Why this project is worth a look
An intimate central address
One eight-storey building with 68 homes offers a smaller residential setting than the many high-rise compounds nearby. The building retains a pool, gym and security arrangements. Genuine privacy, however, still depends on the individual apartment's outlook, neighbours and surroundings.
Park access without a commute
Lumphini Park is nearby and Sarasin Road links into the Ratchadamri and Lang Suan area. For residents who spend time outdoors or work in central Bangkok, this can be a more tangible benefit than another list of amenities. A park-facing view and a quiet bedroom must be confirmed in the particular unit.
Inspect the finished product
The project was completed in 2017, making it possible to look at actual common areas and building management rather than renderings. Resale properties still require unit-specific legal and technical checks. The same building can contain homes in very different condition.
More than one apartment format
Original plans covered one-, two- and three-bedroom units, including duplex layouts. That makes the building relevant to more than one household type, although availability in any category may be limited. Registered area, title and practical room sizes matter more than the marketing label.
Parking planned at full provision
The original scheme provided parking equivalent to the number of apartments, alongside lifts and core shared facilities. For a central address that deserves attention. It is not proof that any unit being sold comes with an individually assigned or transferable parking bay.
About the project
Klass Sarasin-Rajdamri is a finished condominium for someone who wants an established home in central Bangkok rather than a promise of a future one. The building has eight floors, 68 residences and a location off Sarasin Road near Lumphini Park. Completion is generally recorded in November 2017. All this changes the buying process. Instead of comparing release prices and construction milestones, a buyer is assessing a real apartment owned by a real seller. The condition of the lift, the upkeep of shared spaces, the paperwork and the unit's position within the building are things that can be examined now. They also vary from one resale to the next.
There are much bigger condominium developments in this part of the city. Klass takes a different approach: one low-rise building rather than hundreds of homes across a tall residential complex. The project still has a pool, gym and shared indoor spaces, so the smaller scale does not mean sacrificing every convenience. It does, however, shape everyday life. You are more likely to care about the quality of the modest common areas than the variety of entertainment facilities. A quiet building cannot be promised on unit numbers alone; traffic, neighbours, equipment noise and the direction of the windows all count.

Sarasin Road provides the central Bangkok context. Ratchadamri, Lang Suan and Witthayu Road are close to the building, with the business and retail districts extending beyond them. A resident working around Ratchadamri, Silom or the broader Ploenchit area may find this address much more useful than a condo with better on-site facilities but a longer commute. Still, 'central' is not a substitute for a route check. Traffic can make a short car journey unpredictable, while walking from the station depends on entrances, crossings and heat or rain. The most useful question is whether the location reduces journeys you actually make each week.
Lumphini Park is the clearest reason this particular stretch of Sarasin Road appeals to people who spend time outdoors. A park close enough to visit without organising a trip changes how a busy neighbourhood feels after work. Yet a home near a park is not necessarily a home overlooking it. An eight-storey block in a built-up neighbourhood will offer different outlooks at different levels, and an advertised park view may be partial or obstructed. Visit the proposed apartment at a realistic time of day. Sun exposure, traffic noise and privacy are not properties of the project name; they belong to its individual rooms.
The development's history is unusually helpful in separating its identity from other properties carrying the KLASS brand. Contemporary reporting of a 2015 launch event identifies Klass Realty Co., Ltd. as the developer of Sarasin-Rajdamri. The same event introduced Klass Siam, associated with Klass Asset. Some later directories blur those two company names. That historical detail matters for an accurate project record, but it is not a substitute for title due diligence on a resale. The person or company selling an apartment today, the legal owner named on the title and any lender holding security over it are the parties a purchaser needs to understand.
Original floor plans were marketed as one-, two- and three-bedroom homes plus a three-bedroom duplex. Published size bands are approximately 44–55 sqm, 75–83 sqm, 95–127 sqm and 134–135 sqm respectively. They describe the planned product mix, not the precise inventory available in October 2026. Online resale advertisements can contain areas outside those bands. A unit may have been altered, an advertiser may round measurements or two databases may simply be inconsistent. Rather than assume the largest figure is usable interior space, ask to see the registered unit area and the actual plan. Those are the measurements that should make it into the purchase paperwork.
At the smaller end of the building, a one-bedroom apartment offers a straightforward downtown base. Recent resale listings include homes around 47 and 48 sqm, while the original range started at 44 sqm. There is enough potential for a separate sleeping room, dining space and a modest home-working arrangement, depending on the layout. The difference between comfortable and cramped may have little to do with the advertised size: a badly positioned kitchen, inadequate storage or an exposed living room can change everything. It is worth walking through the home with ordinary daily activities in mind, from cooking to joining a video call.
