Why this project is worth a look
Mansion-scale floor plans
The original homes start around 495 sqm and rise to 718 sqm, so the difference from a standard suburban detached house is functional, not cosmetic. Multiple living rooms, en-suite bedrooms, separate kitchen areas and staff accommodation can work well for a large household, but buyers should budget for the operating cost of a building this size rather than focusing only on the purchase price.
Only 55 homes
A 55-house estate on roughly 39 rai offers a degree of privacy that is difficult to reproduce in denser modern developments. The flip side is a thin resale market: only a handful of houses may be offered at one time, and each can differ materially in renovation level, plot size, pool condition and extensions. Price discovery is therefore less transparent than in a large condominium.
Road-led west Bangkok access
The Kanchanaphisek frontage suits households whose daily routes are in western Bangkok and around Phetkasem. MRT Lak Song is roughly one kilometre away, but the estate should still be evaluated as car-oriented: U-turns and carriageway direction can change a journey more than the straight-line distance shown on a map.
Condition drives value
Completion dates back to 2012, so maintenance history now matters as much as the original SC Asset specification. The current THB 19M listing is a useful example because the seller also discloses an estimated THB 6–8M repair budget before VAT. A cheaper asking price can simply mean that the buyer is inheriting deferred capital expenditure.
Land structure comes first
For a foreign buyer, the land title and transaction structure should be resolved before negotiating optional extras. A portal's freehold label describes the asset's Thai-market tenure, not automatic eligibility for a foreign individual to own the land. The selected title deed, owner and any lease or other lawful structure need property-specific legal review.
About the project
Grand Bangkok Boulevard Petkasem - Pinklao is an established low-density detached-house estate by SC Asset on Bangkok's western side. It comprises 55 two-storey houses across roughly 39 rai 3 ngan 17.8 square wah in Bang Khae Nuea and was completed in 2012. This is no longer a developer-stock purchase. A buyer is selecting an individual resale house, and the condition of that particular building, subsequent alterations, title documents and the seller's maintenance history now matter more than the estate's original launch price.
The original product was unusually large even by Bangkok detached-house standards. Three main house types were marketed at roughly 495 to 718 sqm, with four or five bedrooms, five to seven bathrooms and three covered parking spaces. Launch reviews put standard plots at about 125 to 179 square wah. The layouts devote substantial space to multiple reception areas, family rooms, dining, a separate Thai kitchen, pantry functions and staff quarters rather than simply adding bedrooms. The largest Grand Tenerife design also included a private swimming pool, which makes the estate relevant to buyers looking for a mansion-scale home rather than a conventional suburban house.

