Close to Jomtien
Cornerstone places the village on Chaiyapruek 1 about 550 metres from Jomtien Beach. It offers a relatively unusual combination of private-house space and a coastal location, although the practical walking route should still be checked from the specific property.
Real resale variation
Current stock ranges across three- and four-bedroom houses with very different land plots, floor areas, storeys, pools and renovation standards. There is no meaningful single project price beyond a market floor; house-by-house comparison is the relevant method.
Condition drives value
A 1997 estate can contain both comprehensively renovated homes and properties with ageing systems. Roofs, drainage, wiring, pumps, pool equipment, air-conditioning and later extensions deserve a proper inspection before the asking price is treated as the real cost.

Listings show different current registration arrangements. A foreign buyer needs to verify the exact land title, registered owner, encumbrances, building documentation and compliant purchase structure for the selected house; no estate-wide foreign ownership model is confirmed.

Jomtien Beach Paradise Village is an established housing estate in the southern Jomtien area, around Chaiyapruek 1 and Jomtien Second Road. The first job for any buyer is to separate it from Jomtien Beach Paradise, the nearby 1997 high-rise condominium with roughly 410 units. Several large portals merge the two records and then attach 29 floors, studios and condominium amenities to the village. Cornerstone Real Estate maintains a distinct house-development record for Jomtien Beach Paradise Village and gives it 33 homes, while Pattaya Living also lists the village separately from the condo project. Current local-agent inventory consists of detached houses on individual land plots. That identity split matters because a house purchase has a completely different title, maintenance and due-diligence path from buying a condominium unit.
This is mature resale stock rather than a developer launch. Cornerstone dates the estate to 1997 and records 33 units, and active house listings confirm a functioning secondary market. There is no verified current developer price list, staged payment plan, uniform furniture package or project-wide warranty to rely on. Each house has had nearly three decades in which owners could renovate, extend, replace systems or defer maintenance. Two three-bedroom houses in the same village may therefore have very different roofs, drainage, pool equipment, electrical capacity, air-conditioning, kitchens and structural alterations. The practical underwriting unit is the individual property, not the estate brochure.

The verified resale mix is broad. Pattaya Condos and Homes currently advertises a three-bedroom, four-bathroom beachside house with about 250 sqm of internal space on a 472 sqm plot at THB 12.9M. The same development page shows another three-bedroom house with 200 sqm of living area on 768 sqm of land, a four-bedroom house of about 300 sqm on a 296 sqm plot, and a four-bedroom, five-bathroom house of 311 sqm on 416 sqm of land. Cornerstone carries additional stock, including a much larger three-bedroom house and several private-pool four-bedroom properties. These should be read as individual resale examples, not as a standardized original villa schedule.
For the project page, THB 12.9M is the cleanest current lower market anchor from a source that clearly identifies the house village rather than the condo. Some portals show much lower prices under the same project name, but those low figures are studios and apartments from the neighbouring tower. That database contamination makes automated project averages unreliable. A useful comparison should instead stay within houses and consider land size, internal floor area, renovation standard, pool condition, number of storeys, parking and the seller's registered ownership position. A price-per-square-metre figure on its own can be misleading because the land component and the quality of later upgrades vary so much from one property to another.
The location is one of the village's clearer advantages. Cornerstone places it on Chaiyapruek 1 around 550 metres from Jomtien Beach, and local Pattaya agencies describe the entrance around Jomtien Second Road with quick access in either direction to the beach or Sukhumvit Road. This is not an inland East Pattaya estate where almost every errand requires a longer drive. Restaurants, cafés, convenience retail and everyday services are present in the immediate Jomtien area, and the coast is genuinely close. Even so, advertised travel times should be treated as orientation rather than a promise: the walk from a particular house depends on its position inside the village, the route to the gate and the pedestrian conditions on the surrounding streets.
The project-level facilities are more modest than some aggregator pages suggest. Cornerstone clearly confirms 24-hour security and a controlled barrier entrance. Private swimming pools appear in many house listings, but they belong to the individual properties and should not be described as a communal estate pool. By contrast, gym, sauna, restaurant and concierge references on several portals mirror the amenity list of the neighbouring Jomtien Beach Paradise condominium. Those items have been excluded from this dossier because the evidence does not reliably establish them as village facilities. For an older estate with two near-identical project names in the same micro-area, conservative data selection is more useful than a long but contaminated amenities list.
The living proposition is straightforward: detached-house space close to Jomtien rather than high-rise beachfront living. A family can gain private outdoor area, larger kitchens and living rooms, pool options and more flexibility for long stays. The trade-off is that maintenance responsibility shifts much more heavily to the owner. The estate's 1997 origin does not tell you the condition of a particular home. One house may have been comprehensively rebuilt in 2026 while another still relies on ageing wiring, pumps, waterproofing and drainage. A serious inspection should therefore cover roof and moisture history, storm-water drainage, pool shell and machinery, electrical load, water storage and pumps, air-conditioning, termites, sewer or septic arrangements, and the quality and legality of later extensions.
Ownership needs property-specific legal work. Current listings use labels such as Thai-name and company-name ownership, but those are descriptions of the seller's present registration, not a ready-made structure for every foreign purchaser. Thai government guidance places strict limits on direct foreign ownership of land, subject only to narrow statutory exceptions. A foreign buyer should therefore start with the land title, registered owner, encumbrances, building documentation and the proposed contract structure. A seller's suggestion that the buyer simply take over a company should never substitute for due diligence on that company's shareholders, liabilities, tax history and legal purpose. The building and the land need to be understood separately where relevant.
No verifiable original developer has surfaced in the sources reviewed. That does not make the estate unusable as a project page: the location, age, housing format, approximate scale and current resale market are supported by multiple independent sources. It does, however, limit what can safely be said about the original launch. There is no reliable primary-source record in hand for the initial developer entity, original masterplan, first-sale pricing or original construction specifications. For a 1990s resale village, the decision should rest on the condition and title of the selected property and the real operation of the estate today rather than on reconstructed developer history.
