Why this project is worth a look

Completed and inspectable

The strongest case for Vay Pothisan on the resale market is that the product is already there. A buyer can visit the exact floor, listen for road or neighbour noise, see the view, inspect the lobby and lifts and then decide whether the seller's price makes sense. That removes construction-delivery uncertainty. It does not remove due diligence: a completed resale introduces different questions, including juristic-person debts, an existing tenancy, the current furniture inventory and whether the unit can transfer into foreign freehold.

Useful city access

This is an inland North Pattaya address rather than a beachfront one. Major everyday points are clustered relatively close: the published distances place a large supermarket at about 750 m, the bus terminal at 1.2 km, Terminal 21 and Sukhumvit at about 1.3 km and Bangkok Hospital Pattaya at 1.5 km. That pattern suits residents who use the city year-round or travel out towards Bangkok. Map distance should not be mistaken for an easy walk, though; pavements, crossings and the exact route deserve an on-the-ground check if you plan to live without a motorbike or car.

Simple unit choice

There are only two real layout concepts to compare. Most homes are compact open-plan units in the 24.50–25.75 sqm range; the 38.25 sqm 1B adds an enclosed bedroom and a separate multipurpose room. The limited range makes comparison easier, but the labels can mislead: the small 1A and 1AM homes were called one-bedroom in the developer table even though the plan does not enclose the sleeping zone. If a door between bedroom and living room is essential, the 1B is the relevant plan.

Practical facilities

Vay Pothisan spends its communal space on the basics: gym, co-working, garden, lobby, security and parking. We have not found a confirmed swimming pool. Some buyers will see that as a clear limitation; others may prefer not to buy into a large resort-style amenity package they would rarely use. The project works best when the apartment and urban address matter more than a leisure deck. Anyone buying primarily for a pool, beachfront atmosphere or extensive club facilities should compare other Pattaya projects first.

About the project

Vay Pothisan is a completed eight-storey Sansiri condominium in Na Kluea, in the northern part of Pattaya between the Pothisan, North Pattaya and Sukhumvit road network. It is one building with 280 homes, and its appeal is much more urban than resort-like. This is not a beachfront tower built around a large leisure deck. It is compact housing positioned close to everyday transport, retail and employment areas. Published project distances put Tesco Lotus North Pattaya at about 750 metres, the Pattaya-Bangkok bus terminal at 1.2 kilometres, Terminal 21 and Sukhumvit Road at roughly 1.3 kilometres, and Bangkok Hospital Pattaya at about 1.5 kilometres. That makes the project easier to understand as a practical city base or a secondary-market apartment than as a holiday-resort substitute. The building was completed in 2024, so buyers can judge an actual unit, its outlook, noise, corridors and surrounding development rather than buying from a construction promise.

The physical scale is deliberately modest. Vay Pothisan occupies about one rai and consists of an L-shaped eight-storey block. Homes run from the second through the eighth floor, with as many as 40 units on a typical residential level. There are 49 standard car spaces for 280 homes; a completed-building review also records 14 motorcycle bays and two EV charging positions. That parking ratio deserves more attention than a generic amenity list if you expect to keep a car. Two passenger lifts and two staircases serve the block. The basic arrangement is straightforward: shared spaces and parking at the lower level, compact residential floors above. Buyers who prefer a smaller building with fewer moving parts may like that simplicity. Buyers expecting expansive grounds, several pools or a resort clubhouse should recognise that this is a different product before arranging a viewing.

The apartment range is small but the labels need care. Sansiri's project table described the 1A and 1AM plans as one-bedroom units, covering 24.50–25.75 sqm, with the mirrored 1AM version at 24.75–25.25 sqm. The drawings themselves show no wall and door separating the bed from the living and kitchen zone. In practical terms these are open-plan compact apartments, and many current resale portals call them studios. The 1B plan, at 38.25 sqm, is materially different: it has a proper enclosed bedroom plus a second multipurpose room behind a sliding partition. That extra room can work as a home office, occasional sleeping space or storage, but it should not be confused with a conventional second bedroom. A finished-building review gives a ceiling height of about 2.50 metres. When comparing resale ads, the plan code and actual layout matter more than whether the seller ticks 'studio' or 'one bedroom' in a portal form.

Sansiri originally delivered Vay Pothisan as a furnished entry-level product. The published furniture package included the main pieces needed to occupy the home, such as a bed, wardrobe, sofa, dining and work tables and fitted kitchen elements, with the exact set varying by layout. The project is now sold out from the developer and the available stock is resale, so the original specification is no longer a reliable inventory for an individual apartment. Furniture may have been replaced or removed; appliances may have been added; some units are already tenanted. That is not necessarily a drawback. In a completed project you can ask for a current inventory, inspect wear and tear and compare several actual apartments before committing. For a compact condo at this price point, that unit-by-unit inspection is more useful than relying on an old brochure's furnishing promise.

