Why this project is worth a look

Two clear baselines

The original house mix gives buyers a useful starting point: the 96 sqm Saint James and the 130 sqm Kensington. Saint James suits a household that wants a more compact three-bedroom layout and one parking space, while Kensington adds a fourth bedroom, a third bathroom and two parking spaces. On the resale market, this distinction helps reduce noise. A buyer can first choose the original house type that fits their needs, then compare condition, plot position and asking price within that group. The listing description still needs verification because owners may have altered layouts or added extensions since handover.

A visible resale market

There is enough active resale stock to compare actual alternatives rather than accept one seller's narrative. Current project pages and listings show asks from roughly the low THB 2M range to the high THB 3M range, with larger or renovated homes generally positioned higher. That visibility is useful for negotiation, but the bottom listing should not be treated as a guaranteed bargain. A lower ask can reflect condition, plot size, location inside the estate, renovation requirements or simply a motivated seller. The advantage is that comparable homes exist, so those differences can be investigated rather than guessed.

Established daily life

A completed estate can be judged on how it actually functions. Buyers can see the streets, traffic inside the community, the condition of the pool and clubhouse, how neighbours have extended their homes, and whether common areas still feel well maintained. Several independent sources consistently identify the pool, fitness area, communal garden, clubhouse, security, CCTV and controlled access. Those facilities are part of the original project proposition, but the current standard of upkeep is a present-day question. For a resale townhouse, a site visit tells more than an old amenities list.

Connected, not station-front

The estate sits inside Soi Khu Bon 27 rather than directly on Ramintra Road or beside a rail station. That is the central location trade-off. Residents gain a more local residential setting, but most trips begin with neighbourhood road access before reaching Khu Bon Road and the wider network. From there, Ramintra, Kanchanaphisek and the Chalong Rat expressway provide strong road options, while the Pink Line adds rail to the transport mix. Buyers who drive or combine car and rail may find this practical; buyers whose priority is a genuinely walk-to-station lifestyle should check the route carefully.

Title before discount

For a foreign buyer, the legal structure matters more than a small difference in asking price. These are landed townhomes, and a resale portal's 'freehold' label does not resolve whether the underlying land can be registered to that buyer. The land title, registered owner, rights over the structure and legally available transaction route should be established before money is committed. Thailand's normal restriction on foreign land ownership makes this a different proposition from a condominium purchase within the foreign quota. A discounted house is not a good purchase if the buyer cannot hold the intended rights lawfully.

About the project

Golden Town Ramintra - Khubon is an established low-rise housing estate in Tha Raeng, Bang Khen, on the north-eastern side of Bangkok. It should be approached as a resale community rather than a new-launch project. The original developer sales are closed, the homes are complete, and the stock visible in 2026 comes from individual owners and brokers. That changes the due-diligence priorities. A buyer is no longer comparing developer incentives or construction milestones; the meaningful questions are the condition of a particular house, what has been altered since handover, where it sits within the estate, what the seller actually owns, and which recurring charges attach to that property. Project identity itself is well supported: Thailand's Department of Lands lists Golden Town Ramintra - Khubon as a land-allocation development in Tha Raeng, Bang Khen, while the main property databases consistently describe a 297-home townhouse community.

The original product was straightforward. Project-era sources describe two principal two-storey townhome layouts with an English-inspired exterior language. Saint James is the smaller plan at 96 sqm, typically arranged with three bedrooms, two bathrooms and one parking space. Kensington is the larger 130 sqm plan with four bedrooms, three bathrooms and two parking spaces. Those original layouts are a useful baseline, but they should not be mistaken for the exact specification of every resale property today. Owners have had years to extend kitchens, repurpose rooms, add built-ins, renovate wet areas or modify the front of the house. Current listings sometimes show bedroom counts or usable areas that do not line up neatly with the original brochure-era plans. That is a reason to inspect and document the individual house, not evidence that the project necessarily had a third official house type.

The location makes most sense for households that are comfortable using a car for at least part of their daily travel. The estate entrance is inside Soi Khu Bon 27 Yaek 17 rather than directly on a major arterial. Detailed location reviews show a local-road approach before residents reach Khu Bon Road, so the last part of the trip is neighbourhood driving rather than immediate expressway or rail access. The broader network is nevertheless useful: Khu Bon links into the Ramintra corridor, Kanchanaphisek Outer Ring Road is a practical cross-city connection, and the Chalong Rat expressway provides another route toward central Bangkok. The Pink Line has also changed the area's transport context since the project launched. Khu Bon station is part of the nearby corridor, but this is not a genuinely station-front development; buyers should judge the actual door-to-station route rather than relying on a broad 'near MRT' label.

Resale pricing is wide enough that a single headline number would be misleading. As of 3 October 2026, DDproperty shows a project-level asking range of roughly THB 2.3M to THB 3.69M, while PropertyHub has individual active listings starting around THB 2.424M and moving above THB 3M for larger or renovated homes. The spread is logical. Saint James and Kensington began as different-sized products, and resale value now also reflects plot size, corner or internal position, renovation quality, extensions, furnishing, parking practicality and a seller's urgency. For that reason, the cheapest visible advertisement is best treated as a market floor to investigate rather than the 'price of Golden Town Ramintra - Khubon'. A useful comparison is between several homes of the same original type and broadly similar condition.

