Why this project is worth a look

This is a completed building in an established beach district, so a buyer can inspect the actual unit, common areas, view and surroundings before committing. Proximity to the coast is useful, but it does not make every apartment equal: renovation quality and internal condition can vary sharply in an older condominium.
Broad unit variety
Current resale stock ranges from compact studios to very large multi-bedroom units. That creates more choice than a tightly standardised new-build schedule, but it also means the buyer should verify the registered layout and paperwork of the specific apartment, particularly where a unit appears to have been combined or heavily altered.
Foreign quota stock
Some listings are explicitly offered under foreign-name ownership, showing that foreign freehold transfers can occur in the building. The quota is still transaction-specific, so the listing description should be followed by confirmation from the condominium juristic person before transfer.
Age makes inspection essential
A 1990 completion is not automatically a negative, but it makes building condition part of the investment decision. Lifts, common systems, pool, parking, corridors and maintenance practices may matter more to long-term ownership than a long amenity checklist on a property portal.

The major project databases used for this dossier consistently describe a January 1990 completion, 32 floors and 420 condominium units. The building is listed on Soi Jomtien 15 in Nong Prue, Bang Lamung, Chon Buri. For a buyer, that changes the due-diligence priorities: construction completion is not the issue, while the condition of the building, the selected unit, the condominium juristic person and the title transfer matter much more than a launch brochure.
Its location is the main reason the project still appears regularly on the resale market. Paradise Condominium sits in Jomtien within walking distance of the coastline. Current sources use slightly different reference points and place the sea or Jomtien Beach South roughly 300 to 500 metres away, so it is better understood as a near-beach building rather than sold on a single exact distance. The surrounding district is already mature, with everyday services, transport and a large stock of competing condominiums. This is not a purchase based on a future neighbourhood story; the value of a particular unit is more likely to turn on floor level, outlook, renovation quality, layout and building condition.

The resale stock is unusually varied. Listings reviewed in 2026 include a 32 sqm studio at THB 2.25M, a 95 sqm one-bedroom at THB 3.5M, an 83 sqm two-bedroom at THB 3.5M and a 273 sqm four-bedroom residence at THB 12M. These examples should not be treated as the original official unit schedule from 1990. In a building of this age, apartments may have been renovated, reconfigured or combined over time. The practical result is that Paradise Condominium works better as a unit-by-unit search than as a project where one standard floor plan represents the whole building.
The most consistently documented common facilities are a communal swimming pool, garden areas, 24-hour security and CCTV. Individual resale advertisements also mention a gym, lobby and parking, but the current quality and access conditions of those facilities should be checked in person. A decades-old condominium can still be perfectly usable, yet the key question is not whether a database shows an amenity icon. A buyer should look at the lifts, corridors, pool area, parking, visible maintenance, building systems and the way the juristic office operates before assuming that an older facility list reflects today's standard.
Foreign ownership is possible in principle and is visible in current resale stock. Some Paradise Condominium listings are specifically marketed under foreign-name ownership, while others are shown under Thai quota. That distinction is important. Thai condominium law allows foreign freehold ownership only within the statutory foreign quota, so a seller's description is helpful but not sufficient on its own. Before transfer, the buyer should obtain confirmation from the condominium juristic person that the selected unit can be transferred within the available foreign quota and that the title and building records support the transaction.
The entry price also needs context. The freshest baht-denominated listing found for this dossier is a 32 sqm studio at THB 2.25M, which shows that Paradise Condominium can offer a relatively low ticket into the Jomtien coastal market. It is not an average project value. After more than three decades of renovations, alterations and varying upkeep, two apartments of similar size can have very different real costs. A useful comparison therefore starts with condition, view, floor, furniture, ownership status and the scope of work that would remain after transfer. A cheap unit needing a full rebuild may be less attractive than a higher-priced apartment that is already structurally and cosmetically sound.
The building itself deserves the same attention as the apartment. In an older resale condominium, the way the juristic person operates, the condition of common areas and the approach to major maintenance can influence ownership costs for years. This research did not find a sufficiently reliable current common-fee or sinking-fund figure for Paradise Condominium, so no market average has been substituted. Those charges, any seller arrears and planned major works should be checked against the specific unit before a reservation is treated as final.
Paradise Condominium also rewards a comparative viewing strategy. Several units in the same building can differ widely in renovation standard, size and legal status, so a project-level decision is rarely enough. Shortlisting a few apartments and then comparing documentation, condition and outlook side by side is more informative. This matters for buyers planning to rent or resell later: future demand will depend less on the building's age on paper than on whether the particular apartment competes well with the large amount of resale stock available across Jomtien.
The weakest part of the public record is the original developer identity. Major profiles either omit the developer or show it as unavailable, and the searches used for this dossier did not produce a reliable primary record that would justify naming one. For an old resale condominium, that does not automatically prevent a purchase. It simply shifts the emphasis away from developer promises and toward the current legal and physical reality of the asset: title, juristic-person documentation, common-fee position, building maintenance, house rules and the actual state of the unit being purchased.
There is also a naming trap. Several third-party sites use names such as Paradise Condominium Jomtien or Jomtien Paradise Condominiums for a different data set: a 1997 building with 410 units and roughly 27–29 floors. Other databases list the 1990, 420-unit, 32-floor Paradise Condominium separately, and mapping data places Jomtien Beach Paradise nearby. This dossier therefore does not merge those records. Here, Paradise Condominium means the Soi Jomtien 15 building represented by the 1990 / 420 / 32 profile. When arranging a viewing, the address, year and building statistics should be checked alongside the project name so that a broker does not accidentally show a different neighbouring condominium with a similar name.
