Its documented range begins with two bedrooms and extends to three, which suits buyers who want a child’s room, office or proper guest room but also means the absolute entry budget is naturally higher than in projects built around 25–35 sqm apartments.
Pool choices matter
The first floor includes both pool-access homes and layouts with private pools in addition to standard apartments. These are materially different products in area, privacy and price, so it is more useful to compare exact unit rows than to assume every apartment carrying the same plan letter has the same value proposition.
Rawai waterfront setting
Phuket9’s current distance figure is 250 metres, and the working address sits on Soi Wassana off Viset Road. That supports a Rawai-seafront lifestyle without overstating the project as a literal first-line beach building; the older 30-metre message should be treated as superseded until a buyer verifies the exact walking route.
Contract before brochure
Construction is ongoing and public sources do not agree on completion timing, the lowest live price or the payment schedule. The most useful next step is therefore unit-specific documentation: current contract, payment appendix, specification, handover date, tenure and confirmation of foreign-quota availability.
About the project
Rawayana North is best understood as a specific condominium phase inside the wider Rawayana development in Rawai, not as a catch-all label for everything Phuket9 is building around the waterfront. The developer’s current branding is RAWAYANA North, while portals commonly use Rawayana North Condo or Rawayana North Condominium. That distinction matters when comparing stock: North is the 150-unit condominium in two linked buildings. Rawayana South and the villa components are separate products with different layouts and commercial terms, so their figures should not be carried over simply because they share the Rawayana name and some surrounding amenities.
The project remains under construction on Phuket9’s current page. Public project material consistently describes 150 apartments across two buildings and six levels including the rooftop layer. Earlier developer plans show an underground parking level, reception and communal facilities around the lower floors, residential levels above, connecting bridges between the buildings, and rooftop pool areas. At this scale, unit position matters more than a headline floor count suggests. A buyer should compare building, floor, pool relationship, outlook and walking route to the lobby or parking rather than treating every apartment of the same letter type as interchangeable.

The working address is on Soi Wassana off Viset Road in Rawai, Mueang Phuket. Hipflat ties the project to the Sandy House Rawai address on that street, and the coordinate circle in this record is derived from that street-address evidence rather than from a published cadastral pin for the condominium footprint. The radius is therefore deliberately broad. The useful location takeaway is clear even with that limitation: this is the older waterfront side of Rawai, close to the local seafront and its everyday restaurant and boat activity, not a project in Nai Harn or Chalong. The land description in the sale contract should still be matched against the project documents before signing.
Beach-distance marketing needs extra care. Phuket9’s current project page and partner page state 250 metres, while the older official sales kit and a long list of portal copies still repeat a 30-metre claim. This dossier uses the newer 250-metre figure and leaves the historical discrepancy visible instead of averaging the two. In practical terms, North belongs to the Rawai waterfront neighbourhood, but a buyer should not read the old wording as proof of a literal toes-in-the-sand beachfront building. Rawai seafront is also a working waterfront with boats, restaurants and local services; buyers whose priority is a conventional swimming beach should assess their preferred beach routine separately.
The unit mix is another point that sets North apart from many Phuket launches. Public developer plans focus on two- and three-bedroom apartments rather than studios and one-bedroom starter units. The published layouts include the compact two-bedroom D plan at about 53.8 sqm, A variants around the low-70-sqm range, the 82.3-sqm B plan and the 104.3-sqm three-bedroom C plan. First-floor inventory also includes pool-access and private-pool versions. This makes the scheme easier to read as a family, shared-stay or longer-occupancy product. It is less naturally suited to someone whose only target is the smallest possible entry ticket into Rawai.
Pricing is currently split between portal inventory and the developer’s own dated stock sheet. FazWaz shows a project-level floor around THB 6.2M, while the Phuket9 price list dated 1 August 2026 has THB 9.416M as the lowest row we could identify as available, for a two-bedroom A unit. Larger standard layouts, three-bedroom apartments and private-pool homes move above that level. Those two numbers should not be forced into a false single answer: portal stock can represent an older listing, a resale or a unit no longer in the developer’s current release, while the developer sheet is only a snapshot of its own remaining inventory. The lower figure is useful for market screening; the chosen unit still needs a live availability and price check.
Within North itself, the confirmed amenity story is fairly tangible: reception and lobby space, a communal pool at the lower level, rooftop pools, parking and physical links between the two buildings. Phuket9’s current page also identifies covered parking and a rooftop component. Around the condominium, the broader Rawayana environment includes MixxMall Rawayana, a children’s park, a language school and several food-and-beverage venues shown by the developer. These nearby services can make day-to-day stays easier, particularly for families, but they should not all be assumed to be condominium common property or automatically included in the common fee. Access rights, operating hours and any separate charges belong in the buyer’s document check rather than in a marketing assumption.
Tenure also has to be checked at unit level rather than inferred from a project headline. Thai condominium rules allow foreign registered ownership within the statutory 49% foreign quota, and Rawayana North listings show both foreign-quota/freehold and leasehold offerings. A project can support foreign freehold while a particular remaining apartment is no longer available in that quota, so the reservation should identify the tenure attached to the exact unit. For leasehold stock, the registered term and contractual renewal language should be read separately; a promise to renew later is not the same legal position as an already registered ownership interest for the whole advertised period.
The largest unresolved issue is timing. FazWaz and several portals give October 2026 as the expected completion, while an MP Real Estate unit page updated in March 2026 states Q1 2027; Phuket9’s current project page simply says Under Construction. For that reason this record preserves the construction status but does not turn one of the competing completion dates into a registry fact. Public payment schedules are also inconsistent, with examples built around either 30% or 35% initial payments and different construction instalments. Before reserving, the buyer should ask for the current reservation form, sale-and-purchase agreement, payment appendix, unit specification and written confirmation of tenure and foreign-quota availability for the exact unit. Those documents matter more than any generic payment table copied from an older listing.

A foreign buyer may register condominium ownership within the statutory 49% foreign-ownership quota; Rawayana North listings also include leasehold offerings. The remaining foreign quota and the exact tenure attached to a chosen unit should be confirmed before contract signing.
