Why this project is worth a look
Accommodation for different needs
The same development offers compact one-bedroom suites and considerably larger villas. Buyers can choose the privacy and running costs that fit their intended use without treating all homes as an identical investment product.
A distinctive hillside setting
The stepped master plan is designed around the canyon and surrounding greenery. Its appeal is real as a concept, although views, stairs and access must be evaluated for each numbered property rather than assumed from the overall renderings.
A broader stay experience
Planned shared amenities cover dining, wellness, work and recreation. They could improve the experience for longer-stay guests, provided the facilities are delivered and their upkeep has a transparent budget.
An operating partner proposed
EVDEkimi markets rental management and online reporting alongside the homes. That arrangement may suit remote owners, but a management contract should define costs, service standards, reporting and the right to change operator.
About the project
Silawana Complex is a hillside residential redevelopment in the Ubud area of Bali. Rather than one apartment building with standardised units, the proposal brings together compact suites and individual villas within a shared hospitality setting. That distinction affects almost everything a buyer needs to decide: the degree of privacy, reliance on common facilities, day-to-day maintenance and the sort of guest each home might attract. EVDEkimi is the brand promoting the scheme. The open material does not yet establish that the entire development has been completed, certified and delivered, so Silawana is better approached as a project with outstanding execution questions than as an operating rental asset.

The terrain is central to the concept. Homes are presented in a cascading arrangement above a river canyon and rice terraces, with landscaped spaces between buildings. The promise is an experience quite different from a busy roadside villa: greenery, outward-looking terraces and a sense of separation. Yet a slope is not a universally convenient location. A panoramic bedroom may involve several flights of steps from parking, and different rows of buildings may have very different views. Anyone considering regular personal use should understand the route from the entrance to the individual door, the number of changes in level and the access arrangements during heavy rain before judging the scheme by its overall setting.
EVDEkimi currently describes the concept as 15 villas and 12 suites, with 15 private pools plus a communal pool. Its publicly listed level-three suites fall into two one-bedroom layouts. Numbers 1, 2 and 4 are advertised with 68 sqm of building area and an 80 sqm land allocation; numbers 7 and 8 show 60 sqm and 76.8 sqm respectively. The published plans also contain a separate total for labelled areas, including gardens and outdoor space. A buyer should not read any of those totals as certified net internal floor area. The relevant measure is the one defined in the sale or lease documents and matched to an identifiable drawing.
The villa inventory offers another kind of purchase. ARDA lists two-, three-, four- and five-bedroom homes, with substantially different building sizes and asking prices. A larger villa may work well for family stays or groups, but it also needs more housekeeping, maintenance and potentially staffing than a small suite. There is no basis for assuming that every villa shares the same layout, outlook or land entitlement. Where buildings follow the topography rather than a uniform grid, the actual plot boundary, access steps and relationship between indoor and outdoor areas become especially relevant.
Shared facilities are an important part of the proposition. The developer advertises a restaurant and bar, spa, gym, indoor and open-air coworking areas, a promenade, children’s space, laundry and parking. Together, those elements suggest a serviced, resort-like experience rather than a collection of detached holiday houses. They are proposed facilities in the developer’s materials, not independently confirmed operating amenities. A purchaser needs to know which facilities will be available on the handover date, what can open later and who will carry the cost of maintaining the common areas even when individual units are unoccupied.
Price comparisons need the same care as area comparisons. ARDA publishes one-bedroom suites from USD 155,000, while the two level-three suite pages on EVDEkimi’s website each show USD 160,000. This is not necessarily an error: the offers can refer to different floors and specific units. The independently marketed villas start much higher, with examples at USD 380,000 for two bedrooms, USD 465,000 for three and USD 700,000 for one four-bedroom configuration; an advertised five-bedroom villa reaches USD 1 million. The lowest visible price is therefore only a useful starting reference. It does not include a verified breakdown of transfer-related costs, taxes, furnishings, service charges or rental-management deductions.
Timing has become one of the most consequential uncertainties. EVDEkimi’s suite pages specify the fourth quarter of 2026, but they also label the units as being at the planning stage and the wider scheme as redevelopment. ARDA quotes April 2027, while another agency presents an early-2027 handover. These cannot be collapsed into a single dependable date. Redevelopment can be quicker than starting from bare land, but existing buildings still require structural assessment, compliant alterations, building services and proper certification. A promised handover date is not evidence that the work has passed inspection or that a purchaser can immediately occupy and rent out the property.
There are also unresolved differences over the number of units. The developer’s description is precise about villas and suites, yet third-party catalogues refer to 25 or 32 homes, and some show counts that clearly describe only currently offered stock. The figures may come from different plan versions, sales releases or classification methods; the sources do not establish which explanation is correct. That matters because the final size of the community affects density, common-area spending and the number of properties sharing the same rental market. A numbered and dated master plan is far more useful than an unqualified headline count.
Ownership is not something to infer from the word “villa”. EVDEkimi describes its general transaction model as a contractual long-term lease, and specialist listings for Silawana also use leasehold terminology. One broad property portal, however, labels the project freehold without publishing a land certificate. Indonesian law distinguishes a land title such as Hak Milik from contractual use rights, as well as other rights that may be available in specific circumstances. A foreign purchaser must know which person or company holds the land title, what legally enforceable interest the buyer receives, when the clock starts and on what terms it could be extended. The advertised lease periods and extension claims differ between sites; none of them should be treated as an examined contract.
