Why this project is worth a look
Walkable Ubud setting
The project is marketed for people who value access to everyday services without living on a busy main road. Walkability is a credible reason to investigate the location, but noise levels, sunlight and neighbouring development still have to be assessed unit by unit.
Distinct living formats
Compact studios, family-size apartments and townhouses answer different space and privacy requirements. Their prices are not directly comparable until the buyer also accounts for private amenities, common charges and the actual rights attached to each home.
Furnished on delivery
An included furniture and appliance package could simplify a move or rental setup after construction. Its value depends on the written specification, inspection standards and remedies for missing or defective items, not on interior images alone.
Defined payment stages
The marketing schedule separates reservation, contract instalments and the final handover payment. This provides a starting point for negotiations, but does not replace clear completion obligations, refund conditions or independent evidence of construction progress.
About the project
Royal Hideaway Collection brings three residential formats together in central Ubud: studios, larger apartments and three-bedroom townhouses. It is an off-plan purchase rather than an operating resort with established rental accounts. Buyers would be choosing a particular home within a shared development, not simply buying into an Ubud hospitality brand. Brave Idea Development presents the scheme on its own website, while a June 2026 announcement identifies PT Amari Bali Ananta as a project partner. Neither statement establishes which company owns the land or which entity would be legally responsible to an individual purchaser.

The location is the clearest part of the proposition. The developer positions the homes close to the Sacred Monkey Forest Sanctuary, within reach of Ubud's restaurants, wellness studios, shops and medical services. At the same time, the design is meant to sit back from the road and look towards greenery and rice fields. These two qualities need to be assessed separately. A convenient address does not guarantee a quiet bedroom, and a view shown in a project presentation may be different from the outlook of a specific home once the surrounding plots are developed.
A studio is advertised at 51.9 square metres, with a bathroom, balcony or terrace and access to the apartment residents' pool. The listings describe it as having one bedroom, although the word studio does not establish whether that sleeping area is enclosed. The distinction is especially relevant for longer stays, remote work and rental guests who expect privacy. What matters is the actual plan: the position of the bed, the kitchen and wardrobe space, the source of daylight and the amount of circulation area included within the stated size.
The two- and three-bedroom apartments offer a different scale of accommodation, with sizes currently advertised between 89.7 and 159.6 square metres. They could suit a household planning to spend more time in Ubud, or guests who would not be comfortable sharing a compact studio. However, apartment living still means shared rules, common services and recurring charges. The developer lists balconies or terraces and pool access, but there is no publicly reviewed management budget or set of bylaws showing what residents may do with their homes or what they must pay each year.
Townhouses are presented as the more private alternative. The current project page gives their size as 170.3 square metres, with three bedrooms, three bathrooms and a rooftop terrace. The detailed property description includes a private pool, while another section refers more generally to pool access. A buyer should have the pool identified on the selected home's plans and delivery specification rather than assume all units follow the same arrangement. The townhouse format also does not, by itself, reveal what land interest comes with the purchase.
The common facilities are relatively practical. According to the developer, the apartment pool includes a shallow children's section as well as seating, shaded areas, showers and toilets. A passenger lift serves the building, and a self-service laundry is planned. Parking is described as accommodating up to 25 scooters, with a separate drop-off area for cars. That is useful information for everyday life: a car drop-off is not a guaranteed parking bay, while the distinction between an apartment residents' pool and the townhouse pools matters when assessing maintenance and access rights.
The developer also says the homes are to be delivered furnished and fitted with appliances. This may make occupation or rental preparation easier after handover, but the promise only becomes meaningful when the buyer knows what is included. Furniture schedules, appliance models, finishes, warranties and rules for replacing defective items are all more useful than the phrase 'move-in ready'. Someone intending to operate a short-stay rental should allow for linen, cleaning equipment, repairs and future furnishing replacements even when the initial package is included in the advertised sale price.
As checked on 18 October 2026, the developer's lowest published asking price is IDR 2.65 billion for a studio. The detailed availability table shows two-bedroom apartments starting at IDR 4.3 billion, three-bedroom apartments at IDR 4.95 billion and townhouses at IDR 5.79 billion. Elsewhere on the same page, a generic apartment card displays an IDR 2.8 billion starting figure that does not match the detailed listings for larger apartments. None of those numbers should be treated as a current quotation for a particular unsold unit, nor as an all-in price including transaction costs, taxes and the buyer's legal structure.
The advertised payment plan starts with an IDR 35 million booking fee described as refundable. A payment at contract signing brings the amount paid to 30%, inclusive of that fee; another 60% is scheduled in monthly instalments until handover; and the final 10% is tied to handover and a notarial contract. The percentages are easy to understand, but the underlying legal protection is not apparent from the marketing page. It does not show when a reservation can be cancelled, how refunds are handled, whether the payments follow independently certified construction milestones, or what happens when handover is delayed.
In June 2026 Brave Idea Development announced that foundation works had begun in cooperation with PT Amari Bali Ananta. Its current project and portfolio pages still describe Royal Hideaway Collection as being under construction. A third-party property portal lists 2026 as a completion year, but we found no publicly accessible, developer-confirmed handover schedule for this project. That distinction matters close to the end of 2026: a target shown in a listing is not evidence that a finished home can legally be occupied or that a late-delivery remedy is contractually available.
The parties involved should be distinguished before comparing the investment numbers. Brave Idea Development is the public-facing development brand. The website describes Bali Nexus Investment Partners as the exclusive sales brokerage and refers to rental or asset-management services. PT Amari Bali Ananta appears independently in an Indonesian construction-industry association register, yet that record does not identify it as the landholder or seller of these homes. A broker, project partner, contractor, landholder and contracting seller need not be the same entity. The buyer's documents should make those roles explicit.
Indonesia also requires an exact answer to a question that marketing often compresses into a single ownership label: what right is actually acquired? Hak Milik is a land ownership title, not a title a foreign individual can simply take directly in their own name. Hak Pakai is a right of use that may be available under applicable conditions, while Hak Guna Bangunan relates to development or building rights held by qualifying persons or entities. A long-term contractual lease is another arrangement entirely, with a defined start, term and renewal mechanism. No reliable public source reviewed here identifies the structure offered for each Royal Hideaway apartment or townhouse. It would be misleading to assume a freehold transfer or a particular lease term.
Rental support may be offered through the associated brokerage or management network, but neither operating results nor a complete management agreement have been published for these units. A studio and a three-bedroom townhouse attract different guests and produce different running costs. Pool care, staff, utilities, common-area contributions, platform commissions and periods without bookings can materially change a gross revenue illustration. Just as importantly, short-stay accommodation must be compatible with the property's documented use and the relevant permissions. The scheme is worth examining on its own merits; an advertised location and furnished interior are not a verified net yield.

