Why this project is worth a look
Low-density city living
With 59 residences in a 17-storey tower, Sindhorn Tonson is small by central-Bangkok standards. The difference is amplified by apartment sizes that start around 85 sqm rather than at studio scale. That does not automatically make the building quiet or well run, but the single-loaded corridors, separate service lift and substantial covered parking support the more residential character.
Space is the product
The official project mix is limited to one- and two-bedroom homes between 85 and 140 sqm. Current one-bedroom stock is commonly around 86–87 sqm, while two-bedroom homes are typically around 106 sqm or at the larger 140 sqm end. Buyers are paying for usable living space and a more conventional home layout, not for the smallest possible entry ticket into the neighbourhood.
Management matters here
Siam Sindhorn is identified not only as the developer but also as the property-management provider. Concierge, doorman, shuttle, cleaning and laundry services give the residence a stronger service layer than a basic condominium. The practical question is the current operating reality: charges, inclusions and service standards should be checked rather than assumed from the original launch material.
Lease term comes first
A price comparison is incomplete until the lease documents are understood. The project is officially structured around a 30-year lease and a renewal option, so a resale buyer needs to know how much of the registered term remains and how assignment and renewal are documented. The remaining lease can materially change the value of two otherwise similar apartments.
Asking prices diverge
The 2026 resale market contains one-bedrooms at very different asking prices even when floor area looks almost identical. That makes a project-wide baht-per-square-metre figure a weak shortcut. View, floor, fit-out, tenancy and seller motivation matter, and lease-term differences can matter even more. A low ask should trigger document comparison, not an assumption that every other listing is overpriced.
About the project
Sindhorn Tonson makes more sense when viewed as a small park-edge residence than as a typical central-Bangkok condominium. The building was completed in 2018 and contains only 59 homes across 17 storeys, with three basement levels. The official size range runs from about 85 to 140 sqm, so the entry product is already far larger than the compact one-bedroom units common in the city centre. That changes the character of the project: it is aimed at residents who want proper living and dining space, fewer neighbours and a quieter residential feel while remaining in Pathum Wan. The address sits at the Tonson–Sarasin end of the neighbourhood, beside Lumpini Park and close to Langsuan and Wireless Road. It is also easy to confuse the name with Sindhorn Residence or Sindhorn Lumpini, both nearby Siam Sindhorn projects; they are separate buildings and are not mixed into this record.
The ownership structure is the first issue to resolve before comparing units. Siam Sindhorn's own project page calls Sindhorn Tonson a leasehold residential condominium and describes a 30-year lease with an option for another 30 years. Thailand's government guidance on ordinary immovable-property leases states that a lease term cannot exceed 30 years, so the renewal should not be treated as if a single 60-year registered title already exists. On the resale market, the headline project description is therefore not enough. A buyer needs the original commencement date, the remaining registered term, the identity of the lessor, the assignment provisions and the exact renewal mechanism for the particular unit. Two apartments with the same size and view can be economically different if one has a materially shorter remaining term or a different contractual position. This is also why the usual foreign-quota freehold discussion is not the central issue here: the project itself is presented by the developer as leasehold.

