The official range extends from roughly 52 sq m at the compact end to 510 sq m penthouses, with substantial two-, three- and four-bedroom stock in between. The project therefore works as a genuine family residence in a way many investor-led towers do not. When comparing resale units, the registered plan and usable arrangement matter more than the simplified bedroom label shown by an aggregator.
A larger precinct
Residents are buying into the Sindhorn Village environment as much as the tower itself. The estate combines landscaped space, Velaa Langsuan, hotels, restaurants and services, and Siam Sindhorn states that all buildings in the precinct achieved LEED certification. You can inspect reality
The building is complete and trades on the resale market. Buyers can inspect the actual view, condition, noise, common areas and service operation before committing. That reduces construction-stage uncertainty, but it also means there is no single project price or uniform unit package: fit-out, parking, furniture and lease position differ from seller to seller.
Leasehold drives value
The central trade-off is tenure. Public sources consistently identify the project as leasehold and often describe a 30-year term with a further 30-year option. What matters to a buyer is the registered lease attached to the specific unit: remaining term, assignment rights, renewal mechanics and cost. A beautiful unit can still be the weaker purchase if its contractual lease position is worse.

The building's location and specification are strong, but a price cannot be judged properly without knowing how much of the registered lease remains and exactly how renewal works for the unit being offered.
The residence building is at 88 Soi Ton Son in Lumphini, Pathum Wan, inside the wider Sindhorn Village precinct close to Langsuan, Sarasin Road and Lumphini Park. This is a central but unusually landscaped part of Bangkok. Sindhorn Village brings together residential buildings, hotels, restaurants, retail and Velaa Langsuan, so everyday amenities are embedded in the larger estate rather than confined to the residential tower. The trade-off is transit proximity: DDproperty listings for this address place Chit Lom BTS at roughly 1.1 km and Ratchadamri BTS at about 1.2 km. For many residents the practical pattern will therefore be a mix of walking, taxi, private car and the project's shuttle rather than stepping directly from the lobby onto a station platform.

The building is consistently described by the developer and major project databases as a 33-storey tower with 231 residences. The official overview says there are no more than ten homes on a floor and three basement parking levels. That gives the project a different spatial character from the dense luxury towers where a large unit can still sit within a very busy floorplate. The official size range runs from about 52 sq m at the compact end to 510 sq m for the largest penthouse layouts. The current residence page lists a 98 sq m one-plus-one format, two-bedroom homes of 139, 143 and 158 sq m, three-bedroom homes of 215, 243 and 339 sq m, a 356 sq m four-bedroom layout, and penthouses of 487 and 510 sq m.
That unit mix is central to the appeal. The project is not built around 30–40 sq m investor stock. Much of the inventory is genuinely residential in scale, with space for proper dining areas, storage, larger kitchens, staff arrangements in some resale units and balconies on several layouts. Buyers comparing it with newer branded projects should look at the usable plan rather than the headline bedroom count: a 139 sq m two-bedroom and a 215 sq m three-bedroom serve very different household needs even though both sit under the same brand and service platform. The official project materials also point to generous ceiling heights and large glazed areas; those details are best checked against the exact plan and specification of the resale unit because fit-out and furniture packages vary in the secondary market.
Kempinski-linked service is the defining operational feature. The official residence site lists 24-hour concierge and reception, doorman service, shuttle services, tenancy support, homecare and maintenance assistance, resident services and security. Housekeeping, laundry and some hotel services are available on request and may carry additional charges. For an owner who travels frequently or uses Bangkok as one of several homes, that service layer can be materially useful: it provides a single place to coordinate maintenance, access and day-to-day requests. It should not, however, be treated as a blanket promise that every hotel facility or every service is included without charge. Before buying, the current residence service schedule and fee structure should be reviewed alongside the property documents.
The main resident facilities sit high in the tower. The project's own website places a meeting room, lounge, fitness room, spa, garden and infinity-edge pool on the 30th floor. Major databases independently confirm the pool and fitness facilities. At ground level and across Sindhorn Village, the experience extends into landscaped areas, retail and dining. Siam Sindhorn also states that every building in Sindhorn Village, including these residences, achieved LEED certification as part of the wider LEED campus. For a purchaser, the useful question is not whether the marketing badge sounds sustainable, but whether the underlying design choices improve comfort: the developer highlights triple glazing, heat and noise control, daylight and extensive planted areas across the precinct.
Parking is another practical strength for a large-home central Bangkok project. A 2025 Siam Sindhorn article states parking provision equal to 214% of the number of residences, while a specialist project profile reports 495 spaces. Those project-level figures are generous, but they do not tell a buyer how many spaces are attached to a particular resale unit or whether they are fixed or floating. Current resale listings show different parking arrangements, which is why the sale contract and residence records matter more than the headline capacity when a household owns several cars.
This is now a resale market. DDproperty's current project page, checked on 2 October 2026, shows asking prices from THB 16M to THB 490M. PropertyHub had individual compact listings refreshed in September below that level, so the absolute lowest online ask moves around and should not be treated as a durable entry price. THB 16M is used here as the fresher lower market reference from a major live project page. Two- and three-bedroom homes generally sit materially above the compact end of the range, while very large park-facing or penthouse stock can move into a completely different price bracket. PropertyHub also publishes a common fee of THB 120 per sq m per month; it is a useful published reference, but a buyer should obtain the latest building statement before relying on it.
Tenure deserves the most attention in due diligence. DDproperty and FazWaz both identify the project as leasehold, and Siam Sindhorn has publicly described the residence as a leasehold branded project. Several specialist and brokerage sources describe the structure as 30 years with an option for another 30 years. One market source specifically says the additional 30-year period is available at extra cost. Those statements are useful orientation, not a substitute for the registered lease. The unit file should establish the commencement and expiry dates, assignment rights, what happens on resale, the renewal mechanism, who is contractually bound to grant it and whether an additional payment is required. In a leasehold residence, two otherwise identical units can have meaningfully different economics if their contractual positions differ.
There are also data inconsistencies worth keeping visible. The dominant current record is 33 storeys and completion in 2020, with FazWaz specifying October 2020 and DDproperty and PropertyHub also showing 2020. A secondary specialist profile uses 2019. Separately, the official residence-layout page calls its penthouse the 34th-floor penthouse even though the same official site describes the building as 33 storeys, and some resale listings also use floor 34. At the small end, the official overview calls the 52 sq m format a studio, while current resale advertisements sometimes label 52–53 sq m homes as one-bedroom units. These do not suggest a different project; they are reminders to use the title documents, registered area and unit plan for the particular residence rather than assuming the aggregator label is exact.
For the right buyer, the proposition is straightforward: a large-format, serviced home in one of central Bangkok's most landscaped mixed-use precincts, close to Lumphini Park and supported by a recognised hotel-service platform. For the wrong buyer, the same strengths do not solve the core mismatch. Someone who requires perpetual freehold title, very low recurring costs or a front-door BTS station will not get those things simply because the building is well managed or carries the Kempinski name. The project makes the most sense when the buyer values service, space and the Sindhorn Village environment enough to accept the leasehold structure and is willing to review the lease itself with the same care normally given to the physical apartment.