Foreign buyers face a more fundamental constraint than local Thai buyers because these are landed homes. Listings may describe a townhouse as freehold, but a project-level freehold label does not automatically give a foreign individual the right to register the underlying land in their own name. Thai rules generally restrict direct foreign ownership of land, with a narrow residential exception tied to at least THB 40M of qualifying investment and approval from the Minister of Interior. This makes the transaction structurally different from a condominium purchase under the foreign quota. Before negotiating on a specific house, a foreign buyer needs to establish who holds the land title, what rights exist over the building, whether the seller can transfer those rights, and what lawful ownership or lease arrangement is actually available. A low resale price does not compensate for an unsuitable legal structure.

The advantage of an eight-year-old completed estate is that the product can be judged in real life rather than through launch materials. Streets, neighbouring homes, common areas and the way residents use the estate are visible. The trade-off is that physical condition is no longer uniform. Roof leaks, drainage, settlement cracks, electrical work, plumbing, kitchen additions, boundary changes and earlier renovations can vary materially from one house to another. Multiple sources consistently mention the clubhouse, swimming pool, fitness area, communal garden, security, CCTV and key-card access, but the current maintenance standard should still be observed on site. Golden Town Ramintra - Khubon is therefore less about buying a standard developer product and more about selecting the right individual resale within a known, established community.

Ownership format

Resale listings commonly label the homes as freehold, but that does not mean a foreign buyer can automatically register the underlying land in their own name. Foreign individuals are generally restricted from direct land ownership in Thailand; the narrow residential exception requires at least THB 40M of qualifying investment and approval from the Minister of Interior. A workable structure for a foreign buyer may separate ownership of the building from a registered land lease, normally for no more than 30 years per registered term; contractual renewal language is not the same as a presently registered right for the full future period. For any specific house, the land title, registered landowner, rights over the structure and the legally available transaction structure need to be checked separately.

Home types & sizes

Saint James
96 sqm
2 bathrooms

The project's original compact layout: a two-storey townhouse with 3 bedrooms and 1 parking space. On the resale market, the relevant plot size is the one recorded for the selected house in its title and transaction documents; project summaries and listings show differing figures. Owners may also have modified interiors or added kitchen extensions, so room count, additions and actual dimensions should be checked property by property.

Kensington
130 sqm
3 bathrooms

The larger original house type, with 4 bedrooms, 3 bathrooms and 2 parking spaces across 130 sqm. Current resale listings show homes of this scale at different renovation levels and generally above the compact type, so condition, the documented plot area and position inside the estate matter as much as the headline floor area.

The cards above reflect the original project house types. Resale listings include altered layouts, extensions and different stated areas or bedroom counts; those should not automatically be treated as separate official house types. Plot-size figures also vary across sources, so no single project-wide plot size is stated in the cards. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

  • The estate is inside Soi Khu Bon 27 Yaek 17 in Tha Raeng, Bang Khen; it is a neighbourhood location rather than a frontage site on Ramintra.
  • Khu Bon Road connects the project to the Ramintra corridor, with onward access to Kanchanaphisek Outer Ring Road and the Chalong Rat expressway.
  • The Pink Line runs through the wider Ramintra corridor and adds a rail option, but this is not a station-front housing project.
  • Major project references repeatedly identify Fashion Island, The Promenade and Synphaet Hospital as key area landmarks; actual drive times depend on traffic.
  • The final approach through Soi Khu Bon 27 is part of the location trade-off: it gives the estate an internal residential setting but adds local-road travel before the main network.

Price & purchase terms

  • Current price: From THB 2.3M in DDproperty's current project-level resale range as of 3 October 2026. PropertyHub separately shows an active listing from THB 2.424M. This is a lower resale-market anchor, not a developer price: availability, house condition, land rights, transfer costs and the final negotiated price are specific to the selected property.
  • Completed: 2018

We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. For a resale unit, confirm the current price, availability and payment terms with its seller or authorised representative before payment.

Best for: A household looking for a completed two-storey Bangkok home with 3–4 bedrooms and a clear choice between a compact and a larger original layout.; A buyer comfortable with resale due diligence: comparing several houses, checking renovations and extensions, and judging plot position rather than buying a standard developer unit.; Residents who drive regularly and value access to Ramintra, Kanchanaphisek and the expressway, with the Pink Line as an additional transport option rather than the sole commute.; Buyers who prefer an established community that can be inspected today over a new launch sold through renders, staged show units and future promises.; Thai buyers, or buyers with a clearly lawful and workable land-and-building ownership structure, for whom a landed townhouse does not create an unresolved legal obstacle.; may not suit: A foreign buyer expecting to register the underlying land directly in their own name as simply as buying a foreign-quota condominium; a landed townhouse is governed differently.; Anyone who specifically wants a brand-new developer unit with a standard payment schedule, developer warranty and uniform handover condition.; A buyer whose non-negotiable requirement is a short walk to rail with no reliance on a car, taxi or local road connection.; Someone unwilling to inspect a resale house technically or investigate previous renovations, extensions and current project charges on a property-by-property basis..

Disputed and unknown information

This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.

  • Completion year conflicts across sources: PropertyHub states 2016, while DDproperty, Home.co.th, Estopolis, ZmyHome and other project profiles state 2018. The main record uses 2018 as the better-supported value.
  • Project-level legal attribution differs by source: Thailand's Department of Lands lists กรุงเทพบ้านและที่ดิน (Krungthep Land Plc.) as the land allocator, while DDproperty and several property references identify Golden Land Property Development; Golden Land was later acquired by Frasers Property Thailand. For a resale transaction, the seller's legal identity and the title of the selected house matter more than the project brand label.
  • The current common-area fee is not consistently documented. A historical DDproperty review states THB 45 per sq wah per month, PropertyHub leaves the field unspecified, while ZmyHome displays zero. A current invoice or confirmation from the estate's management is needed for the selected house.
