Why this project is worth a look
Small-scale living
With only 17 homes, Lee Garden is easier to read as a compact residential estate than as a resort development. The public material confirms security and CCTV but does not show a large clubhouse, communal pool or extensive shared amenity programme. That changes the comparison set. A buyer should judge it against other practical family houses in East Pattaya: land, access, condition, estate management and everyday convenience matter more than lifestyle branding. The small scale also makes the community rules more important, not less. Before purchase, the buyer should understand who maintains internal roads and security, how common costs are collected and whether there are enforceable restrictions on alterations, parking or use. None of those operational details should be assumed from the project size.
Simple unit choice
The visible inventory revolves around one clear house type: three bedrooms, two bathrooms and 120 sqm indoors. For buyers who want a single-storey family home without a large building footprint, that simplicity is useful. The choice is mostly between plots rather than floor plans. Current listing data shows land parcels from about 246.8 sqm to 372 sqm, with the homes marketed unfurnished. That makes the site plan and title documents more relevant than the bedroom count, which barely changes across the pool. A THB 2.89M house and a house near THB 3.67M can have the same internal area but different land, frontage and surroundings. The portals do not provide a complete plot plan, so each property needs to be matched to its registered parcel before money is committed.
Road access first
Lee Garden works as a road-connected suburban address. Highway 36 is the defining piece of the location, with Motorway 7 connections relevant for wider travel. Regents International School Pattaya is listed at roughly 1.3 km, while the beach is materially farther away. This can suit households whose daily routine is built around school runs, commuting and driving across the eastern side of Pattaya. It is a weaker match for buyers who want to walk to the beach, nightlife or the central tourist belt. The distinction is more important than a generic claim that the location is 'convenient'. A sensible inspection should include the actual morning and evening drive, road noise at the chosen plot and access in both directions on Highway 36.
Low entry, full diligence
A sub-THB 3M asking price is attractive for a three-bedroom detached house, but it should not shorten the legal checklist. Lee Garden does not have a public primary-source price list or a project-standard contract package that we could verify. Because the estate is already completed, a listing may represent original stock, developer-held property or resale inventory. Each route produces a different transaction file. The buyer should identify the registered seller, confirm the land title and any mortgage, check the ownership of the structure, establish the lawful land-use right for a foreign purchaser, review transfer taxes and fees, and obtain evidence of any estate dues. Value here comes from the house and plot being legally clean and usable, not from the asking price alone.
About the project
Lee Garden is a small completed housing community in Nong Pla Lai on the eastern side of the Pattaya market. Multiple property databases describe the scheme as 17 single-storey homes completed in November 2023. The product is relatively straightforward: the public inventory is built around three-bedroom, two-bathroom houses with 120 sqm of internal space rather than large pool villas or a resort-style compound. That distinction matters when judging value. Buyers are not paying for an extensive clubhouse programme, a beachfront setting or a large landscaped estate; they are looking at a compact house with its own plot, road access and a family-oriented layout. As of the latest check, several units were still visible for sale, so Lee Garden is not just a historic project record. There is enough live inventory to compare individual houses, although the nature of each listing — remaining developer stock or resale — should be confirmed before relying on advertised terms.
The houses currently on the market are unusually consistent in their internal layout. The listings repeatedly show three bedrooms, two bathrooms and 120 sqm of usable indoor area. The main variation is the land parcel. Across the six houses displayed in the current FazWaz-linked inventory, plot sizes run from roughly 246.8 sqm to 372 sqm. The advertised homes are unfurnished. For a buyer, that makes the shortlist easier to understand but shifts attention toward the details that are not captured by a headline floor area: the exact position inside the community, frontage, access, neighbouring plots, condition, fittings and what is actually included at transfer. No reliable master plan, total site area or detailed specification schedule was found in the public sources. Two houses can therefore share the same 120 sqm internal figure while still being meaningfully different in land, outlook and practical use.

Public pricing places Lee Garden toward the affordable end of detached-house inventory in this part of Pattaya. On 13 September 2026, the lowest visible asking price on FazWaz was THB 2.89 million, while the top of the displayed group was around THB 3.67 million. Those figures should be treated as listing evidence, not as a single official developer price list. The project has been completed for nearly three years, and the portals do not consistently distinguish whether every available property is unsold original stock, developer-held inventory or a resale. That means the transaction must be evaluated house by house. The advertised number is only the beginning: the buyer needs to identify the seller, establish which transfer taxes and fees are allocated to each party, confirm whether the property is vacant, check any encumbrances and understand exactly what is included. Larger plots appear alongside higher asking prices, but the sources do not publish a pricing formula, so it would be unsafe to attribute the difference to land size alone.
