Current property sources put Kata Beach at roughly one kilometre, while estimates for Karon Beach vary enough that a single precise distance would be misleading. The practical distinction is simpler: this is a hillside home, not a building where the lobby opens onto the sand. For owners who drive or routinely use taxis, that may be a minor trade-off for elevation and potential views. For someone determined to walk to the beach several times a day, the gradient, tropical heat and wet-season rain deserve a real-world test. The developer markets sea, mountain and city views, but those are unit-specific attributes. The smallest units are Phuket bases for one person or a couple; the middle group adds a second bedroom without moving into a very large footprint; the four-bedroom option is a family-scale home with a completely different budget. Online research is complicated by an older version of the scheme that remains live on several major portals, showing areas such as 51.36, 59.48, 88.06, 102.05 and 178.85–188.41 sqm. We do not merge those datasets. This dossier uses the current 32.89–176.35 sqm official configuration, and a buyer should make sure the unit number, plan, sale contract and current price list all refer to the same generation of the project.
Ever Prime's amenity programme is unusually broad for a condominium positioned for both holiday and longer stays. The official materials list a sea-view rooftop pool, two lap pools, sauna and steam rooms, a fitness centre and yoga space, spa and Thai massage facilities, a business hub and coworking area, a lobby, beauty and nail services, plus a proposed 24-hour Villa Market and café on the first floor. The value here is not the number of brochure icons; it is the mix. A resident working remotely can separate work from the apartment, while a long-stay owner has everyday exercise and grocery functions within the compound. The caution is equally clear: the project is still being built. Future retail tenants, operating hours, guest access, service standards and the final management setup should not be treated as fixed until they are incorporated into binding project documentation or actually operating after completion.
As of August 2026, construction is underway and 2028 is the only completion statement that remains consistent across the primary material. The month or quarter is not consistent. Public sources variously show March, Q1, Q2, Q4 and December 2028, so the registry records the year rather than selecting an attractive but uncertain month. This matters because the widely published payment schedule is milestone-based: THB 200,000 on reservation, 35% at the sale and purchase agreement, 10% after foundations, 15% after the main concrete structure, another 15% after internal systems and architectural works, and 25% at handover. Staged payments reduce the amount paid on day one, but they also tie the buyer to construction progress. The signed contract must define each milestone, payment notice, completion obligation and delay remedy; a marketing payment table is useful context, not a substitute for those clauses.
Foreign buyers should treat tenure as a unit-level legal question. Under Thailand's condominium rules, foreign freehold ownership is permitted only within the statutory foreign quota, capped at 49% of the total condominium area. Ever Prime is also marketed with leasehold options. That means a generic 'freehold project' label is not enough to establish what a specific buyer can acquire. Before reservation, the buyer needs confirmation that the chosen unit is allocated to available foreign quota, who the contractual seller is, how funds must be transferred for registration, and what title documentation will be issued after completion. The public project material does not publish a live remaining-foreign-quota figure. That is not unusual for an off-plan project, but it is precisely why tenure should be confirmed against the exact unit rather than inferred from a portal filter.
The final diligence issue is data lineage. The current Ever Prime website names Ever Prime Development Co., Ltd. as project owner and states 492 units. A large cluster of property portals still attributes the development to Able Land or Able Estate and lists 499 units; some Phuket Plus pages preserve an intermediate 449-unit version, while the newer English project page shows 492. The name, address, four-building form and eight-storey configuration make it clear these pages are describing the same development through different data vintages, not separate Ever Prime projects. For this record, the current official project source takes priority. The discrepancies still matter because company roles should never be guessed from branding. Before signing, the landowner, project company, seller, developer or contractor, and future juristic management arrangement should be identifiable in the actual legal documents rather than reconstructed from web listings.

The 46.53–60.09 sqm two-bedroom layouts trade generous room sizes for a second enclosed bedroom without pushing the overall area too far. That can work well for a couple needing an office or for parents with one child, but the label alone does not tell you how comfortable the plan will feel. A current catalogue showed 46.53 sqm units from roughly THB 6.14M and 60.09 sqm units from about THB 7.51M on the check date. Buyers planning full-time use should inspect the exact floor plan for storage, bathroom count, kitchen position and usable living-room width before comparing price.
At 176.35 sqm, the four-bedroom residence belongs to a different buying decision from the compact units. It is large enough for a family using Phuket as a primary or long-stay home, with space for guests or a dedicated office rather than a token extra room. One live catalogue still showed 176.35 sqm stock from around THB 22.22M, while another current inventory page showed no active four-bedroom units. The layout itself is confirmed by the official project material; live availability is not. At this price level, orientation, parking rights, view protection and contract detail deserve much more attention than the headline project average.
