Why this project is worth a look

Distinct apartment sizes

A 29 sqm one-bedroom and a 46.8 sqm one-bedroom should not be compared on bedroom count alone. Layout efficiency, storage and the ability to spend time indoors change the proposition considerably.

About the project

A nine-apartment listing is unusual in the context of the large resort and villa developments often marketed around southern Bali. Dream Apartments 1 is presented as a compact apartment property in Pecatu, on the Bukit Peninsula, with both one- and two-bedroom layouts. That is a useful starting point, not a substitute for the actual building plan. A small residence may appeal to someone who does not need extensive resort facilities, yet the upkeep of shared spaces rests on a relatively small ownership or occupancy base. How those responsibilities are allocated is still undocumented in the material reviewed.

The location can be narrowed beyond the broad Uluwatu label used by some portals. Bali.RealEstate provides an address on Jl. Griya Alam Pecatu, within Perumahan Sahadewa, Pecatu, Kuta Selatan, Badung. Separate international property adverts use Jalan Sahadewa for apartments in the same named project. Neither a marketing address nor a geolocated search result establishes the legal boundaries of its plot, however. No independently verified site coordinates or project land-title extract were available, so the address should be used for orientation rather than treated as a surveyed parcel reference.

The project is promoted in connection with the Dreamland and Bingin side of Bukit. FazWaz quotes roughly 3.2 km to Bingin Beach. That figure says little about the condition of local roads or the actual journey at a particular time of day. Anyone expecting a beachfront apartment, or daily errands without transport, should verify the route on the ground. The appeal of this part of Bali depends heavily on the precise street and access, not just the familiar names used on listing pages.

The available unit descriptions are more informative than the lifestyle claims. One one-bedroom apartment is advertised at 29 sqm, while others are shown at 45.5 or 46.8 sqm; a two-bedroom, two-bathroom option is listed at 103 sqm. Those footprints imply quite different uses. The smallest is closer to a tightly planned holiday base, while a larger one-bedroom may accommodate longer stays more comfortably. The two-bedroom could serve a pair of occupants who need separation or people visiting together, provided its actual floor plan makes that possible. Advertised areas have not been reconciled against an approved plan or contractual measurement schedule.

Shared amenities are described rather than independently tested. Project marketing mentions a communal pool and a rooftop lounge; FazWaz separately lists parking, CCTV and 24-hour security. None of these entries shows whether the amenity is already operational, who pays for it, or whether an owner has unrestricted access. For an apartment building this small, recurring charges, repair reserves and management competence can materially affect the cost of holding a unit. No verified schedule of those charges was found for Dream Apartments 1.

Completion is less clear than a headline status badge suggests. FazWaz describes the development as completed in September 2025, yet Bali.RealEstate retains an off-plan classification and a first-quarter 2026 completion date. There is also a mismatch within the FazWaz inventory: the project summary refers to three floors, whereas individual apartments are advertised on a fourth floor. Those discrepancies may be stale data or differences in floor numbering, but neither explanation is established. A handover record and the building’s certificate of suitability for use have not been reviewed, so no completion status is asserted here.

The same caution applies to ownership. FazWaz individual listings use a 50-year lease description, while Bali.RealEstate labels properties in Dream Apartments 1 as freehold or Hak Milik. These words do not establish what an overseas buyer can legally acquire. Hak Milik is a specific Indonesian land title, not a generic synonym for permanent apartment ownership by a foreign national. A buyer would need to see the land title, the proposed unit-level agreement and the names of the parties involved before choosing between a lease-based acquisition and any other legally permissible structure. The information presently available is insufficient to settle that question.

Prices should be read as asking-price snapshots. For example, a FazWaz one-bedroom listing dated 2 July 2025 quotes IDR 1.95 billion for 46.8 sqm. Other indexed snapshots of the project page give different entry prices, while Bali.RealEstate quotes some units in US dollars. There is no sensible single conversion or blended market valuation to extract from those materials. A written, current quotation for an identified unit must separate the purchase consideration from furniture, taxes, common-area payments and any lease or transfer costs. It should also clarify whether the apartment is genuinely still available.

Orbita Investments is the developer brand associated with the property across listing platforms; the name also appears as Orbita Development & Investment. This identification does not establish the contracting Indonesian company, the registered landholder or the beneficiary of the buyer’s funds. Nor does the presence of other projects under the brand verify delivery of this one. Dream Apartments 1 is therefore a recognisable property offering with identifiable apartment sizes, but it is not yet a document-verified completed residence or a settled foreign-ownership proposition.

Unit types & sizes

Compact one-bedroom apartment

Listed with a sea view, which has not been independently checked from the apartment. At this size, the floor plan and storage arrangements are central to day-to-day usability.

Larger one-bedroom apartment

The quoted sizes relate to separate apartments, not a guaranteed tolerance for every unit. A FazWaz entry for 46.8 sqm describes it as unfurnished, so actual inclusions need to be itemised in the offer.

Two-bedroom apartment

Advertised as a substantially larger layout with two bathrooms. The contractual floor plan is still needed to establish room positions, any outdoor space and what finishes would be transferred.

Best for: An owner-occupier seeking a relatively small Pecatu apartment who can make an in-person assessment of street access, building condition and the actual room arrangement.; A buyer comparing a tight holiday base with a more workable longer-stay apartment, rather than treating all one-bedroom listings as the same product.; Someone comfortable proceeding only once title evidence, a unit-specific agreement, delivery records and a full cost schedule are available for review.; A purchaser who can treat portal prices as dated references and is willing to request a fresh written offer before committing funds.; Buyers who need verified beachfront access, a guaranteed ocean outlook or a reliable beach walk from the building.; Anyone requiring a fully documented handover and a settled foreign-buyer legal structure before examining the project in more detail.; Investors relying on projected rental returns, automatic management or assumed permission for short-stay letting without operating documents.; may not suit: .

What we confirm before booking

A short, project-specific list. We request these from the developer and go through them with you before any payment.

  • FazWaz advertises a 50-year contractual lease, while Bali.RealEstate labels units Hak Milik or freehold. No project land title, unit agreement, lease commencement date or verified entitlement for a foreign individual was available to resolve the conflict. FazWaz reports September 2025 completion and three floors but advertises apartments on a fourth floor. Bali.RealEstate instead gives Q1 2026 and an off-plan label. Actual handover and the authoritative number of storeys remain unverified. The advertised street address lacks a verified parcel point; a project-specific PBG, SLF and the Indonesian contracting developer entity were not established from accessible records. This is an evidence gap, not proof that the permits or entity do not exist.