The address works best for a car-led lifestyle. The entrance is on Kanchanaphisek Road close to the Phetkasem junction; The Mall Bang Khae is roughly 500 metres away and MRT Lak Song about one kilometre. In practice, the width of the ring road, U-turns and the side of the carriageway affect driving time, so map distance alone can be misleading. The location is strongest for west-Bangkok road connections, with rail transit acting as useful backup rather than a true doorstep commute.
Resale pricing is thin and highly property-specific. In October 2026 an active 184.6-square-wah house is marketed at THB 19M, but that same listing states that estimated repair work could cost another THB 6–8M before VAT. Other recent asking prices include about THB 24.6M for a house around the original 495 sqm scale and THB 45M for a much larger 800 sqm home. Those figures should not be averaged into a neat 'project price': renovation standard, plot position, private pool condition, extensions, furniture and structural work can move the real value far more than the name of the original house model. A sensible comparison therefore separates the land-and-building value from deferred maintenance and the cost of bringing the property to the buyer's preferred standard. A house priced several million baht lower can be the more expensive purchase if waterproofing, air-conditioning, pool equipment, kitchen systems and electrical work all need attention at once; a higher asking price may be justified when major works have already been completed and documented.
The estate was launched with a full private-community package: clubhouse, shared swimming pool, fitness room, landscaped areas, controlled entry, CCTV and 24-hour security, together with a double-gate arrangement and underground utilities. For a 2012 estate, however, a current inspection is more useful than the historical amenities list. A serious buyer should look at the common areas, ask who manages the estate now, confirm the current common fee and arrears position for the selected house, and understand whether any large shared-infrastructure works are planned.
For owner-occupiers, the floor plans are a strong part of the proposition. The original houses were designed around generous living and service zones, including en-suite bedrooms, separate family areas, formal reception space, Thai kitchens and staff accommodation. That can suit multi-generational households without requiring an immediate reconfiguration. The trade-off is operating cost: cooling 500–700+ sqm, maintaining gardens and pools, and renewing pumps, waterproofing, roofs, electrical systems and plumbing in a house that has been occupied for more than a decade can outweigh a headline discount on the purchase price.
Foreign buyers need to separate the house from the land question. Portals may label the resale asset 'freehold', but that describes the tenure being offered in the Thai market; it does not automatically mean a foreign individual can register the underlying land in their own name. Thai law generally restricts foreign land ownership, subject to narrow statutory exceptions. Before negotiating on price or furniture, a foreign buyer should establish the land title, registered owner, encumbrances and the legally available transaction structure for that exact property. No estate-wide foreign leasehold program for this older project was found in public sources.
Identity checking is unusually important here because the naming is messy. Petkasem, Phetkasem and Petchkasem are all used online, and SC Asset has several Grand Bangkok Boulevard projects carrying Pinklao in the name. Some portal listings appear to mix this 55-house Bang Khae estate with a separate 48-house Grand Bangkok Boulevard Pinklao near Phutthamonthon Sai 2, as well as newer Pinklao-Borom and Pinklao-Kanchana projects. A resale listing should therefore be matched by address, house layout, plot and title documents rather than by the marketing name alone.
Ownership format
Resale portals describe houses in the project as freehold, meaning the land-and-house asset is offered as a freehold property in the Thai market. That label does not remove Thailand's restrictions on foreign land ownership: a foreign individual generally cannot register the land directly in their own name unless a narrow statutory exception applies. For any selected house, the title deed, registered owner and legally available transaction structure need to be checked; a long-term land lease can be an alternative, but no project-wide leasehold scheme for this estate was found.
Home types & sizes
The smallest of the three original designs is still a very large family house: four bedrooms, two reception areas, a family room, dining space, pantry, separate Thai kitchen, three covered parking spaces and staff accommodation.
A four-bedroom layout with two reception rooms, a separate family area, dining room, pantry, Thai kitchen, three covered parking spaces and two staff rooms. The launch review explicitly compared it with the larger Grand Tenerife: the basic planning concept is similar, but the original Escalante did not include the Tenerife's private pool and separate guest pavilion.
The largest original model: five bedrooms, two reception rooms, a family room, an additional party or entertaining room, dining area, pantry, Thai kitchen, three covered parking spaces, two staff rooms and a private pool. The scale is attractive for a large household, but it also makes pool systems, cooling and general building maintenance a meaningful part of the ownership budget.
The types and sizes above describe the original 2013 house plans. Resale houses may have been extended or reconfigured: a 2026 listing, for example, is marketed at about 800 sqm with six bedrooms, so current listing specifications should not automatically be treated as the original plan. For any selected property, actual floor area, permitted extensions and the building plan should be checked against the documents. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Location
- The entrance is on Kanchanaphisek Road in Bang Khae Nuea, close to the Phetkasem junction, giving the estate direct access to Bangkok's western ring-road network.
- MRT Lak Song is around 1 km away and Bang Khae station roughly 1.9 km away. The estate still works more naturally as a car-led address than a walk-to-transit development.
- The Mall Bang Khae is roughly 500 metres away, with established shopping, schools and healthcare across the wider Bang Khae area.
- Driving routes should be checked in the actual direction of travel because U-turns on Kanchanaphisek can make practical journey times longer than the map distance suggests.

Price & purchase terms
- Current price: From THB 19M on an active resale listing checked on 7 October 2026. This is a lower anchor for one specific house, not a project-wide price: the same listing mentions an estimated THB 6–8M repair budget before VAT. Condition, title, included items and actual availability need separate confirmation.
- Completed: 2012
We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. For a resale unit, confirm the current price, availability and payment terms with its seller or authorised representative before payment.

Best for: A large or multi-generational household that genuinely needs four to five bedrooms, several living areas, a separate kitchen and staff accommodation.; A buyer whose daily life is centred on western Bangkok and who expects to travel primarily by car.; Someone comfortable underwriting an older resale house by condition and accepting renovation work when the purchase price properly reflects it.; A buyer who values a 55-home low-density estate and a substantial plot more than new-build warranties or the latest design language.; may not suit: A foreign buyer who specifically requires straightforward personal freehold ownership of the underlying land with no separate legal structure.; An investor who needs transparent rental yield and a deep pool of comparable transactions; public rental stock is thin and the houses are highly heterogeneous.; A buyer unwilling to inspect, renovate and maintain a house that has been occupied for more than a decade.; Someone seeking a central-Bangkok, walkable, car-free lifestyle..

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- No current official common-fee schedule was found. One active listing at the correct project address states THB 45 per sq wah, but that is seller-provided information and should be confirmed with estate management for the selected house.
- No estate-wide foreign leasehold structure was found. Freehold labels on resale portals describe the seller's market tenure but do not replace a title and transaction-structure review for the specific foreign buyer.
- Some portals mix this 55-house Bang Khae estate with a separate Grand Bangkok Boulevard Pinklao near Phutthamonthon Sai 2 that is described as having 48 houses. Every resale listing should be matched by address, plot and original house plan.
