Palmetto Park is complete and operating. A buyer can inspect the actual apartment, view, noise, common areas and day-to-day management before committing. Where historic sources disagree on the exact completion month, the building's real condition is more useful than the original construction timetable.
Walkable Karon setting
The building is inland from Karon Beach rather than on the beachfront road. The original project site says about 800 metres, while current accommodation platforms suggest roughly a 10- to 14-minute walk. The route is practical for many residents, but it is worth walking it personally to judge gradient and comfort.
Simple building format
One building and 77 units make the project easier to understand than a large multi-phase estate. Most current resale stock is one-bedroom accommodation around 30–33 sqm. That can work well for one or two occupants, but buyers needing family space should treat the compact size as a real limitation.
Tenure affects value
Current stock includes both Foreign Quota and leasehold units. The lowest asking price found is attached to a leasehold resale, so the headline entry price is not the same as the entry price for foreign freehold. Compare like-for-like tenure before drawing conclusions about value.
Running costs are visible
Published management and sinking-fund charges give buyers a starting point for ownership costs, and the completed building makes it possible to see what those fees are actually supporting. The current fee schedule and any seller arrears should still be confirmed with the condominium juristic person.

Palmetto Park Condominium is a completed low-rise residential building in Karon on Phuket's west coast. The first point to get right is identity: it is not the same development as Palmetto Condominium. Both projects are associated with Art House Group and both sit on Patak Soi 14, which is why search results often mix them. The older Palmetto Condominium is a six-storey, 30-unit project completed in 2020; Palmetto Park is the newer seven-storey, 77-unit building. That distinction matters when checking listings, fees, reviews and title documents. A buyer should make sure every document refers to Palmetto Park Condominium rather than assuming that any result carrying the Palmetto name belongs to the same building.
The development is compact by Phuket resort-condo standards: one building, seven storeys and 77 units on a reported project area of roughly 1,120 sqm. The original project website shows a colonial-inspired design, a rooftop pool and terrace, a library, landscaped common areas, a lobby, parking and 24-hour security. This is a relatively simple building to understand compared with multi-phase estates where facilities, management and completion dates vary from block to block. The trade-off is that common space is finite. Marketplace data puts the parking-space ratio at about 13% of the unit count, so regular car users should verify current parking rules and actual availability with the condominium juristic person rather than treating the existence of a car park as guaranteed day-to-day parking.

The building is complete, although sources do not agree on the exact completion month. FazWaz, Hipflat and several related project databases record December 2024. Home In Phuket and Phuket.PRO state March 2024. A hospitality operation now trading as Palmetto Park Residence describes itself as having launched in 2025, which appears to be an operating date rather than a construction milestone. For this dossier, December 2024 is used as the most consistently repeated completion date. From a buyer's perspective, the more useful fact is that this is no longer an off-plan proposition: the building, common areas, lifts, pool, views, noise levels and actual unit condition can all be inspected rather than inferred from renders.
Original project material describes one- and two-bedroom layouts, with one-bedroom units around 30–32 sqm and two-bedroom units around 61 sqm. The live sale inventory found in September 2026 is different: it is dominated by one-bedroom apartments of roughly 30–33 sqm. That is a practical distinction between the project's historic unit mix and what a buyer can actually purchase today. Someone specifically looking for two bedrooms should not assume availability because an old brochure lists the format. For a single resident or a couple, the one-bedroom layouts can be straightforward to operate and furnish, but 30-odd square metres is still compact. Storage, balcony usability, furniture placement and the exact outlook can make a meaningful difference between otherwise similar units.
The lowest active asking-price anchor found at the time of review is THB 4.2 million for a 32.5 sqm one-bedroom unit on the sixth floor. That listing is a resale offered by a private owner and is marked leasehold rather than foreign freehold. Other listings in the same building are marketed as Foreign Quota units at higher asking prices. This is why a headline 'from' price should not be used as a shortcut for purchase feasibility. Two units with nearly identical floor areas can have different tenure, furnishings, views, floors and seller circumstances. For a foreign buyer, the cheapest unit in the building may not be the cheapest unit that can be transferred into the buyer's name as freehold.
The legal framework is the standard Thai condominium regime. Foreigners can own qualifying condominium units as freehold provided foreign ownership remains within the statutory 49% quota of the building's total unit area. A quota certificate from the condominium juristic person is part of the transfer process. Palmetto Park's current listings show both Foreign Quota and leasehold stock, so tenure has to be checked unit by unit. A project-wide statement that foreign ownership is possible does not establish that a particular apartment is transferable as foreign freehold today. If a unit is leasehold, the contract term, renewal language, assignment rights, succession treatment and any operator agreement should be reviewed on their own merits.
Ongoing charges are also relevant because this is a compact building with several shared facilities. Property databases state a common-area management fee of THB 60 per sqm per month and a sinking-fund contribution of THB 800 per sqm. Those figures should be treated as the published project charges rather than a substitute for a current statement from the juristic person. Before completion, these amounts are often fixed in sales material; after handover, actual budgets, arrears and future adjustments become just as important. A buyer should request the latest fee schedule and confirm that the seller has cleared outstanding common charges before transfer.
Location is one of the project's clearer advantages, but it is worth describing accurately. Palmetto Park sits inland from Karon Beach rather than directly on the seafront. The original developer site states roughly 800 metres to the beach, while current accommodation platforms for Palmetto Park Residence indicate about a 10- to 14-minute walk depending on the route and measurement used. That puts restaurants, shops and the Karon tourist strip within practical reach without placing the building on the busiest beachfront road. The exact walk still matters. Buyers planning to live without a car should test the route, gradient, lighting and comfort in wet weather instead of relying only on a straight-line distance.
There is an address discrepancy that deserves explicit treatment. The old project website lists 8 Patak Soi 14, an address that current sources also associate with the older Palmetto Condominium. The operating Palmetto Park Residence is now consistently listed at 17 Patak Soi 14 by its booking system and several accommodation platforms, and the structured booking record provides coordinates of 7.83503723, 98.30194092. This dossier therefore uses 17 Patak Soi 14 for practical mapping. For a purchase, however, the cadastral and condominium documents are definitive; the address in the title and juristic-person records should be checked rather than relying on a marketing page or hotel listing.
In 2026, Palmetto Park is best assessed as an existing building rather than as a promise of future delivery. That changes the due-diligence process in a useful way: inspect the exact apartment, walk the common areas, ask how the building is currently managed, confirm the foreign quota, review the juristic-person accounts and compare the unit's asking price with its actual condition and tenure. The project can make sense for buyers who want a compact Karon base near the beach and prefer a completed asset. It is less straightforward for buyers who require a larger family layout, guaranteed parking or foreign freehold at the very lowest advertised price. Those are not abstract risks; they are the points on which otherwise similar Palmetto Park units can differ materially.
Ownership format
Foreign freehold is possible within the building's 49% foreign ownership quota, while individual Palmetto Park units are also marketed on leasehold terms. Current listings show both structures, so the tenure of the chosen unit should be verified against its title documents and the condominium juristic person's foreign-quota certificate.