The building specification explains why Sindhorn Tonson continues to trade as a high-end residence years after completion. Siam Sindhorn lists ceilings of up to 3 metres in the main living spaces, marble in the living, dining, kitchen and bathrooms, solid teak flooring in bedrooms, triple-layer low-E glazing, and branded European kitchen, wardrobe and bathroom systems. The corridors are single-loaded, so apartment entrances do not face another row of apartment doors across the hall. The project also provides 96 covered parking spaces, two passenger lifts and a separate service/fireman lift. SCG has reported that Sindhorn Tonson achieved LEED Silver certification and highlighted the building's glazing, ventilation and energy-efficiency measures. Those specifications describe the building as delivered; a resale unit still deserves an inspection of its actual fit-out, appliances, joinery and maintenance history because individual interiors can age very differently.
Operations are another meaningful part of the proposition. The official project materials say property management is provided by Siam Sindhorn and list a concierge, doorman, shuttle service and 24-hour security alongside resident facilities. The amenity programme includes a 22-metre rooftop pool with saltwater chlorination and a covered children's pool, a fitness centre, sauna and steam rooms, landscaped areas, a double-height lobby and a residence lounge on the sixth floor. Cleaning and laundry are offered on request for an additional charge. For an owner who spends significant time in Bangkok, that service layer can be more useful than a long list of decorative amenities. It should still be priced realistically: a buyer should confirm current common-area charges, what is included, what is billed separately and whether any service policy has changed since the original project materials were published.
The resale data also needs to be read carefully. In late September and early October 2026, PropertyHub was still carrying an 86.4 sqm one-bedroom asking THB 16.377M, while other one-bedroom listings around 86–87 sqm were closer to THB 19.9M–21.9M and some were much higher. DDproperty showed a broader project asking range beginning around THB 18.49M and extending to THB 62M. That spread is too wide for a simple project-level price-per-square-metre average to be very informative. Floor, park or city exposure, renovation level, furniture, tenancy status and seller urgency can all matter, but Sindhorn Tonson adds another variable that freehold comparisons do not capture well: the remaining lease term and the quality of the contractual renewal rights. The starting price in this record should therefore be treated as a current lower-market observation, not as a promise that comparable units are available at the same figure.
Ownership format
The developer describes the project as a leasehold residential condominium: a 30-year base lease with an option to renew for another 30 years. It is not foreign-quota freehold. For a resale purchase, the material questions are the original lease start date, remaining registered term, identity of the lessor, assignment mechanics and the exact renewal wording in the unit's documents.
Unit types & sizes
This is an unusually large one-bedroom format for central Bangkok. The floor area allows for a real living and dining zone rather than forcing every function into a compact investor layout. Current resale listings commonly show 86.4–87 sqm, with occasional smaller figures; where portals disagree, the registered unit plan should take precedence over broker copy. The THB 16.377M lower anchor is tied to one 86.4 sqm resale listing and should not be treated as the price of the whole one-bedroom category.
The two-bedroom homes are meaningfully larger and better suited to full-time living than to minimum-size city investment. Resale stock is seen around 106 sqm and again at the larger 140 sqm end, with bathroom counts varying by layout and listing. Some portals label larger units as three-bedroom homes, but Siam Sindhorn's official project description lists only one- and two-bedroom types. The original unit plan is therefore the safer reference for any specific resale apartment.
The official project gives an overall 85–140 sqm range and only one- and two-bedroom types; PropertyHub further shows 85 sqm for one-bedroom units and 105–140 sqm for two-bedroom units. Resale portals contain small area discrepancies and occasional room-type errors, so the specific registered plan should take priority in a transaction. The source of each published official starting price is stated alongside it. Separate market listings are not the developer’s price list; confirm the selected unit’s price, availability and terms through its sale channel.

Location
- The building sits at the Tonson–Sarasin junction in Lumphini, Pathum Wan, between the Langsuan and Wireless Road corridors.
- Lumpini Park is directly beside the project across Sarasin Road. Park exposure is a major feature for some apartments, but the actual view depends on floor and orientation.
- Ratchadamri and Chit Lom BTS stations, together with Lumphini and Si Lom MRT stations, are all within the central neighbourhood, although the building is not positioned directly at a station entrance.
- Central Embassy, Central Chidlom, Langsuan and the Wireless Road business corridor are all close, so the setting works as a full-time inner-city address rather than a resort-style location.

Price & purchase terms
- Current price: From THB 16.377M in a PropertyHub resale listing that remained in the project feed and was refreshed on 30 September 2026. This is a lower secondary-market anchor, not a developer price: availability, condition, remaining lease term and transfer terms must be confirmed for the specific unit.
- Completed: 2018
We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. Best for: A strong fit for someone who wants central Bangkok beside a major park without living in a tower containing several hundred apartments.; Well suited to longer stays or full-time use because even the smallest official layouts are large and the building has a meaningful service and amenity layer.; Relevant to buyers who deliberately accept leasehold rather than freehold and are comfortable analysing the remaining term and contract mechanics of a specific resale unit.; Potentially attractive to high-end resale buyers who value ongoing management by the original developer and are willing to compare the quality and documentation of individual units rather than simply chase the lowest asking price.; may not suit: Not a fit for a buyer who requires perpetual freehold condominium ownership rather than a time-limited leasehold interest.; Poorly suited to someone looking for a studio or the lowest possible entry budget in central Bangkok because the official unit range starts at about 85 sqm.; Not an off-plan purchase with a developer instalment schedule or a packaged yield promise; the building is completed and the present market is primarily resale..

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- Public project and portal pages do not disclose the original lease commencement date, remaining registered term or full assignment provisions for every resale unit. Those points must come from the specific lease and registration documents.
- Address records are inconsistent: the official project contact gives 89 Soi Sindhorn Tonson, while several portals use 168 Sarasin Road. This record uses 89 Soi Sindhorn Tonson at Sarasin Road and keeps 168 Sarasin Road as an alternative address reference.
- Some portals label individual listings as freehold/Thai quota or even three-bedroom units. Those tags conflict with the developer's official project description of leasehold tenure and one- to two-bedroom unit types, so unit documents and original plans should take priority.
