This is an active secondary market rather than a launch. The visible floor of roughly THB 5.2M belongs to a specific 95 sqm two-bedroom home, not a developer-wide starting price. Buyers can inspect and negotiate on a real unit, but legal ownership, outstanding common fees, furniture, equipment and handover condition all need to be checked property by property.

Space is one of the clearest reasons Grove Gardens still stands out. Current market evidence shows two-bedroom condominiums around 95 sqm and three-bedroom apartments around 150 sqm. The estate’s own accommodation material also lists three-bedroom townhouses with private plunge pools, while a current rental listing shows a three-bedroom house of about 220 sqm. Buyers should not treat size alone as value: in an older estate, the renovation history, waterproofing, air-conditioning, plumbing, furniture and individual owner maintenance can vary materially from one home to another. Still, for households that find newer 55–70 sqm two-bedroom units too compressed, Grove Gardens offers a genuinely different physical product.
The communal amenities are extensive for a development of this scale. Grove Gardens itself describes a layered swimming-pool complex with a Jacuzzi, tennis, a three-hole practice golf course, table tennis and a full gym. FazWaz also lists 24-hour security, parking, reception and spa facilities. Because this is an operating estate rather than an off-plan scheme, a buyer can inspect the actual pool, landscaping, gym, common areas and maintenance standard before committing. That makes the quality of current management and the estate budget more relevant than the original brochure specification.
The largest factual conflict concerns the completion date. FazWaz records November 2009, while a contemporaneous ScandAsia article from October 2006, based on an interview with Lars Ydmark, described Grove Gardens as Tri-Asia’s first real-estate project and said it had been finalised in 2006. The current Grove Gardens website simply says the estate has been part of Yamu since 2006. We retain 2009 as the main database date because it is the current structured project record, but the disagreement is material and is preserved below. For a buyer, the more important point is that Grove Gardens is a mature roughly two-decade-old estate where building condition, reserve funding and the maintenance history of the specific home deserve more attention than a three-year discrepancy in portal metadata.
Ownership format
There is no single ownership structure for every Grove Gardens home because the estate contains both condominium units and landed residences. A foreign buyer can hold a condominium unit in freehold only if foreign quota is available. The current two-bedroom resale on FazWaz is marked as Company ownership, while the three-bedroom apartment is marked Thai Quota. Land attached to a townhouse or pool residence cannot normally be owned directly by a foreign individual, so the legal structure has to be checked for the specific home rather than assumed from the project name.
Home types & sizes
The smallest clearly evidenced format in the current Grove Gardens market. It suits a couple or small family wanting a proper second bedroom without moving into a much larger landed home. A THB 5.2M resale was visible on 13 Sep 2026; that specific listing is marked Company ownership, so foreign freehold should not be assumed.
A large single-level apartment. The estate’s own website confirms 150 sqm for the three-bedroom format and describes open-plan living, a full kitchen, an ensuite main bedroom, balcony or garden depending on level, plus access to a roof terrace. A September 2026 resale around THB 7M is marked Thai Quota.
The landed format offers more privacy. Grove Gardens itself describes three-bedroom townhouses with expansive living areas, a private plunge pool and dedicated parking. A current rental listing supports roughly 220 sqm for one home, but the official site does not present that figure as a universal size for every townhouse, so it should not be applied to the whole category.
Grove Gardens is a mature resale estate, so exact floor areas, bathrooms, terraces, pools and fit-out condition can vary from home to home.
