By August 2026 work was progressing across the full eight-storey building and the developer was publishing regular updates. That narrows the gap between renderings and what can be inspected on site, although completion and legal handover still carry timing risk.

The confirmed product is limited to studios and one-bedroom apartments. Comparing floor, view, exact area and tenure is therefore relatively straightforward, but buyers who need two bedrooms or more can rule the project out early.
Karon, not beachfront
The address keeps the project inside Karon’s established beach district while avoiding a first-line position. That is a real trade-off rather than a slogan: walk the actual route to the sand because published distance figures vary materially.
Documented core amenities
Pool, gym, parking, landscaped areas, security and common spaces appear consistently across project sources, while August construction updates already reference reception and café fit-out. The final handover specification still needs checking, but the basic amenity package is well documented.
About the project
VIP Venus Karon is an under-construction condominium in Karon on Phuket’s west coast. It is a single eight-storey building with 214 residential units rather than a multi-phase estate, which makes the project relatively easy to understand: one site, one building and three main apartment formats. The market also uses the shorter names VIP Venus and Venus Karon. Thailand’s official environmental database records the scheme as VIP Venus Karon (N6), and the evidence points to the same development rather than a separate phase. The developer brand is VIP Thailand, with VIP Property Development used on the company’s own channels. The EIA record names Phuket Positive Property Co., Ltd. as the project owner. That distinction matters at contract stage: the brand behind a development and the legal entity selling or owning the project can be different, so the buyer should verify the exact counterparty on the reservation and sale-and-purchase documents.
The physical address is 347 Patak Road, Karon, Mueang Phuket, Phuket 83100. This is a Karon beach-area location, but it is not a first-line beachfront building. The practical trade-off is straightforward: you remain in an established tourist district with everyday shops, restaurants and beach infrastructure, while accepting a walk or short transfer to the sand. Published beach distances are inconsistent enough that one number would be misleading. Current sales sources quote roughly 600–750 metres, the developer’s 2024 groundbreaking article described the project as about one kilometre from Karon Beach, while FazWaz shows Karon Beach as a 1.8 km landmark. Those figures may measure different routes or points on the beach, but the spread is too large to smooth away. Use the verified street address and walk the actual route from the building entrance before treating “near the beach” as a decision-making fact.

