Seven Seas Condo Resort Jomtien is a completed resort-style condominium in the southern Jomtien area of Nong Prue. The development is associated with Universal Group Thailand, while structured property records also name Universal Plus Development Co., Ltd. as the developer. Seven Seas Resort Jomtien, Seven Seas Condo Jomtien and Seven Seas Condo Resort Jomtien refer to the same site around Chaiyaphruek Road rather than separate phases. The project's own website describes eight low-rise residential buildings, 1,520 units and roughly 24,000 square metres of land. The residential blocks rise to eight storeys and are arranged around a large landscaped pool environment.
The communal area is the defining part of the project. Instead of a conventional pool beside a lobby, Seven Seas was designed around connected lagoon pools, themed islands, shallow children's areas, water slides and landscaped recreation spaces. The official project material also lists a clubhouse, gym, steam rooms, play areas, cafés and restaurants, laundry facilities, an on-site condominium juristic office, security and parking. That makes the project feel closer to a large family resort than to a compact urban condominium. For a buyer, the practical implication is that the condition and management of the shared facilities are central to the value proposition, not an incidental extra.

The location is inland from Jomtien Beach rather than on the beachfront. The site is tied to Soi Chaiyaphruek 3 and Chaiyaphruek Road in Nong Prue, Bang Lamung, Chon Buri. Published distances to the beach vary from roughly 350–500 metres to about 0.7 km, depending on the source and reference point. That is a manageable walk for many residents, but it should not be confused with first-line access. Buyers whose priority is an uninterrupted sea view, a promenade address or direct beach frontage should compare Seven Seas with genuine beachfront projects instead of relying on the word “resort” in the name.
Today this is a resale market rather than a new-build sales launch. Individual owners offer units with different furniture, renovation standards, floors, outlooks, legal ownership status and negotiating positions. At the time of research, DDproperty showed a project-level asking range starting around THB 1.2 million. A separate 27 sq m studio listing on Dot Property was offered at THB 1.45 million and had been updated on 23 August 2026. Those numbers are useful as a market floor, not as a promise that a suitable unit can be bought at that exact price. Availability, title, foreign quota, arrears and included furniture all need to be checked on the selected resale unit.
The core residential mix is straightforward: studios, one-bedroom units and two-bedroom units. The project's own studio page confirms a 27 sq m layout. Independent project records put one-bedroom units broadly in the 36–52 sq m range. The official two-bedroom page lists 63.5, 73, 78, 88.5 and 104 sq m configurations, with some larger apartments created by combining smaller plan modules. On the resale market, that detail matters. Two listings described as “two bedroom” can have materially different internal layouts and circulation, so buyers should review the actual plan and not rely only on the bedroom count shown in a portal filter.
With more than 1,500 units, the project offers choice but also substantial variation from one apartment to another. A unit facing the active lagoon area can feel very different from one looking toward a quieter edge of the site, parking or an external road. Pool views may be attractive for holiday use and rental marketing, yet they can also come with more daytime activity. Floor level, orientation and distance from children's areas or communal routes can change the living experience even when the unit size is identical. Seven Seas therefore needs to be assessed at building-and-unit level rather than by project reputation alone.
Several current property profiles quote a common-area management fee of about THB 40 per square metre per month, while older project material also records a one-time sinking-fund contribution of THB 600 per square metre. A resale buyer should not simply copy those historical numbers into a budget. The sinking fund generally relates to the original transfer, and current common fees can change through the condominium juristic person. The more useful due-diligence documents are the latest fee statement, a debt-free certificate for transfer, recent juristic-person accounts and information on major maintenance. In a development with extensive pools, landscaping, lifts and security, the financial health of the common property is particularly relevant.
For a foreign buyer, the legal framework is the standard Thai condominium regime. Foreign freehold can be registered in a buyer's own name only within the statutory foreign quota, which remains capped at 49% of the total unit area of the condominium. Public listings that simply say “freehold” do not prove that the selected resale unit can be transferred into a foreign buyer's name. Before paying a meaningful deposit, the buyer should obtain the title details and a current foreign-quota confirmation from the condominium juristic person. If a unit is offered through a leasehold arrangement because foreign freehold is unavailable, that should be treated as a different legal interest rather than an equivalent substitute.
The strongest use case for Seven Seas is a buyer who wants a completed, inspectable resort condominium in Jomtien with a large communal environment and a broad resale pool. There is no future completion risk to underwrite: the apartment, building, facilities and surrounding streets can all be inspected before purchase. The trade-off is that a mature, high-unit-count project has an operating history and shared assets that need to be checked. Unit condition, juristic-person management, common-area upkeep and existing owner obligations are part of the transaction, not background details.
Seven Seas is therefore better approached as a selection problem than as a simple project-level yes-or-no decision. The lagoon concept, completed status and relative price accessibility can make it appealing, but the complex is not boutique, not beachfront and not uniform from unit to unit. A sensible shortlist should compare several apartments on title status, foreign quota, building position, outlook, noise exposure, renovation, current common fees and seller documentation. Once those variables are clear, the project's resort facilities become a meaningful advantage rather than a reason to overlook the quality of the specific resale unit.