Location
- The project is placed in Ubud, Gianyar Regency, near the Sacred Monkey Forest Sanctuary. A coordinate link is available from the developer's project page, but the public material reviewed does not establish a legal plot boundary or a complete postal address. This is an indicative location reference rather than cadastral verification, and it should not be used to infer a particular village or title number.
- Ubud offers a daily routine quite different from a beach resort district. The developer points to nearby food shopping, fitness, dining, yoga and medical facilities; Monkey Forest is another recognisable landmark. Published journey times are promotional estimates, not a measurement of traffic or pedestrian accessibility from every entrance. A practical viewing should assess the actual route, surface conditions and how comfortable it feels after dark or in rain.
- Rice-field outlooks are part of the sales narrative, but a buyer should treat views as unit-specific. Orientation, height, existing vegetation and what can legally be built next door all matter. Even a home with an unobstructed view today does not automatically benefit from a permanent right to preserve the landscape around it.
- The described parking arrangement may be adequate for scooter users or residents who rely on walking and taxis. People who use a car daily need a different answer: where will that vehicle remain overnight, who has access to the drop-off and how will guests or deliveries reach the entrance? These operational details can determine whether an otherwise appealing central location works in practice.

Best for: A single resident or couple who want a frequent base in Ubud may find the studio format worth exploring. The appeal is proximity to neighbourhood services and access to shared amenities rather than a large private home. The floor plan is decisive, particularly for anyone working from home or staying for months: storage, workspace, kitchen capacity and a genuinely separate bedroom should not be assumed from an advertising label.; Households seeking more separation could look at the two- or three-bedroom apartments. A lift and a pool with a children's section may make everyday living easier, but the family should establish how the rooms actually connect, what the shared facilities permit and how expenses are allocated. A large advertised floor area can still be poorly organised for a family's routine if too much space is taken by circulation or terraces.; The three-bedroom townhouse has a clearer fit for people who value hosting guests, extra living space and a private place to swim. It also comes with a different financial profile: a higher entry price and potentially greater pool, equipment and maintenance bills. For a rental buyer, larger homes must be assessed against realistic occupancy, cleaning and upkeep assumptions rather than simply multiplying a nightly rate by the calendar.; For a patient off-plan investor, the mix of homes and central Ubud positioning can justify further due diligence. The investment case, however, has to survive a review of the proposed title or lease, permitted use, management contract, recurring charges, realistic letting performance and eventual resale. Until those pieces are available, the project is a property to assess rather than an income product with known returns.; may not suit: Anyone who needs an immediately habitable property should avoid treating the published inventory as ready stock. The developer still categorises Royal Hideaway Collection as being under construction, and neither a confirmed handover date nor a project-specific occupancy clearance was available in the reviewed materials.; The available disclosures are also insufficient for a buyer who requires direct personal ownership of the underlying land, an unconditional lease renewal or a contractually protected yield. A fully furnished apartment offered through a connected broker is not a substitute for verifying the underlying right and every party receiving money.; Residents requiring a permanent private car space, or buyers whose main priority is a detached plot with exclusive land rights, may find the concept unsuitable. The parking description is oriented to scooters and car drop-off; private car parking and individual land titles are not established by the website..
What we confirm before booking
A short, project-specific list. We request these from the developer and go through them with you before any payment.
- No reviewed project document establishes the land title, its registered holder, the specific right or lease offered to foreign buyers, lease duration and extension terms, the legal seller or the bank account entitled to receive instalments. PT Amari Bali Ananta can be identified in an industry register, but that does not prove it holds this site's title or has assumed the purchaser's contractual obligations.
- Project-specific PBG and SLF records, lawful-use evidence, a cadastral plan and a signed completion schedule were not available for review. The developer reported foundation work in June 2026; a separate property portal labels the expected completion year 2026, without a verified handover document. The developer's map pin has not been reconciled to a cadastral boundary or complete street address.
- Older and newer accessible versions of the developer page give materially different floor areas. Summary cards show 15 available apartments and 10 available townhouses, while the numbered inventory covers more units; total built supply cannot safely be inferred. Final pool specifications, the furniture schedule, written booking-refund conditions, management fees and the permissibility of short-term letting for this site remain unverified.