Lee Garden is a car-oriented location rather than a beach-neighbourhood address. Project profiles place it along Highway 36 in Nong Pla Lai, Bang Lamung District, Chon Buri, and the project map resolves to approximately 12.9786116, 100.9718681. This location makes more sense for residents who use the eastern Pattaya road network, Highway 36 and connections toward Motorway 7 than for buyers who want to walk to central Pattaya or the sea. Portal data lists Regents International School Pattaya at about 1.3 km and a 7-Eleven branch at roughly 800 metres. Dot Property also gives Krating Lai Beach at around 8.2 km and U-Tapao–Rayong–Pattaya International Airport at about 43 km by road. Those numbers are useful orientation points, not a promise of travel times. Traffic patterns matter, and the practical appeal of Lee Garden depends heavily on having a car or another reliable form of transport.
Foreign ownership needs more care here than it would in a condominium. Thailand generally restricts direct foreign ownership of land, subject to narrow statutory exceptions. A foreign buyer can, however, own a building separately from the land in certain structures, while rights over the land are often dealt with through a registered lease or another lawful arrangement. The Lee Garden listings do not publish the title deed for the individual plots, a project-standard land lease, a confirmed foreign-buyer structure or the registration documents for a specific house. Those points should not be filled in with generic marketplace language. Before a foreign buyer treats any unit as purchasable, the file for that exact house should be checked: land title, registered owner, building ownership evidence, mortgages or other encumbrances, the legal right to occupy the land and the terms that survive a future resale. A low asking price does not reduce the importance of this work.
The project is reasonably well evidenced as a real residential development but much less transparent as a corporate development story. FazWaz, Dot Property and related databases identify the developer simply as Lee Garden and show one project with 17 homes. Our search did not establish a separate legal developer company, an official project website or a primary-source corporate profile. That is a limitation rather than a reason to invent an answer. The consequence is practical: due diligence should focus on the registered seller, land documents and the individual property instead of relying on the reputation of a large named developer. Publicly listed common facilities are limited to 24-hour security and CCTV, which is consistent with the scale of the scheme. Portals also state that electricity and water are charged at government rates and that pets are allowed. The monthly common-area fee, estate rules and precise maintenance obligations were not confirmed in a primary document.
Home types & sizes
All six houses visible in the public inventory at the time of review show the same 120 sqm internal area with three bedrooms and two bathrooms. The plots differ: approximately 246.8, 282.4, 319.2, 361.6, 364.4 and 372 sqm. The listings describe the homes as unfurnished. In practice, the buying decision is therefore driven less by floor-plan choice and more by the exact land parcel, position within the estate and condition of the individual property. No separate net-area figure, project-wide finish specification or definitive handover inventory was found in the sources reviewed.
Public sources show one main house format. No independently confirmed alternative layout with a different internal area or bedroom count was found; any materially different unit offered by a seller should be checked against that property's documents. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Best for: A household looking for a completed three-bedroom single-storey home without paying for a large resort amenity package.; A car-dependent buyer who values Highway 36 and East Pattaya road access more than walkability to the beach or central nightlife.; Someone comfortable choosing between different plot sizes while the internal house format remains broadly the same.; A buyer willing to underwrite a small local project through property-level documents rather than through the reputation of a large public developer.; may not suit: Buyers who want to walk to the beach, restaurants and central Pattaya's tourist areas.; Anyone specifically looking for a private-pool villa or a large communal amenity programme; those features are not evidenced for Lee Garden.; A foreign buyer expecting the house and underlying land to transfer directly into personal freehold without a separate lawful structure for the land..
What we confirm before booking
A short, specific to the project list. We request these from the developer and go through them with you before any payment.
- the legal entity in the SPA and the payee’s bank details
- the title format and what is registered against the unit
- the contractual handover date in the SPA — the page shows the date from the project’s materials
- the contractual area of the chosen unit, and which basis it is measured on
Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- Public databases identify the developer as Lee Garden, but no separate legal developer entity, official project website or independently verifiable corporate developer profile was established.
- The individual house title deed, foreign-buyer land structure, common-area fee, transfer-cost allocation and standard sale contract are not published in the sources reviewed and must be checked for the selected property.
- Two aggregator inconsistencies remain: Hipflat shows 1 unit for the project, while FazWaz, Dot Property, KaiBaanThai and 108Siam consistently show 17 homes, so 17 is used in the registry. Project copy also mentions 'Glen Pattaya International School' opposite the estate, while location data identifies Regents International School Pattaya at about 1.3 km; the Glen reference is treated as unverified.
