 24.8 sqm second-floor unit at THB 1.39M, furnished and ready to move in, but without a stated foreign-quota status. Other small units around 24.75–25 sqm have been marketed around THB 1.6M–1.8M, including listings explicitly labelled Foreign Quota. DDproperty showed a small set of live offers around THB 1.67M–1.69M on the same check date. These numbers should not be treated as a single project price list. Floor, renovation, furniture, tenant status and ownership quota all change the economics of a resale. The THB 1.39M figure is useful as the lowest visible market anchor we found, not as a promise that any unit — particularly a foreign-quota unit — can be bought at that level.
For an overseas buyer, ownership quota is the decisive legal filter. Thai condominium rules allow foreign freehold ownership only within the statutory foreign quota, capped at 49% of the aggregate unit area of the building. Vay Pothisan 2 does have resale units explicitly advertised as Foreign Quota, so foreign freehold is a real form seen in this project. It is not automatically attached to every listing. Before a deposit, the buyer should verify the title of the specific unit, obtain confirmation from the condominium juristic person on foreign-quota availability and make sure the purchase funds and transfer process meet registration requirements. A cheaper Thai-quota listing is not directly comparable with a unit that can already transfer to a foreign purchaser in freehold.
The project is also visibly used as a rental property. Secondary-market databases contain rental offers, and at least one current FazWaz sale listing for a small unit states that it is tenant-occupied into 2027. That is useful evidence that the building has real rental activity, but it is not evidence of a guaranteed yield. Marketing yield claims are deliberately excluded here. An investor should underwrite the actual unit: current rent, tenancy term, payment history, furniture condition, management costs and the purchase price for the correct ownership quota. A tenant in place can be a benefit or a constraint depending on the buyer’s plan, so the lease should be reviewed rather than treated as an automatic premium.
Overall, Vay Pothisan 2 makes most sense as a relatively affordable, modern, completed city condominium in North Pattaya. Its proposition is simple: compact apartments in a recent Sansiri building, close to major roads and daily amenities, with enough common infrastructure for normal residential use. Its limitations are just as important. The unit mix is narrow, the small layouts are genuinely small, developer inventory is gone, and foreign-quota status can materially change what an overseas buyer can actually purchase. The sensible buying sequence is therefore to choose the layout first, filter for the correct ownership form second, and only then compare floor, view, furnishing, tenant status and asking price across like-for-like resales.

Ownership format
A foreign buyer can hold a condominium unit as freehold only within the foreign ownership quota, capped at 49% of the aggregate unit area in the building. Vay Pothisan 2 resale stock includes units explicitly marketed as Foreign Quota, but eligibility is unit-specific; if quota is unavailable, foreign freehold registration is not available and any alternative contractual structure requires a separate legal check.
Unit types & sizes
The most compact original layout. At this size it is best suited to one person or a couple who values a recent building and the North Pattaya location more than a large living room or separate office. Resale ads often call units of this size studios even though the original project classification is one bedroom.
The second compact plan sits in almost the same size band. When comparing resales, the exact plan, floor and position in the building can matter more than the small area difference between 1A and 1AM; condition, furnishing and ownership quota may have a larger impact on the deal than the type label itself.
The largest confirmed plan in the project: one main bedroom plus an additional multipurpose room. Some resale agents market it as a two-bedroom, but the original One Bedroom Plus label is more accurate. Buyers should review the plan and decide whether the extra room genuinely works as an office, child’s room or guest space for their use case.
Original project material classifies Types 1A and 1AM as one-bedroom homes even though resale portals often label the same 24.5–25 sqm size band as studios. Type 1B is officially One Bedroom Plus at 38.25 sqm with a multipurpose room; we found no confirmed separate range of conventional two-bedroom units. On 18 Aug 2026, small-unit resale asks were visible from about THB 1.39M to THB 1.8M, but meaningful comparison requires matching ownership quota, condition, furnishing and tenant status.