Two-bedroom units make a different case for the building. The original 75–83 sqm range is appealing for a couple needing separate work space, a household with a child, or someone who frequently hosts family. Listings around 82 sqm have appeared at materially different asking prices, including differences in floor and title classification. A plan with two usable bathrooms and decent wardrobe space may serve a household better than a nominally larger home with awkward circulation. Looking at a floor plan and photos is only a start. The point of viewing is to understand whether the room dimensions and natural light actually support the life you intend to live there.
Three-bedroom and duplex apartments are the less common end of the mix, which is expected in a 68-home building. The original standard three-bedroom range was approximately 95–127 sqm, while duplex layouts reached about 134–135 sqm. Buyers considering one for family life should pay close attention to the sizes of the secondary bedrooms and how much usable space is given over to halls or stairs. A duplex creates separation between living and sleeping zones, but stairs become part of the daily routine and may be an inconvenience for some residents. It is not automatically a better home just because it is less conventional.
The communal facilities are already built. Sources consistently identify an outdoor swimming pool, jacuzzi, gym, library, reception area, landscaped sections and security provisions. Two passenger lifts were also part of the project specification. On a resale viewing these features deserve more than a quick photograph. A pool could look excellent in a historic brochure while needing repair today; a small gym may be sufficient for one household and inadequate for another. Ask about maintenance, shared-area access and whether any refurbishment is planned. For a smaller condominium, each piece of shared equipment contributes noticeably to the running costs and to residents' experience.
Parking deserves its own conversation because it was a distinctive part of the original design. Project material described 68 spaces, or parking equivalent to 100% of the homes, excluding tandem parking. Early plans also mentioned two basement levels. This provision is useful in a district where finding parking can be difficult, but it should not be understood as a legally assigned bay for every apartment. Allocation, visitor parking and the possibility of a second car depend on the current condominium rules. Anyone planning to drive daily should inspect the actual entry, ramps and access arrangements at times when residents are coming and going.
Owners also inherit the economics of an existing condominium. The project directories quote common-area management fees of THB 80 per sqm per month and an original sinking-fund figure of THB 800 per sqm. Treat these as published reference points until the management office supplies its current schedule and statements. A resale buyer should find out whether there are unpaid charges on the apartment, whether special assessments have been approved and what condition the reserve fund is in. The purchase price tells you none of this. A home that looks like a bargain may require considerable interior work or come with future building expenses that were not obvious from the advertisement.
The resale market does offer a useful budget starting point. A one-bedroom apartment advertised as 48 sqm was asking THB 9.45 million in a listing boosted in September 2026. FazWaz also displayed a 47 sqm one-bedroom offer for THB 10 million, while two- and three-bedroom listings were substantially more expensive. These are asking prices from different sellers, not recorded completed transactions or a developer's price list. Two units of similar size may differ in renovation quality, occupancy, view, parking arrangements and ownership quota. Availability can change without warning. Before treating a low headline price as the cost of acquisition, find out exactly what that particular listing includes.
For an international buyer, the most consequential difference between listings may be the title rather than the furniture. Thailand generally allows a qualifying foreign purchaser to register freehold condominium ownership within the building's foreign quota of up to 49% of the total unit floor area. The quota must be documented at the time of transfer. One of the THB 10 million advertisements at Klass is explicitly labelled Thai Quota, which should not be mistaken for confirmation that a foreign national can register the unit directly. A lower price on another portal also says nothing about quota availability. Any proposed leasehold arrangement would be a different legal interest and must be reviewed on its own terms.
The payment process matters just as much as the legal category. Thai government guidance describes the bank evidence generally required when a foreign buyer brings qualifying funds into Thailand for condominium ownership, together with documentation from the condominium's juristic person at transfer. A debt-clearance certificate for the unit is part of the documented transfer process. Before money moves, establish who receives it, which bank confirmations will be needed and what the contract says if the transfer cannot be completed. The split of taxes, registration charges and other closing expenses should also be written down rather than guessed from the asking price. Legal certainty starts with the actual papers, not an agent's summary.
There is an active rental market in the building, with advertised one-bedroom rents around THB 30,000 a month and two-bedroom offers commonly appearing around THB 45,000–60,000. Those figures can help frame a long-term letting strategy but do not establish net investment return. Occupancy gaps, broker charges, repairs, common fees and replacement furniture can change the economics materially. A particular tenant or lease may also transfer with the apartment, affecting when an owner can move in or reset the rent. Resale prices and asking rents should be compared for the same class of unit rather than converted into a guaranteed yield for the entire building.
