The building has been complete since 2014, so a buyer can inspect the actual view, noise, lifts, common areas and unit condition before committing. That removes construction-risk uncertainty but replaces it with resale due diligence: maintenance history, ageing equipment, renovations and the condition of furniture and appliances.
Low entry pricing
Compact resale units are currently marketed from roughly THB 1.35–1.4M. That creates an accessible entry point into an established Jomtien condominium, but the lowest asking price belongs to a particular small apartment and should not be treated as the project's typical value.
Compact core layouts
The original stock was built around small one-bedroom units, with larger combined formats also documented. That can work well for a single occupant, a couple or a second home. Larger resale units deserve an extra title and floor-plan check because some may be combinations or later alterations.
Active resale choice
Multiple portals carry a substantial number of active sale and rental listings. Buyers can compare floors, views and renovation quality instead of taking a single developer offer. High listing volume is not the same as guaranteed liquidity, though; achieved price and time on market matter more than the number of ads.

Some current listings are explicitly marketed as Foreign Quota or Freehold. That is useful for screening, but a foreign buyer still needs the condominium juristic person's quota confirmation for the specific unit before transfer. Broker wording is an indication, not the legal evidence.

Completed in 2014, it offers a large stock of compact apartments in a mature building where the quality of the individual unit matters as much as the project name. Two apartments with the same nominal size can differ materially in renovation, furniture, view, maintenance history, outstanding common charges and foreign-quota status. A buyer should therefore treat the project profile as the starting point and the unit file as the real transaction.
The development sits on Jomtien Sai 2 Road at approximately 12.8719134, 100.8937019, with road access back toward Sukhumvit around kilometre marker 152. Address references commonly use number 553. The current registration trail places the condominium in Nong Prue, Bang Lamung, Chon Buri. Some older marketing databases label the subdistrict as Na Kluea; Nong Prue is used here because the newer administrative evidence is stronger.

The project is a sizeable high-rise scheme: 30 floors, two towers and 1,154 units. That figure is consistent with the historical structure of the development, commonly identified as Towers D and E, and with the majority of project records. A number of international aggregator pages instead show 1,846 units. That number conflicts with the broader evidence and is also associated elsewhere with the neighbouring Lumpini Park Beach Jomtien, a separate development by the same group. We therefore use 1,154 as the main figure and keep the 1,846 discrepancy visible as a data-quality issue.
Original unit information points to a compact product mix. Launch-era material describes one-bedroom units at roughly 22.5–26 sqm and larger combined formats around 45–52 sqm. Current resale portals also advertise 57–58 sqm two-bedroom apartments and occasional much larger units. Those listings should not automatically be treated as original standard layouts; they may represent combined apartments, later alterations or imperfect project tagging. For any larger resale unit, the title deed area and registered unit number are more important than the marketing headline.
Facilities are conventional rather than resort-complex extravagant. Across multiple sources, the recurring set includes a swimming pool, fitness room, landscaped/common garden areas, children's play space, multipurpose or community rooms, a convenience shop, lifts, parking, key-card access, CCTV and 24-hour security. That is a practical package for owner-occupation, holiday use or long-term rental. The building is more than a decade old, however, so a current inspection of lifts, pool condition, mechanical systems and shared areas carries more weight than archived launch descriptions.
The resale market remains active in September 2026. Compact apartments are currently marketed from roughly THB 1.35–1.4M, while larger homes can move above THB 4–5M. The spread is not surprising. Floor, orientation, sea view, renovation quality, furniture, ownership quota and whether a unit has been combined can all move the asking price substantially within the same project.
For foreign buyers, the ownership check is central. Thai condominium law allows foreign freehold ownership only within the foreign quota, capped at 49% of the aggregate area of all units in the registered condominium. The condominium juristic person must provide confirmation for the transfer. Current Lumpini Seaview Jomtien listings include units described as Foreign Quota or Freehold, which shows that such stock exists, but it does not make every resale unit automatically transferable to a foreign buyer on that basis.
The appeal is straightforward: a completed, established building near Jomtien Beach with a relatively low entry price compared with many new launches. The trade-off is equally clear. This is not a uniform new-build inventory with one specification and one seller; it is a mature resale building with uneven unit condition and seller terms. For an owner-occupier, the ability to inspect the real apartment, view and common areas before committing can be valuable. For an investor, the decision should be based on the actual acquisition cost, realistic achievable rent, current common charges and vacancy assumptions rather than portal ROI labels.
Resale due diligence is easiest to think about in three layers. First comes title: the registered unit, seller identity, any mortgage or encumbrance, and foreign-quota confirmation where relevant. Second is the condominium account: current common charges, any special assessments, seller arrears and the financial position of the juristic person. Third is the physical apartment itself—air-conditioning, plumbing, windows, signs of moisture, renovation quality and the exact furniture and appliances included in the sale. In a 2014 building, those details can change the true economic value of two apparently similar listings by a meaningful amount.
The rental case also needs to be underwritten without relying on portal ROI labels. In September 2026 the project has active long-term rental listings, including compact units around THB 7,000–10,000 per month and higher-priced apartments on better floors or with larger layouts. That demonstrates an active rental market, not a guaranteed occupancy level or net return. A real investment model needs an achievable rent for the selected unit, vacancy, agent or management costs, common charges, repairs and applicable taxes. For a buyer primarily purchasing for personal use, occasional rental income may be secondary; for an investor, those costs belong in the decision before the transfer.
