Why this project is worth a look
Inspectable, not promised
La Santir has been operating since 2015, so a buyer can judge the building that actually exists: lifts, security, pool, gym, corridors and management. That is a meaningful advantage over buying from renderings, provided the age of the building is priced in.
Lower entry point
Current resale platforms show stock around the THB 1.5M level at the low end. That gives buyers a relatively inexpensive route into Jomtien, but condition, renovation needs and ownership quota can matter more than the headline number.
Simple compact mix
The original product is mainly a 26.25 sqm studio and one-bedroom units of roughly 32–49 sqm. That is straightforward for singles, couples and rental use, but buyers needing genuinely large family space may find the original layouts restrictive.
Real shared amenities
Pool, gym, tennis, landscaped areas, a jogging track, children’s space and security make the common package more complete than a bare-bones budget condominium. The key resale question is whether those facilities are being maintained well today.
Jomtien, not beachfront
The project sits within the Jomtien area with access toward both the beach and Sukhumvit Road, but it is set back from the seafront. That can be a sensible price-location trade-off, but it will not suit a buyer whose priority is a true front-line beach building.
About the project
La Santir is an established high-rise condominium in the Jomtien part of Pattaya rather than an off-plan project whose finished quality still has to be guessed. The dominant project records describe one tower, 523 units, 29 floors and completion in 2015. That changes the buyer’s job. You can inspect the actual lobby, pool, gym, lifts, corridors, security and management instead of relying on renderings. The trade-off is age. Two units with the same floor area can now be very different properties after roughly a decade of owner use, renovation and maintenance. Air-conditioning, plumbing, electrical work, windows, built-ins and furniture may all have been treated differently. A La Santir purchase therefore starts with the building, but it should finish with a unit-specific inspection and document review. The project name tells you the setting; it does not tell you the condition of the home you are actually buying.
The building sits on Chaiyaphruek 3 Alley, between the Jomtien beachfront area and Sukhumvit Road. The address repeated across current mapping and property sources is 483 Chaiyaphruek 3 Alley, Muang Pattaya, Bang Lamung District, Chon Buri 20150. It is not a beachfront condominium. FazWaz places Jomtien Beach South at roughly 0.6 km from the project, while Booking’s listing for apartments in the same building gives a walk of about 17 minutes to the beach. In practical terms, the location works for buyers who want access to both Jomtien and the main Sukhumvit corridor without paying specifically for a front-row beach address. Anyone whose priority is stepping out of the lobby directly onto the promenade should treat that as a genuine compromise, not a detail. Walking the route once in daylight and once after dark is more informative than reading a straight-line distance.

The original unit programme is compact and relatively simple. Thai project records show a 26.25 sqm studio and one-bedroom units from about 32 to 49 sqm. Launch-era material breaks the scheme into five recurring sizes: 26.25, 32, 33.5, 46 and 49 sqm. Current resale listings often appear at nearby figures such as 33, 34–35, 46.4 or around 50 sqm. We do not treat every resale measurement as a new official layout because portal data may be rounded and some units may have been altered. The title deed and registered plan for the selected unit matter more than a portal label. For most buyers, La Santir is fundamentally a studio and one-bedroom market. Larger configurations can appear on resale sites, but they are not the core of the original product mix and may represent combined or modified units that need their own document check.
As of 7 September 2026, La Santir has an active resale market. FazWaz and KaiBaanThai show a lower entry point around THB 1.5M, including studio stock, while the freshest DDproperty results are mostly higher for one-bedroom units, roughly THB 1.9M to THB 3.55M depending on size, floor and condition. That spread is useful because it demonstrates how little a single headline price says about a mature building. View, renovation quality, furniture, foreign-quota status, seller urgency and unit condition can all shift the asking price. A cheap apartment may need air-conditioning, bathroom, electrical or interior work soon after transfer; a more expensive one may already be renovated and rentable. The starting price on this record should therefore be read as a market floor observed on listing platforms, not as a developer price and not as a promise that an equivalent unit will be available when a buyer is ready to transact.
