Why this project is worth a look
Compact project scale
One building, eight floors and 139 residences make the project easier to understand than a multi-tower resort with separate phases. For an owner-occupier, that may feel more residential, although actual crowding in the pool, coworking space and rooftop areas cannot be judged until the building is operating.
More than micro-units
The range stretches from 26.83–29.74 sqm studios to a published 75.40 sqm three-bedroom layout. The 1+1 format is particularly relevant for remote workers because the extra room can separate work from the main living area without requiring a much larger apartment.
Work-and-wellness mix
Coworking, private call rooms, fitness, Pilates, sauna, cold plunge and a rooftop jacuzzi are designed around daily routines rather than holiday use alone. If delivered as presented, the amenity mix should be most useful to long-stay residents who actually work, exercise and socialise in the building.
Pet-friendly positioning
The project is marketed as pet friendly, with selected ground-floor homes receiving private garden access. That is a meaningful distinction in a condominium market where pet rules vary widely, but buyers should still verify the future juristic-person regulations, including permitted species, size limits and use of common areas.
Early-stage trade-off
Buying before verified construction begins can offer lower entry pricing and a longer instalment period, but it transfers more execution risk to the buyer. The project only makes sense on that basis if the permit, sale contract, legal counterparty and payment protections are strong enough to justify the wait to 2028.
About the project
Level Pratumnak is relatively small by current Pattaya new-build standards: one eight-storey building with 139 residences. That matters more than the “boutique” label. Buyers are not choosing between several towers, hundreds of floor-plan variations and separate completion phases; the project is a single compact building with one shared amenity package. For an owner-occupier, that can feel more manageable than a large resort compound. The trade-off is timing. As of mid-August 2026, the residence is still an early-stage purchase rather than a building you can inspect in finished form, with handover targeted for the third quarter of 2028.
The site is on Pratumnak Hill, the residential strip between South Pattaya and Jomtien. Current descriptions place it between Pratumnak Soi 5 and Soi 6; published address material also uses the plus code WV78+78Q and the wording “Thappraya Soi 5.” In practical terms, this is a hill neighbourhood rather than a beachfront site or a Walking Street address. It suits buyers who like Pratumnak’s mix of local cafés, restaurants, small shops and relatively easy access in both directions. Sea-view marketing should still be treated unit by unit: outlook will depend on floor, orientation and what may be built around the site in the future.

The most important fact about the project today is its development stage. Several current profiles still describe Level Pratumnak as being at construction-permit approval stage, while another current project profile says construction is scheduled to start in March 2027. Those statements are compatible with a pre-sale launch, but they do not support calling the project “under construction” in August 2026. A buyer entering now is accepting permitting and execution risk as well as normal off-plan completion risk. Before a meaningful payment, the permit, land documents, sale contract, payment triggers and the legal entity receiving funds deserve the same attention as the floor plan.
Market sources consistently identify Alza Real Estate as the developer brand. ALZA Real Estate & Development Co., Ltd. also appears in current Thai corporate data as an active Chon Buri company registered in February 2023. What is not clear from the public material is whether that company is itself the project company, whether a separate special-purpose vehicle will sign the sale agreements, and which legal entity owns the land. This distinction is not unusual in development, but it matters to due diligence. The marketing brand is sufficiently clear for project identification; the contractual counterparty still needs to be established from the actual reservation and sale documents.
The unit range starts with studios of 26.83–29.74 sqm. One-bedroom homes are published at 40.51–42.05 sqm, while the 1+1 layouts span 39.22–46.56 sqm and add a flexible extra room that may work as a study or compact second sleeping area depending on the plan. Two-bedroom layouts run from 42.90 to 74.05 sqm, and the published three-bedroom format is 75.40 sqm. That is a useful spread in a 139-unit building: there is a genuinely low-ticket compact product, but the project is not limited to micro-units. For longer stays, plan efficiency and storage are likely to matter more than the bedroom label alone, particularly in the smaller two-bedroom formats.
The amenity programme is aimed at people who expect to spend real time at home rather than use the condo only as a place to sleep. The project advertises a coworking area, private call booths and high-speed internet infrastructure alongside a gym, Pilates room, sauna, cold-plunge zone, pool and relaxation areas. The roof is planned with a jacuzzi, barbecue area, summer kitchen, sun deck and lounge seating. Pet-friendly positioning is another differentiator: selected ground-floor residences are shown with private garden access. That combination could work well for remote professionals and long-stay residents, but the value of the amenity package will ultimately depend on build quality, operating rules and service charges once the condominium is completed.
The project website currently advertises an entry price of THB 1.89 million. Current market pages are higher, with lower anchors around THB 1.99 million and THB 2.4 million, while individual listed units vary much more. The correct way to read those numbers is not “the project costs THB 1.89 million,” but “the project has advertised inventory from that level.” Floor, view, size, furnishing, foreign-quota status and launch batch can all change the price materially. International buyers should compare actual foreign-quota units rather than headline Thai-quota or leasehold stock, because tenure can affect both price and resale options.
Payment terms need the same unit-level confirmation. The project website currently shows foreign-quota buyers paying 30% initially, 40% over 36 monthly instalments and 30% at key handover. Another current project profile publishes a different schedule: THB 100,000 reservation, 30% at contract, 40% across 26 months and 30% on transfer. The Thai-quota/leasehold schedules differ as well. For this dossier, the project-site schedule is treated as the primary public version, but neither web page replaces a signed payment schedule. The contract should state exact dates, what happens if construction milestones move, and when money becomes refundable or non-refundable.
Current sales material also quotes a common-area fee of THB 55 per sqm per month and a one-off sinking-fund contribution of THB 600 per sqm. Those are useful holding-cost inputs, but they are still pre-completion terms and should be reconfirmed in the final contract and condominium documentation. The project also promotes a rental programme and uses 7–8% return language. That number is not used here as an expected yield. Any guaranteed-rent offer is only as strong as its contract, payer, duration, exclusions and cost assumptions, so the investment case should be tested without relying on the headline percentage.
Strip away the return promises and the proposition is fairly easy to understand: a small Pratumnak building, compact but varied layouts, a work-and-wellness amenity package, pet-friendly features and a location between Jomtien and central Pattaya. The present weakness is execution visibility, not the concept. Buyers who prefer lower uncertainty may want to wait for a verified construction permit and visible site progress. Buyers deliberately entering at pre-launch should expect the early-stage risk to be compensated through pricing, payment flexibility or contractual protection rather than assuming that launch marketing alone creates value.

Ownership format
Foreign buyers may hold condominium freehold within the statutory foreign quota, capped at 49% of the aggregate unit area in the building. If that quota is unavailable, some stock may be offered on leasehold terms; the tenure of the selected unit should be confirmed before reservation.
Unit types & sizes
The smallest format in the project and the natural entry-level option. It can suit one resident or a lower-budget buyer, but long-stay usability will depend heavily on storage, desk space and the exact balcony arrangement.
A more comfortable long-stay option for a single resident or couple, with a separate bedroom and enough area to avoid turning one room into the entire home. Current listings include roughly 41–42 sqm examples offered in foreign quota.
A flexible layout for buyers who need a study, nursery or compact spare room without moving into a larger two-bedroom. The extra room should not automatically be treated as a full second bedroom; its usefulness depends on the individual plan.
This category has the widest size spread, from compact layouts around the low-40s and 50 sqm range to much larger plans. Families should compare room widths, bathrooms and storage rather than relying on the two-bedroom label alone.
The largest published standard layout, aimed more naturally at family or long-stay use than at the lowest investment ticket. Bathroom count, window placement and bedroom privacy should be checked on the specific plan.
