Space that feels residential
The published project mix starts at 66–79 sqm for one-bedroom homes and 88 sqm for two bedrooms, with some larger resale units also appearing. That gives owner-occupiers room for distinct living, dining and storage areas rather than a hotel-room layout.
A fuller amenity set
Pool, gym, tennis, landscaped grounds, parking and security recur across several independent project profiles. The package can support everyday living, provided the buyer is satisfied with the present-day maintenance of the facilities rather than relying on an old specification.
An active resale market
Major portals carried listings refreshed in July and August 2026, so buyers can compare actual units instead of relying on historic project pricing. The meaningful comparison is between homes with similar quota status, renovation quality, size and building position.
Near the beach, not beachfront
Wong Amat Beach is reported at roughly 600 metres away. That can suit someone who wants the Wongamat area without paying only for a first-line address, but it will not satisfy a buyer who expects direct beach access from the property.
Quota visible in listings
Current resale advertisements include units explicitly marked Foreign Quota, while other listings leave quota status unstated. Ownership eligibility can therefore be screened early in some cases, but the final legal status still has to be confirmed against the selected unit's documents.
About the project
Wongamat Privacy is an established residential complex in Na Kluea, North Pattaya, reached from Soi Na Kluea 16/2. It is a completed 2008 development rather than an off-plan product, so there is no single developer inventory or standard sales package to evaluate today. Buyers are choosing among individually owned resale units, each with its own condition, ownership quota, renovation history and asking price. Across the better-known project profiles, 231 units and a resort-oriented amenity package are repeated consistently. Public records are less consistent on the number of buildings and whether the blocks are seven or eight storeys, which makes the exact building and unit documentation more useful than a generic project summary.
Space is one of the reasons the project continues to appear in resale searches. FazWaz's project specification lists one-bedroom layouts at 66–79 sqm and two-bedroom layouts at 88 sqm, figures that are generous next to many newer Pattaya condominiums aimed at compact holiday use. The live 2026 resale market is broader than that original mix. Listings include roughly 78–80 sqm homes described variously as studios or one-bedroom apartments, while two-bedroom units appear from the low-80s to above 100 sqm. That inconsistency is not something to smooth over. In an older condominium, units may have been altered over time, and portals may classify an open-plan apartment differently. The title deed and actual floor plan should settle what a buyer is purchasing.

The shared facilities are also more substantial than the minimal pool-and-gym formula found in many small projects. Multiple sources repeat a communal swimming pool, fitness room, tennis court, landscaped grounds, parking, security and CCTV, while FazWaz also lists a Jacuzzi, clubhouse functions and a children's area. The result is a development that can work for longer stays as well as holiday ownership. A resident can exercise, spend time outdoors and use the common grounds without leaving the property every time. The trade-off is that a 2008 complex has more common infrastructure to maintain, so the quality of management and the current condition of those facilities matter just as much as their presence on a brochure.
Despite the Wongamat name, this is not a direct beachfront condominium. FazWaz and Casa Pattaya place Wong Amat Beach at about 600 metres from the project. For many buyers that is still comfortably close to the sea, but it changes the daily experience: reaching the sand means walking through the neighbourhood rather than stepping out of a beachfront lobby. The position deeper inside the soi can also reduce exposure to the main Pattaya–Na Kluea road. It is best thought of as a near-beach residential location rather than a first-line address, which keeps expectations realistic when comparing it with towers directly on the coast.
There is genuine resale liquidity rather than a handful of stale legacy advertisements. When checked on 1 September 2026, PropertyHub displayed ten units for sale, with several listings refreshed between 16 and 27 August. The lowest visible asking price was THB 2.5M for a 75.7 sqm fifth-floor apartment refreshed on 7 August, although its listing did not state the ownership quota. A separate Dot Property listing, updated on 20 August 2026, offered a 79 sqm one-bedroom unit at THB 2.8M and explicitly identified it as Foreign Quota. For an overseas buyer, that distinction can matter more than the headline price difference.
Condition is the part of the value equation that a project-level profile cannot answer. A condominium completed in 2008 has had enough time for owners to renovate, reconfigure or simply use apartments very differently. Two units with the same floor area can therefore have completely different near-term costs. One may be move-in ready; another may need bathrooms, air-conditioning, electrical work, windows or a full interior refresh. Buyers should inspect the actual block as carefully as the apartment — corridors, lifts, moisture, odours, noise from plant equipment and the visible standard of common-area maintenance are all relevant in a mature development.
Public sources disagree on the common-area fee. FazWaz shows THB 30 per sqm, while Lazudi lists THB 15 per sqm. There is no reliable public explanation establishing whether one figure is outdated, applies to a different period or reflects a building-specific arrangement. A current juristic-person statement should therefore be treated as the operative source before a transaction. The same check should confirm whether the seller has any outstanding common fees, because an attractive asking price is less meaningful if arrears or near-term maintenance obligations appear later in the process.
The name is used in more than one operating context. Shining Star Group's own website presents Wongamat Privacy Residence as a hotel and serviced-apartment property, while real-estate platforms market privately owned condominium units in Wongamat Privacy. The available evidence points to one complex rather than a separate residential project and a separate hotel phase, but the mixed use is worth understanding. A buyer planning full-time occupation may care about short-stay traffic, housekeeping activity or the proportion of units used for rental much more than an investor who wants a holiday property with flexible demand.
This is therefore a project to judge unit by unit, not by launch-era branding. Its appeal comes from larger floor plates, a mature amenity set and a position within walking distance of Wong Amat Beach. Its risks are equally tangible: inconsistent public project data, a wide spread in individual unit condition and the need to verify the foreign quota rather than assume that every resale unit is available for foreign freehold. If those checks come back clean, Wongamat Privacy can offer a substantial amount of usable space for a North Pattaya budget that would buy a much smaller apartment in many newer developments. Buyers seeking a brand-new building, uniform fit-out and developer warranties will find a different proposition elsewhere.

Ownership format
A foreign buyer can hold condominium freehold only within the statutory foreign quota of 49% of the total condominium area. Outside available foreign quota, a foreign buyer cannot take condominium freehold; if a specific unit is offered on leasehold terms, the lease duration and contract need separate review. Current Wongamat Privacy resale advertising includes units explicitly marked Foreign Quota, while many listings do not state quota status at all.
Unit types & sizes
This is the range shown in the FazWaz project specification. Active 2026 listings include nearby sizes such as 65.73 sqm and roughly 79–80 sqm, so the actual layout and registered area should be checked for the chosen unit.
The original project specification shows 88 sqm. Resale two-bedroom listings span roughly 81–107 sqm, which may reflect later reconfiguration or a unit type that differs from the simplified project profile.
Fresh PropertyHub inventory includes 75.7 sqm apartments classified by the portal as studios, with one listing explicitly advertising foreign ownership. This type is absent from the simplified original project mix, making a title and floor-plan check particularly important.
The simplified project specification lists only one- and two-bedroom homes, while 2026 resale advertising uses a wider set of labels and sizes. This dossier does not force those listings into a single artificial typology; the selected unit's registered plan and title should control.
