Why this project is worth a look
A genuinely small scheme
Forty units is a notably small count for a new Phuket condominium. That can produce a more private residential feel, but it should not be mistaken for a guarantee of quiet management or low running costs. It also means there will be fewer same-project comparables when an owner eventually wants to resell, so external comparisons across Rawai matter more than they would in a 500-unit development.
Space is the product
The smallest published residence is 51 sqm, with the core family plans stepping up to 102, 128.5 and 182.2 sqm. That changes the use case from a compact holiday base to something that can work for extended stays and full-time living. Larger interiors and terraces are a genuine advantage for some buyers, but area-linked common charges make the total holding cost increasingly important as the unit size grows.
Sea view, not beach access
The project is close to the Chalong Bay shoreline and is designed around sea outlooks, but Rawai Beach and Phuket's better swimming beaches are reached by road. A buyer who wants to walk straight from the lobby onto a sandy swimming beach is solving a different problem. Etherhome makes more sense when the priority is an open coastal view, Rawai's residential character and access to the wider south of the island.
Completion changes due diligence
The major portals now record completion in June 2026, so purchasers are no longer buying only an architectural promise. They can inspect the actual building, lifts, common areas and the selected unit. The legal side still matters just as much: a recently completed condominium should be checked for title-transfer readiness, juristic-person documentation, foreign quota and outstanding common charges before funds are committed.
Running costs are visible
FazWaz publishes reference figures of THB 80 per sqm per month for common-area management and THB 800 per sqm for the one-off sinking fund. The same rate produces very different ownership costs for a 51 sqm apartment and a 182 sqm residence. Rather than turning those rates into our own calculated totals, the useful next step is to verify the current tariff, charging basis and any advance-payment requirement in the project's live documents.

Current public project data consistently describes 40 units in two buildings and six floors, with a total project area of 3,400 sqm. That scale matters more than the luxury language used in marketing. This is not a resort compound with several hundred apartments and a long list of shared attractions; it is a compact development built around larger homes, sea-facing positions and a relatively small resident base. For an owner planning to spend extended periods in Phuket, that can be attractive, but it also means a thinner resale market within the project itself.
The developer is Eden Home Development (Thailand) Co., Ltd., consistently identified across the project's own materials and current market records. As of 5 September 2026, the project is predominantly recorded as completed in June 2026. Some older public unit pages still carry historic completion-year labels. A buyer should therefore separate the visible completion of construction from the legal and operational readiness of a particular unit: title transfer, condominium-juristic documentation, defect handover and the actual operation of common facilities all need to be checked for the unit being purchased.