As of August 2026, buyers are looking at a late-stage construction project rather than an early off-plan launch. VIP Property Development has been posting frequent progress updates. In early August the company reported ceiling and floor-tile installation completed across all eight floors, flooring and windows installed in the units, reception and café glass walls completed, with back-of-house and MEP work still in progress. A further update dated 11 August showed floor-level progress ranging from about 50% to 90%, depending on the level. Those percentages should not be read as a handover certificate: testing, remaining MEP work, common-area completion, snagging and legal transfer steps can still take time. The current completion target repeated by several active project databases is October 2026, which is the most defensible public date today.
The unit mix is intentionally narrow: studios and one-bedroom apartments. The developer’s current project page rounds the three main sizes to 24 sqm for Type B studios, 30 sqm for Type A one-bedrooms and 35 sqm for Type C one-bedrooms. The more detailed floor-plan material shows multiple subtypes within those labels, with Type B around 24.6–24.9 sqm, Type A around 30.5–31.4 sqm and Type C around 35.6–35.9 sqm. That difference is useful for a buyer. The catalogue headline is not necessarily the contractual area of every unit in that family. Match the apartment number to its plan and confirm the area stated in the sale contract and eventual condominium registration documents. There is no confirmed two- or three-bedroom product in the project, so households that need more rooms should not expect a hidden larger layout to appear later.
The ground level is planned around covered parking and the entrance areas, with residential floors and common functions above; the project material also contains a dedicated rooftop plan. Across the developer’s own materials and major property databases, the confirmed amenity set includes a swimming pool, gym, landscaped areas, 24-hour security, CCTV and parking. Current project pages also list a sauna, children’s play area, reception and café, while the developer’s groundbreaking announcement specifically referred to a rooftop pool. For a building dominated by compact units, these shared spaces are materially relevant because they determine how comfortable the project feels outside the apartment itself. What should not be treated as guaranteed is hotel-style service language. Unless the management agreement and handover documents define a service level, concierge or “five-star” wording remains marketing rather than an enforceable operating standard.
Pricing is fragmented across the live market. FazWaz was showing a project-level starting point around THB 2.7 million in August 2026. PHUKET.PRO, which displayed a price list dated 24 August 2026, showed current inventory from THB 3.84 million. MORE Group quoted a developer reference from THB 4.35 million for a one-bedroom unit while separately advertising a lower private resale. These figures should not be averaged. They can represent different floors, views, furnishing packages, ownership forms, resale situations and remaining developer stock. The useful way to read the market is to treat THB 2.7 million as a lower listing anchor, not as a promise that a new developer unit is available at that price. Before reserving, ask for a live unit list with apartment number, floor, area, view, tenure and total purchase price.
Tenure deserves the same unit-by-unit treatment. Current VIP Venus Karon listings include apartments marked Foreign Quota as well as leasehold listings. Under Thailand’s condominium framework, foreigners can own condominium units in freehold only within the foreign ownership ceiling for the building; the government guidance describes the limit as 49% of the condominium’s total unit area. The fact that some VIP Venus units have been marketed in foreign freehold does not prove that quota remains available for the unit you want today. If freehold is a requirement, the remaining foreign quota and the eligibility of the exact apartment should be documented before any non-refundable commitment. If a cheaper listing is leasehold, compare it as a different legal product rather than assuming it is directly equivalent to a foreign-quota freehold unit.
The published payment schedule reflects a project already well into construction: THB 200,000 reservation, followed by 30% after contract signing, 30% during construction, another 30% after the main structural columns and roof are completed, and 10% at handover. FazWaz adds that the first 30% instalment is due 30 days after contract signing. Public pages do not explain consistently whether the THB 200,000 reservation is credited into that first percentage instalment, so the payment appendix in the contract should answer that explicitly. At this stage the headline “instalment plan” matters less than the actual cash dates between reservation and the targeted October 2026 handover, because a substantial share of the purchase price may be called within a relatively short period.
A late-stage purchase also changes the due-diligence priorities. Early in an off-plan project, buyers mainly worry about approvals, financing and whether the promised building will actually rise. Here, several of those questions can already be checked against evidence: the EIA is visible in the government database, the building is physically under construction and current updates show interior and MEP progress. The remaining risks sit closer to the individual transaction. Match the apartment number to its floor plan, identify the legal seller, confirm the tenure attached to that exact unit, map every payment date and obtain the handover specification before paying a non-refundable reservation. Ask for the draft sale agreement and furniture schedule rather than relying on the project brochure. This matters because VIP Venus Karon is being marketed simultaneously through developer channels, agencies and private resales. The project name may be identical across all of them while the price, seller entity, ownership form and included package differ materially. At this stage, transaction-specific documents are more useful than generic “turnkey” language.
In practical terms, VIP Venus Karon is best understood as a compact-unit condominium in a tourist-oriented beach district. It can fit a solo owner, a couple, a part-time Phuket user or a buyer who wants a small apartment in Karon and does not need multiple bedrooms. Small units can lower the absolute entry budget and simplify furnishing, but they do not create guaranteed rental performance. Karon seasonality, competition from similar studios, the legal rules around short-term letting and the quality of future building management all need separate analysis. For personal use, the important on-site checks are road noise from Patak Road, the real beach walk, parking availability and the outlook from the exact unit. The project now has enough verifiable construction, planning and product data to compare seriously, but the purchase decision should still be made around a specific apartment and contract rather than the average project description.

The unit mix is tightly concentrated in 24 sqm studios and 30–35 sqm one-bedrooms, making this a hospitality-sized product rather than family housing. By August 2026 the developer was reporting ceilings and flooring across all eight floors, so unit finishing and formal building handover now matter more than the early construction timetable.
No funds should be committed to VIP Venus Karon until the chosen unit's documents and ownership route are verified.