The communal offer is practical rather than resort-heavy. Confirmed facilities include a lobby, co-working area, equipped gym, ground-floor garden and recreation space, Wi-Fi in common areas, parking, 24-hour guards and CCTV. The swimming-pool question is worth spelling out because the source material is inconsistent. One line of fitness-room copy in the developer brochure mentions views towards a garden and swimming pool, yet the official facility schedule and master plan do not include a pool, while current project directories also mark it as absent. We therefore do not treat a swimming pool as an available Vay Pothisan facility. Anyone for whom a pool is a must-have should assess the project on the basis that there is none unless the condominium juristic person can demonstrate otherwise. That distinction is easier to verify here because the building already exists.

Today this is a resale market, not a developer launch. PropertyHub showed seven active sale listings in its 18 August 2026 snapshot. The lowest fresh asking price was THB 1.59M for an approximately 26 sqm unit on the third floor being sold with a tenant; several other recently updated compact units were around THB 1.60M–1.69M, while other listings were higher. Those numbers are asking prices from individual sellers, not Sansiri's price list and not a promise that a transaction will close at the advertised amount. The old THB 1.19M launch price is historical context only. A useful comparison therefore needs to look beyond headline price: floor, outlook, condition, remaining furniture, tenancy, ownership registration, outstanding juristic-person charges and exactly what transfers with the apartment. A cheap tenanted unit and a vacant foreign-quota unit can have very different practical value even if their floor areas are nearly identical.

For a foreign buyer, the decisive legal check is attached to the individual unit. Thai condominium rules permit foreign freehold only within the statutory foreign-ownership ceiling of 49% of the total condominium unit area. Sansiri reported in 2024 that Vay Pothisan had sold out its foreign-customer quota during the primary campaign. That does not make every future resale unavailable to foreigners: units already held in foreign name can return to the market, and the quota can move as ownership changes. However, a portal tag saying 'foreign quota' is not enough on its own. Before paying a deposit, the buyer should obtain confirmation from the condominium juristic person that the selected apartment is eligible for foreign registration and verify the transfer documentation. At Vay Pothisan, this unit-level check matters more than a generic statement that 'foreigners can buy condos in Thailand.'

The navigational address is clear even though public directories disagree on the building number. Sources consistently place the entrance on Soi Pattaya Sai 3 in Na Kluea, Bang Lamung, Chon Buri, and the completed-building review gives Google Maps coordinates of 12.954174, 100.896627. Some directories print 570/281, while another major project profile uses 570/143. Rather than inventing a preference, this record uses the street-level address and exact mapped coordinates without a disputed number. That is sufficient to find the property. For a contract, bank file, registration or official correspondence, the postal number should be taken from the selected unit's title and the condominium juristic person's documents. Because this is a functioning completed condominium, that check should be treated as ordinary due diligence rather than an unresolved question about where the project is located.

Ownership format

Condominium freehold; a foreign buyer can register freehold only while space remains within the 49% foreign-ownership quota. Sansiri reported the primary foreign quota as sold out, so a resale unit's eligibility must be confirmed with the condominium juristic person before purchase.

This is the main compact format. The 1AM is the mirrored variant and sits within a narrower 24.75–25.25 sqm range. Sansiri's original unit table labelled these homes as one-bedroom, but the drawing does not place a wall and door between the bed and the living area. For a resale decision, the plan is more useful than the marketing label: kitchen, living and sleeping zones share one open volume, with a separate bathroom and balcony. Current sellers often list the same layout as a studio. Furniture and appliances should be checked in the actual resale unit because they may no longer match the original developer package.

Type 1B — 1 bedroom + multipurpose room
38.25 sqm
1 bathroom

The largest confirmed Vay Pothisan layout. Unlike the compact plans, the 1B has a genuinely enclosed bedroom with a hinged door plus a separate multipurpose room behind a sliding partition. That makes it more adaptable for a home office, occasional guest space or a small child's zone. It should still not be advertised as a conventional two-bedroom apartment: the developer documents call the second space a multipurpose room. The balcony sits off the kitchen side of the plan. This type appears less frequently in resale stock, so price, floor, condition and furniture depend on the individual apartment available at the time.

No conventional two-enclosed-bedroom plan has been confirmed. Resale portals alternate between 'studio' and '1 bedroom' for the 1A/1AM homes; the cards above describe the physical layout shown on Sansiri's drawings.