The exact location is more nuanced than the phrase 'next to Rawai Beach' suggests. The project address is 14/94 Moo 5, Rawai, Mueang Phuket, Phuket 83130, with the mapped point at 7.8015172, 98.3366811. The site sits on the eastern side of southern Phuket, by the Chalong Bay coastline and Wiset Road. Rawai Beach is reached by a short drive rather than being the sandy shoreline directly outside the building. The sea-view proposition is therefore credible, but buyers should not confuse it with direct access to a classic swimming beach such as Nai Harn.
The floor plans are unusually large by Phuket condominium standards. The published line-up contains five types: Type A with one bedroom and 51 sqm; Type B with two bedrooms and 102 sqm; Type C with two bedrooms and 128.5 sqm; Type D with three bedrooms and 182.2 sqm; and the very large Type E at 610.35 sqm. The larger units allocate substantial space to terraces, wardrobes and secondary rooms. Even the smallest official plan is a full-size one-bedroom rather than a compact holiday studio, which makes the project more relevant to long-stay users and families than to buyers simply looking for the lowest entry ticket into the Phuket condo market.
Type E needs particular care because the bedroom count is not presented consistently across the market. The original published Type E plan describes a three-bedroom residence with en-suite rooms, a maid's room, guest facilities and a very large terrace. Some recent broker listings market roughly the same 610 sqm footprint as a four-bedroom property. Rather than choosing one label and treating the other as an error, the safer approach is to read the actual floor plan and room schedule for the specific unit. In a residence of this size, brokers may count a staff room or another convertible room as a bedroom even when the developer's original plan does not.
The shared facilities are practical rather than excessive. Published project information lists a communal pool, gym, reception and lobby, landscaped common area, parking, 24-hour security, CCTV, and laundry or dry-cleaning facilities. Additional advertised services include concierge and housekeeping-style services. The current project data states two passenger lifts per building and parking equivalent to the unit count. Those details are useful for a low-density residence, but a newly completed project should be checked in operation: which services are already running, who provides them, what is included in the common-area fee, and whether any lifestyle services are separately charged.
Pricing has already moved away from a simple off-plan price list. At the time of checking, several large project directories showed no available units, yet fresh market listings still existed: a 51 sqm unit at THB 7.395 million was updated on 26 August 2026, while 102 sqm and 182 sqm listings were refreshed in July 2026. This pattern is consistent with a project that has reached or passed completion and is now being represented through a mixture of remaining developer inventory, agent-held stock and early resale listings. THB 7.395 million is therefore best treated as a lower current market reference for one unit, not as a project-wide guaranteed starting price.
The buyer's risk profile changes once construction is no longer the main uncertainty. During the build, the central question was whether the developer would finish on time. After completion, the practical checks move to the unit title, foreign-quota availability, outstanding common-area liabilities, snagging and physical condition, lift and building-system performance, and the real cost structure of the condominium juristic person. Current project data shows a common-area management fee of THB 80 per sqm per month and a one-off sinking fund of THB 800 per sqm. Those are useful reference figures, but they should be reconciled against the current juristic-person documents before a transfer is agreed.
For a foreign purchaser, the ownership analysis should not stop at a portal saying 'freehold'. Thai condominium rules limit foreign freehold ownership to no more than 49% of the total condominium unit area. Etherhome is marketed as freehold, but that does not prove that foreign quota remains available for every unit. The practical sequence is unit first, quota confirmation second, contract and transfer terms third. If the foreign quota is unavailable, any leasehold alternative needs to be assessed as a separate legal arrangement rather than treated as equivalent ownership.
Etherhome is therefore a relatively specific proposition rather than a universal Phuket investment product. It is most convincing for buyers who deliberately want Rawai, a quieter southern-island setting, sea outlooks and materially larger interiors than the mainstream condo stock. The same features create the main trade-offs. A 40-unit project provides limited internal transaction history, and the very large units carry high absolute prices that narrow the future buyer pool. The sensible comparison is not against small holiday studios elsewhere on the island, but against similarly sized homes in Rawai, Nai Harn and Chalong, while also deciding whether an east-coast outlook and car-based beach access fit the way you actually intend to use the property.

Ownership format
DDproperty lists the project as freehold. A foreign buyer can register freehold ownership only within the statutory foreign quota of no more than 49% of the total condominium unit area in the building; if the quota is unavailable for a selected unit, any leasehold alternative depends on that specific offer and contract.
Unit types & sizes
The smallest official plan is still a full-size one-bedroom rather than a studio. The room schedule includes a separate bedroom, kitchen and dining zone, living room, bathroom, storage and terrace. It is best read as a long-stay home for one person or a couple rather than as the cheapest possible holiday unit.
This is the first clearly family-oriented layout, with two bedrooms, two bathrooms, separate kitchen/dining and living zones, storage, a walk-in closet and a terrace. At 102 sqm it competes as much with larger Rawai residences and compact homes as it does with standard two-bedroom resort condominiums.

It is sized for genuine residential use, but the higher absolute ticket and area-linked running costs matter more for future liquidity than the headline price per square metre alone.
The outlier in the scheme. The published plan includes three large bedrooms, en-suites, walk-in wardrobes, a work area, kitchen, dining room, living room, a maid's room and two terraces, one of them exceeding 225 sqm. This is closer to a penthouse-scale residence and should be compared with villas and other large-format homes rather than with the rest of Etherhome's inventory.
The project has five published types, A through E. For Type E, the original plan describes three bedrooms plus a separate maid's room, while some recent broker listings market roughly the same 610 sqm footprint as four bedrooms.
