On resale, the original model should still be checked against the house as it stands today because extensions and renovations can change the practical layout.

The Kanchanaphisek frontage-road location gives car users practical access across north-eastern Bangkok and toward major arterial roads. It is a stronger fit for a driving household than for someone expecting a walkable inner-city lifestyle.
Visible resale evidence
There are active resale and rental listings, so a buyer can compare present-day seller expectations rather than relying on launch pricing from more than a decade ago. The wide asking-price range is also a reminder that plot, condition and renovation quality matter greatly in this kind of estate.
Ownership needs legal fit
For a foreign buyer this is not equivalent to buying a condominium unit under the foreign quota. The land component changes the legal analysis, so the selected title and lawful ownership route need to be understood before negotiating the commercial terms.
About the project
The Centro Ramindra is a completed AP Thailand detached-house community in Khan Na Yao, on the north-eastern side of Bangkok. It is no longer a primary-market launch. In 2026 the project is relevant mainly as a resale neighbourhood of established family homes near the Ram Inthra corridor and the Kanchanaphisek eastern ring-road network. The development contains 296 houses, while historical launch material records five original two-storey house designs with usable areas from about 152 to 248 sqm. That makes today's buying decision more property-specific than it would have been at launch: plot position, maintenance history, extensions, renovation quality and title documentation now matter as much as the original floor plan.
The development was completed in 2011. Age should not be treated as a single project-wide condition score. Individual houses may have been maintained, renovated or altered very differently over more than a decade, and current listings sometimes show usable areas that differ from the original model specifications. The launch-era house catalogue is therefore useful for understanding the design DNA of the estate, but it should not replace an inspection and document check of the actual resale house.

The location works best for a car-oriented household. The estate sits by the Kanchanaphisek frontage-road system with access toward Ram Inthra and the wider north-eastern Bangkok road network. The surrounding district is already established, with major retail, hospitals, schools and leisure facilities in the broader area. Bangkok's Pink Line adds another transport option, but a detached-house lifestyle here still makes substantially more sense when the household is comfortable relying on a car for daily routines.
Active resale listings were available when checked on 4 September 2026. The lowest asking price found on a major portal was THB 4.99M, while other houses were listed materially higher. That spread is not surprising in an older low-rise estate. Plot size, renovation, storage location, extensions, furnishing and seller expectations can create large differences between houses that technically share the same project name. A simple price-per-sqm comparison therefore misses part of the value because the transaction is for a house and its land rather than a standardised condominium unit.
Foreign-buyer suitability needs to be considered before the lifestyle appeal. Thai resale portals commonly describe houses in the project as freehold, which is straightforward for a buyer legally entitled to own Thai land. Foreign individuals, however, are generally restricted from direct land ownership except in narrow statutory circumstances. That makes The Centro Ramindra structurally different from a condominium purchase under the foreign quota. A foreign buyer should review the exact land title and lawful ownership route for the selected house and should not treat a generic portal label as proof that the land can be registered directly in the buyer's own name.
