Why this project is worth a look
Two ways to stay
Golden Pearl is not a single repeating villa plan. A one-bedroom apartment and a three-bedroom private-pool apart-villa serve quite different residents, with different expectations for privacy, maintenance and guest turnover. The most useful comparison starts with how each home would actually be used.
About the project
Golden Pearl Boutique Apartments & Villas is being marketed as a small-scale residential development in the wider Ubud area of Gianyar, Bali. Its central idea is a choice between one-bedroom apartments and more private apart-villas with their own pools. Two established property catalogues describe 65 homes, commonly broken down into 24 apartments and 41 apart-villas. Other sources give different villa counts, so 65 should be understood as a widely advertised scheme rather than a figure reconciled against an approved master plan. What is much better established is the product itself: Bali Family Development publicly described both the apartment and private-pool apart-villa formats in its 2024 project announcement.

The Ubud setting implies a different daily routine from coastal Bali. Green surroundings, cultural activities and restaurants may be the reason to choose this area, but frequent beach visits are not its obvious advantage. Access roads, food deliveries, guest transfers and the journey home after dark can matter more than a headline travel time. Brochures refer to nearby attractions and give driving estimates, though these are not verified journeys from a confirmed entrance. Anyone intending to live in the property should judge the exact approach road, available parking and surrounding construction alongside the views.
The smaller apartments are pitched to individual residents or couples who want their own space without maintaining a standalone house. The advertised concept includes a private jacuzzi and access to shared facilities. The apart-villas offer a different proposition, with one-, two- and three-bedroom configurations and private pools. More room may make the larger homes useful for friends travelling together or families planning longer stays. Yet these labels describe layouts, not legal titles. A duplex marketed as an apart-villa is not automatically a separately titled freehold house, and its usable outdoor space may be defined by contract rather than an independent plot.
Design is unusually prominent in the marketing. The development is described in terms of bionic architecture: rounded forms, substantial glazing and a landscape-led approach rather than conventional rectangular buildings. That may be part of its appeal to buyers who want a distinctive Ubud residence. It does not, on its own, establish how well the completed building will handle tropical humidity, drainage, noise or the routine upkeep of private water features. The buyer would need the specifications and an inspection of the actual unit before treating an architectural rendering as evidence of performance.
Shared amenities are a significant part of the proposed experience. The original developer announcement mentions a spa, restaurant, coworking space, gym and children’s facilities. Property portals describe additional pools, wellness rooms, security and concierge services. A buyer may benefit from not having to arrange these services independently, provided they open and operate as described. There is a corresponding cost: communal maintenance, pool servicing, staffing and repairs have to be funded somehow. Public marketing does not establish which amenities are included in routine charges, which are paid extras, or whether owners can use them freely when their homes are in a rental programme.
Rental operation deserves its own assessment. Golden Pearl is positioned as managed accommodation rather than a collection of purely owner-occupied apartments. One prominent listing names Farsight Management, while a separate developer directory refers to in-house management. Those statements have not been reconciled with a signed operating agreement. Claims about occupancy, annual profit or guaranteed repurchase are therefore not reliable forecasts of a buyer’s personal outcome. Net rental results depend on achievable rates, downtime, taxes, booking fees, furniture replacement and the manager’s real obligations, not just on how successfully the building is presented.
Published starting prices include USD 240,000 for a 96-square-metre one-bedroom apartment. Different outlets currently display materially different asking prices and unit measurements. For example, one marketplace has a 65.2-square-metre one-bedroom listing, while another catalogue advertises a larger one-bedroom apart-villa. These should not be treated as like-for-like price comparisons without a matching unit identifier and consistent area definitions. Availability is equally unresolved: one directory labels the scheme sold out, yet individual listings remain visible elsewhere. A fresh written offer is needed before a published entry price has practical meaning.
Its address is a more material uncertainty than the name suggests. The project is consistently associated with Ubud or its outskirts, while widely used listing platforms classify it under Tegallalang, and some give Jalan Bangkiang Sidem. Others identify Payangan. Crucially, the developer also has a separate project, Puri Sidem, whose own website names an address on that same road. Golden Pearl and Puri Sidem should not be merged simply because their developer and location language overlap. Until the specific Golden Pearl parcel is documented, neither a precise street number nor coordinates can be responsibly presented as settled.