There are clear reasons someone might choose another project. Klass is not a high-rise with far-reaching views, nor a sprawling gated estate with children's play zones and extensive recreational facilities. Pet ownership is restricted under published building rules, subject to whatever formal exceptions the management office allows. The immediate area is central and active, so a buyer seeking suburban quiet should not assume the park eliminates street noise. On the other hand, if daily access to central Bangkok, a comparatively intimate building and established shared facilities matter more than a large amenities list, this is a property worth examining at the apartment level.
The way to judge Klass Sarasin-Rajdamri is to narrow down the actual apartments first and then assess what ownership of each one would involve. Their plans, light, refurbishment needs and title status will not be identical. The project's fixed characteristics — eight floors, a modest number of homes, its Sarasin Road location and finished shared spaces — provide a coherent starting point. They cannot decide whether the next available resale is suitable. A careful buyer will reach a conclusion from the condition and documents of the exact unit, the management of the existing building and the costs of living with that choice over time.
Ownership format
A foreign buyer may register freehold condominium ownership within the building's foreign quota, limited to 49% of the total condominium unit floor area. Availability of that quota for a particular resale unit is unverified. Any offered leasehold would be a separate contractual interest, not freehold ownership.
Unit types & sizes
A separate bedroom without committing to the building's larger floor plans. Current resale examples around 47–48 sqm show why storage, kitchen placement and daylight matter as much as headline area. A 48 sqm advertisement boosted in September 2026 asked THB 9.45 million, but neither availability nor foreign-quota status is assured.
A practical option for a couple needing work space or a household with one child. Listings include 82 sqm apartments, although layouts, floors and title status vary. One FazWaz resale advertisement asked THB 18.9 million; that figure belongs to the listed property and is not a standard two-bedroom price.
A less common choice in a compact downtown building, suited to households needing three genuinely usable rooms. FazWaz advertised a 95 sqm, three-bedroom unit for THB 22.2 million. Check the registered area and room arrangement before treating an advertised bedroom count as an indicator of family comfort.
The original project's split-level option offers a different rhythm of living, with the opportunity to separate shared space from sleeping areas. Internal stairs can also be an everyday drawback for small children or anyone with limited mobility. No dependable current entry price for this specific plan was established.
These are historic project-plan ranges, not a live inventory sheet for 10 October 2026. Some resale listings show 73 sqm or 143 sqm apartments outside the published original bands. The registered unit area, actual plan and seller's title documents should govern the purchase decision. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Best for: People whose daily life is concentrated in central Bangkok, especially those who value access to the park, transit and the Ratchadamri–Lang Suan area more than extensive on-site entertainment.; Singles and couples looking for a proper one-bedroom home rather than a compact hotel-like unit. The original size range can be comfortable, provided the actual apartment has workable storage, light and kitchen space.; Households considering two- or three-bedroom apartments in a lower-rise building. Room proportions, bathrooms and the genuine travel routine to school or work should decide which individual property makes sense.; Drivers who value a condominium originally planned with a high parking provision, while recognising that allocation rules and access rights must be established for the chosen unit.; Resale buyers willing to assess building accounts, title documents, repairs and the homeowners' management structure rather than rely on a developer's brochure or a standard new-build handover.; Long-term rental investors prepared to assess one unit's tenant appeal, ongoing costs and leasing restrictions. An advertised asking rent is not net income and does not remove vacancy risk.; may not suit: Buyers expecting the views and extensive facilities of a tall, resort-style high-rise.; Anyone who needs a guaranteed foreign-quota freehold unit or uniform developer pricing without investigating individual resale listings.; Families requiring a large playground and the internal amenities of a multi-building gated residential compound.; Owners who must keep pets or operate unrestricted short stays: house rules and any applicable legal requirements need specific confirmation..

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- Sources disagree on the street number: 410, 271/7 and 229 appear in property catalogues, while the mapped building is tagged 31/1 on Soi Sarasin 1. The building is identifiable on the map, but its formal postal address needs to be matched to building records.
- Hipflat displays inconsistent unit totals of roughly 32–47, while the 2015 launch report, a 2020 project review, FazWaz, DDproperty and PropertyHub agree on 68. One older catalogue says completion was in 2018 rather than 2017. The main record uses 68 homes and a 2017 completion.
- Foreign-quota eligibility for the THB 9.45 million entry listing is unknown. A different THB 10 million FazWaz apartment is expressly marked Thai Quota, which is not evidence that a foreign buyer can register it in their own name.
