There is no verified developer story to lean on. For this kind of older resale community, the transaction should stand or fall on the title, registered ownership, encumbrances, legal status of additions and the buyer’s ownership structure, not on portal branding.

The portal construction label conflicts with the property’s actual history: completed three-storey homes have long been in use, and a Thai government cultural-network record already used an address inside Mooban Rung Rueang on Soi Lat Phrao 80, Yaek 22 in 2012. For a buyer, that shifts the due-diligence focus away from construction delivery and toward the individual title, the physical condition of the house, alterations made over time and the terms of the resale transfer.
The community sits within the dense residential fabric around Lat Phrao 80 in Wang Thonglang. Addresses within the community use the 633/xx series, with confirmed examples including 633/7, 633/12, 633/44 and 633/86. The local road network connects toward Lat Phrao and the Ratchada/Pracha Rat Bamphen side of the district. The appeal here is urban practicality: multi-level landed housing inside Bangkok rather than resort amenities or a master-planned suburban lifestyle.

There is no reliable published master schedule of house types, but the resale stock gives a workable picture of what exists. One current five-bedroom, six-bathroom, three-storey townhouse has 170 sqm of indoor area on a 124 sqm plot. Another house in the village is described on 31 square wah with five bedrooms and five bathrooms, while a further example has a 33-square-wah plot, five bedrooms, six bathrooms and 170 sqm of usable area. Those are observed resale examples, not proof that every unit was built to one standard plan.
Pricing is equally property-specific. As of 10 September 2026, one active house is marketed at around THB 5.9 million, while a 2024 advertisement in the same village asked THB 5.5 million for a three-storey house. That does not establish a project-wide appreciation trend. In a mature townhouse village, renovation quality, frontage, parking, plot size, extensions and the condition of shared access roads can matter more than a nominal project average. The sensible comparison is therefore house against house, not one portal headline against another.
Common facilities appear limited. The village is advertised with 24-hour security, but there is no credible public evidence of a clubhouse, communal pool, gym or the broader amenity package associated with newer gated developments. One resale house was advertised with no common fee, yet that should not be generalized to the entire community without current documents. A buyer should confirm whether there is an active residents’ or juristic management structure, what security actually covers, who maintains the internal roads and whether any recurring contributions are due.
The main information gap is the development history. We could not verify the original developer, completion year, total number of houses, original master plan or official unit schedule. That lack of branding is not automatically a defect in an older Bangkok community, but it means the transaction has to be underwritten from primary property documents rather than from a developer brochure. The title deed, building ownership, house registration, registered encumbrances and any structural additions are materially more important than the portal project profile.
Foreign ownership needs particular care because this is landed housing. A townhouse is not equivalent to a condominium unit that may fall within the statutory foreign condominium quota. Thai land rules generally restrict direct foreign ownership, subject to narrow statutory exceptions and approvals. The legal position therefore has to be established for the specific plot and buyer: what land title exists, who can hold it, how the building itself is owned and whether the proposed structure is actually registrable. Nominee-company arrangements designed to circumvent land restrictions should not be treated as a routine ownership solution.
Ownership format
This is a landed townhouse, so a foreign buyer should not assume that the land can simply be registered in their own name. The title, the ownership of the building and the legally available structure for the land must be checked for the specific house; statutory exceptions allowing foreign land ownership are narrow and conditional.