The project’s intended rental use raises a separate set of documentary questions. A building approval or alteration approval under the Indonesian PBG system is not the same as the SLF certificate confirming fitness for use. A property can look finished without the paperwork required for lawful operation being demonstrated. Some agents describe the site as lying in a tourism zone, but neither a plot-specific official zoning extract nor identifiable PBG or SLF documentation for Silawana is published with the offer. These records may exist outside publicly indexed sources. Until they are produced, the safest description is “not verified”, not “missing”, and short-stay rental readiness must remain an open issue.
EVDEkimi proposes to manage the rental process after launch, including guest communication, cleaning, marketing and an online dashboard showing bookings, income and costs. That could make ownership more practical for someone who lives abroad. Its website promotes a 10% first-year contractual return and a 12% projected return, but public promotional wording cannot tell an individual buyer what will actually arrive in their bank account. The identity and financial strength of the party promising the payment, deductions, payment dates, start conditions and treatment of late delivery all belong in the signed agreement. A return expressed before management fees, repairs, taxes and periods of vacancy is not comparable with net cash flow.
The developer’s standard purchase procedure merits particular attention. It describes a USD 10,000 preliminary payment before legal documents are supplied, followed by an optional notarial review, a 30% deposit and settlement at contract signing. The same general policy limits deposit refunds to certain due-diligence findings. That is not a confirmed Silawana-specific payment schedule, and it does not explain how every instalment is credited for every unit. Before making an initial transfer, a buyer should receive the exact contracting entity, account beneficiary, document list, refund triggers and contractual treatment of work that remains unfinished.
A clear decision therefore depends less on a projected percentage than on what a particular unit can deliver. Personal users will care about day-to-day access, usable floor space, noise and amenities. Rental buyers will need legal permission for the intended use, credible operating costs and clear management accountability. Future sellers will depend on assignability and the remaining duration of the lease. Silawana has a recognisable concept and several genuinely different types of accommodation, but a unit-level contract, legal title evidence, permit trail and reconciled completion schedule are necessary before the public offer can be treated as an executable investment case.
Unit types & sizes
The independent inventory separates ground-floor and second-floor suites. The advertised areas describe the accommodation, while land figures in the listing are inconsistently formatted and have not been carried over.
Get floor plans and current pricesEVDEkimi also lists 76.8 sqm as land area and as the total of the plan’s labelled zones. Interior space and outdoor allocation should be distinguished in the signed floor-plan attachment.
Get floor plans and current pricesThe same page reports 80 sqm of land and 80.1 sqm across the plan’s areas, including a garden and terrace. Neither figure should be presented as verified net internal space.
Get floor plans and current pricesA smaller villa layout in the independently published inventory. The specific plot, outlook and pool arrangement matter more than the project-wide lifestyle description.
Get floor plans and current pricesThis illustrates the gap between building size and the outdoor area assigned to a villa. Room circulation and the demarcated plot need to be checked on the actual drawings.
Get floor plans and current pricesA larger family-oriented layout, quoted for one advertised villa. Other four-bedroom units have different dimensions, so this is not a standard floor area for the whole development.
Get floor plans and current pricesThe largest clearly identified layout in this source’s offer. Its price makes staffing, upkeep and the eventual resale pool particularly material to the buying decision.
Get floor plans and current pricesPrices are the lowest the brokerage boards publish as of October 2026, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Location
- Published listings place the development around Jalan Raya Andong in Banjar Nagi, Petulu village, Ubud district, Gianyar Regency. The street and neighbourhood can be identified; the exact plot, land-certificate reference and building footprints have not been independently fixed on a map.
- The developer describes a valley-edge position with rice-terrace and canyon views. The outlook from a specific villa or suite depends on its orientation and any other buildings between it and the landscape.
- EVDEkimi advertises an approximately ten-minute journey to central Ubud. That is a marketing indication rather than a measured journey at peak traffic times, and it does not establish the access conditions for every dwelling.

Best for: A part-time Bali resident who values the Ubud area and wants a choice between an apartment-sized base and a private villa. The final decision should turn on the practical route to the home, its usable interior space and the cost of keeping it in good condition while away.; An investor seeking a professionally operated holiday property who is prepared to inspect how the business is structured. Delegating bookings and guest care can be helpful, but the operator’s fees, owner reporting and service commitments must be workable without relying on promotional return figures.; A purchaser with the flexibility to wait for a fully documented handover timetable. Earlier-stage availability may offer choice, but it carries more legal and execution work than a completed property with a traceable operating record.; may not suit: Someone requiring a guaranteed move-in or first rental date. The published schedules range from late 2026 to spring 2027 and no final handover has been verified.; A buyer expecting outright personal ownership of Balinese land. The transaction is marketed largely as leasehold, and a portal’s freehold tag is not a substitute for a land-title and contract review.; Anyone seeking a hands-off, fixed net yield with no additional obligations. The public material does not settle operating expenses, management restrictions or the practical enforceability of advertised income support..