Foreign buyers need to separate project-level freehold status from unit-level foreign-quota availability. Thai condominium rules allow foreign ownership in a registered condominium up to 49% of the aggregate unit area. Current La Santir listings include units specifically marked as foreign quota and others marked as Thai quota, so one advertisement cannot be used to infer the status of the whole building. Before paying a meaningful deposit, the buyer should confirm the remaining foreign quota through the condominium juristic person and make sure the seller can transfer the selected title in the required form. The funds used for a foreign freehold transfer also need the correct banking evidence. Portal labels such as “freehold” are helpful for screening, but the final answer belongs in the title documents, the juristic-person confirmation and the Land Office transfer process.
The common facilities are more substantial than those of a stripped-back budget condominium. Sources consistently mention a large swimming pool, gym, tennis court, garden, jogging track, children’s area, lobby, parking, 24-hour security and CCTV; an on-site shop and restaurant also appear in project profiles. FazWaz places the lobby and tennis court at ground level and the pool and gym on the first floor. For a resale buyer, the important question is not whether these items existed in the original sales material but how they operate today. A building that has been occupied for years can change shop tenants, replace gym equipment, revise access rules and defer or complete repairs. A serious viewing should include the pool area, lifts, corridors, parking, entrances and evening security rather than treating the apartment door as the end of the inspection.
Scale is part of the La Santir proposition. With 523 units in a single tower, there is usually enough resale and rental turnover to provide useful comparables inside the same building. That makes it easier to challenge an asking price or understand what buyers are paying for a higher floor, renovation or view. The same scale can put pressure on lifts, parking and shared facilities if management is weak or occupancy is high. FazWaz lists two passenger lifts and one service lift, but parking-capacity figures are inconsistent across secondary sources, so we do not present a fixed parking ratio as confirmed. Buyers who rely on a car should visit in the evening, and buyers considering a high floor should experience lift waiting times during a busier period rather than only during a quiet daytime showing.
The project’s corporate history is less tidy than its physical identity. Pattaya Mail reported the 2012 launch of Porchland 5 La Santir by MG Plus Co., Ltd. HomeBuyers links the project to Porchland Group Service Co., Ltd while also describing MG Plus as the project owner and operator. Current databases divide the legacy differently: DDproperty and Lazudi still identify Porchland, whereas FazWaz, PropertyScout and several related platforms attribute La Santir to Madcha Land Development. The location, 523-unit count, layouts and project history clearly refer to the same condominium, so this looks like an attribution or corporate-history issue rather than two different projects. We use Porch Land Group as the historical development brand, but we do not treat the present legal relationship between these companies as independently resolved. For a resale purchase, the unit title, condominium juristic-person records and seller documents are more important than a portal’s developer label.
Ongoing charges also need a fresh document rather than a copied portal figure. FazWaz currently lists a common-area fee of THB 40 per sqm per month and a sinking fund of THB 300 per sqm, while Lazudi shows THB 30 per sqm per month with the same sinking-fund figure. The sensible response is not to average the two numbers. The fee may have changed, or one database may simply be stale. Before transfer, ask the juristic person for the current rate, confirm that the selected unit has no unpaid common charges and, where available, review recent building financial information. In a large condominium with a pool, lifts, security and landscaped areas, the condition of the common property is closely tied to how well fees are collected and how capital repairs are funded.
La Santir makes the most sense as a mature, value-oriented Jomtien option: a completed building, compact unit sizes, meaningful shared facilities and enough resale activity to compare one unit against another. Its appeal is not brand-new construction or direct beachfront access. The stronger case is that a buyer can see what exists today and enter the market at a lower price point than many newer towers. The corresponding risk is also typical of mature resale stock: a good view or low asking price can distract from unit condition, building finances or ownership details. Comparing several apartments inside La Santir before committing is especially useful. It reveals the real premium for floor, view, renovation and foreign quota and helps separate a genuinely attractive resale from a unit whose low price merely reflects deferred work.

Ownership format
The condominium is marketed and traded on a freehold basis. A foreign buyer may register a unit in their own name within the foreign quota, capped at 49% of the aggregate unit area in the condominium. The remaining quota must be confirmed for the specific unit; current La Santir listings include both foreign-quota and Thai-quota stock.
Unit types & sizes
The smallest original format. Resale portals sometimes show units at about 27 sqm, so the registered title area should take priority over rounded listing data.
