Age also makes a technical survey more important, particularly waterproofing, roof condition, drainage, air-conditioning and pool equipment.

Kata from the hillside

The homes sit above Kata rather than on the beachfront. The setting can provide more privacy and sea outlook from selected villas, but day-to-day convenience is better with private transport, especially for the uphill return from the beach and village.

Major property databases describe Baan St. Tropez as a distinct two-villa, two-storey project completed in November 2009, while Baan Saint Tropez Villas appears as a later four-villa development completed in 2018. They sit in the same general area and operate under the same broader brand identity, so online records frequently overlap. This page covers the older 2009 two-villa property at 12/15–12/17 Patak Road.

The older property's address is supported by live accommodation records: 12/15 and 12/17 Patak Road, Soi Patak 10/1, Karon, Mueang Phuket, Phuket 83100. Published coordinates of 7.82865, 98.30371 resolve to the same small hillside cluster. This is not beachfront housing. Access climbs from Patak Road and the homes sit above the built-up Kata area. The operator itself tells guests that the property is on a hill and that having a car or motorbike is practical. For an owner, that trade-off is central to the location: elevated outlook and privacy are part of the appeal, while walkability to the beach is not the project's strongest point.

Because the project has been completed for many years, the current resale market is more useful than any historic launch price. As of 15 September 2026, two public sale listings are visible, matching the two-unit project count: a renovated two-bedroom villa of about 150 sqm is offered at THB 9.9M after a reduction from THB 13M, while a much larger five-bedroom villa of about 260 sqm is listed around THB 29M. The five-bedroom house is also marketed for long-term rent at roughly THB 179,000 per month. These are not developer price tiers. They are individual resale properties whose values reflect plot size, views, condition, renovation work, furnishing and ownership structure as much as bedroom count.

The layout history is inconsistent enough that it should be treated as a due-diligence issue rather than smoothed into a neat project catalogue. FazWaz and Dot Property describe the original project product as three bedrooms, three bathrooms and 229 sqm, yet today's resale market shows a two-bedroom 150 sqm home and a five-bedroom 260 sqm home. The official Baan St. Tropez website now advertises a wider rental portfolio: one five-bedroom villa with 229 sqm of indoor area, two three-bedroom villas with 100 sqm indoors, a two-bedroom villa and several lodge products. That is clearly broader than the original two-home 2009 development. The most reasonable reading is that the brand now manages a mixed local portfolio and that the old villas may have been altered over time, so the exact plan of the selected property must come from its current documents and inspection.

Private pools are one of the most consistently supported features. The official brand site gives specific pool sizes for several homes, including approximately 13 by 3.5 metres for a five-bedroom villa and 5 by 2 metres for the three-bedroom villas. Current resale listings also show private pools, gardens and parking. Some property portals additionally list gardens, internet, spa facilities, 24-hour security and CCTV as project amenities. With only two villas in the original project, buyers should not assume that every item is a substantial communal facility. The practical check is simpler: identify what belongs to the selected property, what is an operator service and what ongoing costs attach to pool care, landscaping, security and maintenance.

The Baan St. Tropez brand says it has been developing and managing villas in the area since 2005, including rental and maintenance services. That supports the continuity of the operating name but does not establish the legal developer that built and sold the two homes in 2009. FazWaz leaves the developer field blank, and a separate primary-source Thai company tied unambiguously to the original project could not be established. The registry therefore retains Baan St. Tropez as the brand attribution, not as a confirmed contracting legal entity. In a resale transaction, the more important question is who is registered today as owner of the specific land and structure and who has authority to transfer them.

Land rights require particular care for a foreign buyer. Thailand's official guidance makes clear that an ordinary foreign purchaser does not simply acquire Thai land in the same way a foreigner can acquire a qualifying condominium unit; narrow statutory exceptions exist, but they are not the standard villa-purchase route. The current five-bedroom listing labels the land as company-owned and separately indicates possible foreign ownership of the villa, but a portal classification is not a substitute for the title deed, corporate records, registered rights or encumbrance search. The buyer needs to understand who owns the land, who owns the building, what rights are registered and whether any lease or other lawful structure is actually enforceable for the intended holding period.

The location has a proven hospitality use case. The older addresses continue to appear on Booking and other travel platforms as Baan Saint-Tropez Seaview Villas Kata Beach, while the official website is primarily focused on holiday rentals. This demonstrates real tourism operation, but it should not be converted into an implied investment return. Nightly rates and guest reviews say nothing about net owner income without occupancy, seasonality, channel commissions, cleaning, electricity, staff, pool maintenance, taxes and the legal basis for short-term letting. A buyer should also establish whether any current management arrangement transfers with the property or whether a new agreement would need to be negotiated.

For owner-occupation, the proposition is easier to understand: a tiny established project, private pools, an elevated Kata/Karon setting and no construction risk. A buyer can inspect the actual access road, surrounding buildings, drainage, roof, air-conditioning, pool plant and privacy before signing. That is a meaningful advantage over buying from renders. The flip side is age. A 2009 villa deserves a more serious technical survey than a newly completed property, and the condition of one renovated home cannot be projected onto the other. Attractive holiday-rental photos are useful for understanding the space, but they do not replace inspection of structure, waterproofing, mechanical systems and maintenance history.

Baan St. Tropez therefore makes the most sense as a small secondary-market opportunity in a familiar west-coast tourism zone, not as a conventional new-development purchase. It can suit someone who wants a completed pool villa near Kata and is comfortable underwriting the exact property rather than relying on a developer package. It is less comfortable for a buyer who expects a transparent primary-sale company, uniform floor plans, standardised contracts and one confirmed ownership structure across every unit. The right order of work is property-specific: confirm that the listing is genuinely one of the two 2009 homes, verify title and seller authority, inspect the building and operating costs, and only then compare the asking price with other Karon and Kata villas.

Ownership format

Land rights and building ownership need to be checked separately for a foreign buyer. An ordinary villa purchase does not automatically give a foreign individual title to Thai land; the current large-villa listing labels the land as company-owned, but the legal structure and title are not publicly established.
