Why this project is worth a look
A low entry point
Recent resale advertising reaches down to roughly THB 989,000, with several studio offers still positioned at the budget end of Jomtien. That makes the building accessible, but the asking price is only the first filter. A cheap renovated foreign-quota unit and a cheap apartment facing substantial work can have very different total costs.
A readable building
One 15-storey tower with 299 units is relatively easy to assess in person. A buyer can inspect the entrance, lifts, pool, parking and residential corridors in one visit instead of trying to understand multiple phases. The 1993 completion date calls for stronger technical due diligence, but at least the physical outcome can be inspected today.
Jomtien coastal access
The condominium sits on Soi Jomtien 16 with practical access toward the beach and Jomtien's main local roads. Portals disagree on the exact beach distance, so we do not present one marketing number as definitive. The useful point is that the coast is within the immediate Jomtien living area and the real walking route can be tested during the viewing.
Foreign-quota stock
Current resale listings include units explicitly offered under the foreign quota. That creates a realistic route to freehold ownership in a foreign buyer's own name, subject to the statutory 49% condominium limit. Quota availability belongs to the selected unit and the transfer date, so the juristic person's confirmation remains essential.

Pattaya Condotel Chain is a mature Jomtien condominium, not a developer-led launch. The building was completed in July 1993 and consists of one 15-storey tower with 299 units. That changes how it should be assessed. There is no construction promise to underwrite; the value sits in the actual apartment, the condition of the common property, the management of the condominium and the legal position of the resale unit. Two apartments in the same building can be very different purchases if one has been comprehensively renovated while the other still carries old electrical, plumbing, finishes or deferred maintenance.
The location is easier to establish than some of the historical project data. The strongest address evidence points to 250/330, Moo 12, Soi Jomtien 16, Nong Prue, Bang Lamung, Chon Buri 20150. Longdo Map lists that address for the building, and DDproperty also describes the project as 250/330 on Jomtien Road at Soi 16. Dot Property and several syndicated descriptions instead use 250/268. We therefore use 250/330 as the better-supported public address while preserving the conflicting number as an unresolved detail rather than pretending that all databases agree.

Beach distance is another example of why a buyer should avoid treating platform copy as a survey. Different listings describe the sea as roughly 200, 350 or 400 metres away, while an automated landmark calculation can produce a longer route to a specific point labelled Jomtien Beach South. The useful conclusion is more modest: this is a Jomtien Soi 16 building with walkable access toward the beach and practical road links toward Jomtien Second Road and Chaiyapruek Road. The exact walking line from the lobby can be checked during a viewing in a few minutes.
The scale is straightforward: a single tower, 15 floors and 299 units. Buyers who dislike enormous resort compounds may find that easier to inspect and understand. On a viewing, it is possible to form an immediate impression of the entrance, lifts, parking, pool, corridors and building maintenance before looking at the apartment itself. The age, however, deserves more attention than it would in a recent condominium. A serious due-diligence conversation should include recent major repairs, lift servicing, water and electrical systems, the condominium juristic person's finances, outstanding owner arrears, current common fees and any approved or anticipated special assessments.
Project-level descriptions most consistently identify studios around 27 sqm and one-bedroom units around 53–58 sqm. Today's resale stock is less tidy. Listings show small units around 26–28 sqm, one-bedroom apartments in several sizes and substantially larger homes. In an older building, that does not necessarily prove a broad original unit schedule: apartments can be altered, combined or simply labelled differently by agents. A 26 sqm listing may be marketed as a one-bedroom on one portal and as a studio elsewhere. The title deed, registered area and actual internal layout of the chosen property matter more than the marketing label.
The current market also shows why Pattaya Condotel Chain attracts budget-sensitive buyers. A Dot Property listing dated 1 September 2026 was advertised at THB 989,000, while other fresh studio offers across major portals sit roughly around THB 1.18M–1.55M. These figures are asking prices for individual resale units, not a project price list and not an estimate of fair value. A very low asking price can reflect floor position, view, renovation requirements, ownership quota, seller urgency or a combination of these. The proper comparison is between like-for-like units after checking condition, furniture, transfer costs and the seller's legal documentation.
The common facilities that appear consistently across several sources are a communal swimming pool, fitness facilities, parking, 24-hour security and CCTV. Some project profiles additionally mention a garden, children's area, sauna, clubhouse or on-site shop. Those secondary amenities are not described consistently enough for us to treat the entire extended list as guaranteed. With a building of this age, physical inspection matters more than a portal checklist anyway: a facility that exists on paper may have been refurbished, repurposed, temporarily closed or maintained to a very different standard than a buyer expects.
For an international buyer, the condominium format offers an important legal route: a unit can be registered freehold in the buyer's own name when foreign ownership in the building remains within the statutory 49% quota by aggregate unit area. Thailand's government guidance confirms that framework, and current Pattaya Condotel Chain listings include apartments specifically marketed as Foreign Quota. That is evidence that foreign-freehold stock can appear in this building, not proof that every apartment qualifies. The condominium juristic person must confirm the available foreign quota for the particular transfer.
The original developer is the main historical gap. DDproperty explicitly records the developer as N/A, and the other large project databases we checked do not provide a verifiable company name tied to the 1993 development. Some agency pages use generic group-style wording, but we did not find primary or corporate evidence strong enough to put a developer into the registry. We deliberately leave the developer field out. For a completed resale condominium this does not stop a buyer from completing due diligence, but it shifts the focus to the current ownership documents, condominium registration, seller title, juristic-person records and building finances rather than a developer track record.
In practical terms, Pattaya Condotel Chain suits a buyer who is comfortable buying an older, established building unit by unit. It can provide a low entry price, a Jomtien address and occasional foreign-quota opportunities close to the coast. It is less suitable for someone expecting uniform interiors, a recently completed common area package or extensive historical developer disclosure. The most efficient way to judge it is to inspect several units in the same visit. In a 1993 resale building, the difference between two apartments on different floors can be more important than the headline difference between their asking prices.

When comparing studios, floor, outlook, renovation quality, balcony, building services and confirmed ownership quota can matter more than a one-square-metre difference.
The conventional one-bedroom is materially larger than a studio. Current resale evidence includes units around 53 and 58 sqm, while other listings show different and sometimes much larger layouts. In a mature condominium, marketing labels do not prove the original configuration, so the registered area and the apartment's actual plan should be checked together.
Dot Property's project profile identifies 27 sqm studios and 53–58 sqm one-bedroom units. Current resale stock contains other sizes and inconsistent type labels, so these cards are best treated as the building's core unit pattern rather than a complete closed schedule of every existing apartment.