The proposed legal arrangement is usually labelled leasehold, with a term of 30 years plus a possible 20-year continuation. Another promotional page instead says 32 plus 20 years. Without the land documents and executed lease, neither version establishes the start date, renewal price or ability to transfer the interest. Indonesia also distinguishes contractual leases from registered land rights such as Hak Milik, Hak Pakai and Hak Guna Bangunan. A foreign buyer cannot assume that an advertisement about owning a villa means personally holding the underlying land under Hak Milik. The rights available will depend on the parcel, the buyer and the actual documents.
Finally, published handover dates cannot substitute for evidence of delivery. Some directories still show third-quarter 2026, which had passed by the research date of 16 October 2026; another lists the fourth quarter, while older marketing carried earlier dates. There was no publicly accessible handover record or project-specific SLF certificate in the material reviewed. For a purchaser, the distinction between an operating building and a partly delivered scheme affects the payment risk, financing plan, intended move-in date and expected rental start. Until that distinction is resolved, Golden Pearl is best approached as an interesting documented concept with an unverified current completion position.
Unit types & sizes
The concept pairs a one-bedroom layout with a private jacuzzi and shared facilities. It is a different maintenance proposition from the private-pool homes. The quoted area belongs to a published unit type, not necessarily every apartment in the release.
Get floor plans and current pricesA private pool is the central distinction from the apartment format. Other vendors publish a larger measurement for a one-bedroom variant, making it essential to establish what is counted as internal, covered or outdoor space.
Get floor plans and current pricesThe second bedroom changes the guest mix and may suit a longer family stay. Published area figures vary markedly across portals, so the comparison should be made against a numbered floor plan and a clear area schedule.
Get floor plans and current pricesThe largest advertised configuration has three bedrooms and a private pool. Higher asking prices and smaller areas also appear elsewhere. They may refer to different units or measurement conventions rather than a straightforward price rise.

Best for: A buyer looking specifically for Ubud-area living with communal services rather than an isolated villa may find the format worth investigating. The apartment and apart-villa options invite a lifestyle comparison, provided the actual operating amenities match the proposals.; A couple who would use the property seasonally might prefer the smaller apartment and avoid the upkeep of a private pool. This is only a meaningful advantage once the building’s maintenance charges and occupancy rules are clear.; Families or groups of friends planning longer stays may be drawn to two or three bedrooms with outdoor space. A numbered floor plan and physical inspection are still needed to judge circulation, bedroom privacy and how the pool is separated from living areas.; A part-time owner who expects professional rental management could consider the scheme, but should model revenue after all operating costs and periods of personal use. A manager’s published portfolio occupancy says little about the cash result of an individual home.; It may also suit a buyer willing to undertake enhanced due diligence before reserving. There is enough public information to identify the project and ask focused questions, but not enough to substitute a land review, current construction evidence or signed transaction terms.; Anyone needing a ready-to-occupy home on a fixed date should be cautious. A past advertised completion quarter is not a handover, and the current operating status has not been independently established.; It is not a straightforward choice for a foreign buyer seeking personal freehold title to a standalone plot. The product is advertised through contractual leasing, whose enforceable scope depends on documents not available in the public listings.; Nor should it be bought on the assumption that rental returns or a buyback amount are assured. Marketing projections and the existence of a manager are not substitutes for enforceable terms or an owner-specific cash-flow model.; may not suit: .
What we confirm before booking
A short, project-specific list. We request these from the developer and go through them with you before any payment.
- Project inventories conflict: sources variously describe 35, 41, 42 or 45 apart-villas plus 24 apartments; one directory even lists 100 flats. Published handover targets range from 2025 to the fourth quarter of 2026, with no verified handover record. Jalan Bangkiang Sidem appears in Golden Pearl advertisements, but the developer’s separate Puri Sidem project and office also use that address. The Golden Pearl parcel, definitive administrative area and project coordinates are not established. Promotional terms differ between 30+20 and 32+20 years and mention a 15% buyback premium. The executed lease, underlying title, PBG, SLF, approved land use, seller identity and any repurchase obligation have not been inspected.
