Why this project is worth a look
Only 20 homes
The low density is measurable: 20 residences across a 14-storey building. That can create a much quieter ownership environment than a tower with hundreds of units, but it also means resale liquidity is inherently thinner and the public market may contain only a handful of relevant homes at any time.
Genuinely large layouts
The project centres on residences of about 230 sqm and 445 sqm. Even the standard two- and three-bedroom homes are large by current downtown standards, so the value proposition is generous internal space rather than maximizing bedroom count or minimizing entry price.
Park-edge address
Sindhorn Lumpini sits on the Sarasin-Langsuan side of the Lumpini Park corridor while remaining in central Pathum Wan. Ratchadamri, Si Lom and Chit Lom are reachable on foot, but the building is not directly attached to rail; the park and neighbourhood are the stronger location story.
Leasehold defines the deal
The developer's published structure is a 30-year lease with a further 30-year renewal option, not standard condominium freehold. A resale comparison is therefore incomplete until the buyer has reviewed the exact lease, transfer terms and renewal wording for the selected residence.
A completed operating building
The rooftop pool, gym, sauna, steam room, lounge, landscaped areas, concierge, doorman, shuttle and security are already in place. A buyer can inspect both the private unit and the way the common areas are being run instead of relying on a future delivery promise.
About the project
Sindhorn Lumpini is not a current launch and it does not behave like a high-volume central Bangkok condominium. It is a single 14-storey residential building beside the Lumpini Park corridor with only 20 residences in total. The developer lists two core size points, roughly 230 sqm and 445 sqm, across two-bedroom, three-bedroom and penthouse formats. That immediately puts the building in a different category from the compact one- and two-bedroom stock that dominates many newer downtown projects. A buyer here is comparing large private homes, not simply comparing price per square metre between interchangeable units.
Siam Sindhorn Co., Ltd. developed the project as part of the wider Sindhorn Village environment around Langsuan, Tonson, Sarasin and Wireless Road. The official project record confirms 20 homes, 14 floors, a land area of 1 rai 73.24 square wah, ceilings up to 3.5 metres in the main living spaces and 42 parking spaces. Thai Obayashi, the main contractor, records completion in June 2018, a gross floor area of 8,827 sqm, two basement levels and East Architect as architect. Several property portals label the completion year as 2017, so the contractor's dated project record is the stronger evidence for the registry while the discrepancy remains disclosed rather than silently averaged away.

The tenure is central to the purchase. Siam Sindhorn describes Sindhorn Lumpini as a leasehold residential condominium with an initial 30-year lease and an option to renew for a further 30 years. The public project material does not present the homes as conventional condominium freehold. On resale, that means an asking price is only one part of the transaction. The buyer needs the lease attached to the particular residence to understand the remaining registered term, assignment mechanics and how the renewal option is drafted. Open sources do not support a single remaining-term figure that can safely be applied to every unit, so we do not manufacture one from the construction date.
Resale supply is visible in 2026, but it is naturally thin for a 20-home building. PropertyHub showed several active three-bedroom listings around 230 sqm at the end of September, including an asking price of about THB 56M. DDproperty displayed a broader range and more listings, while other large portals often started closer to THB 65M. For that reason, THB 56M is used only as the lower observed asking-price anchor on the review date, not as a universal value for Sindhorn Lumpini. In such a small building, one motivated seller can move the visible floor materially. Floor, park exposure, fit-out, furniture, documented area and lease terms matter more than a headline building average.
The original specification is unusually substantial. The developer lists solid teak flooring in living areas and bedrooms, marble bathrooms, triple insulated glazing with low-emissivity coating, fitted European kitchens, a separate Asian kitchen, built-in cabinetry and concealed air-conditioning. Those details explain the original positioning of the building, but they are not a substitute for inspecting a resale home today. A completed residence can have years of use, owner modifications and different maintenance histories. The practical comparison is therefore between the actual unit condition and the original specification, not between two old marketing brochures.
Shared facilities are compact in number but complete for the scale of the building: a double-volume lobby, rooftop residents' lounge, rooftop saltwater pool, fitness room, sauna, steam room, changing areas and landscaped garden. Siam Sindhorn also lists property management, concierge and doorman services, shuttle service, 24-hour security, plus housekeeping and laundry on request for an additional charge. The technical specification includes controlled lift access, CCTV, fire-protection systems, fibre connectivity, individual utility meters and backup power for essential common systems. For an owner of a large residence, these operating details are often more useful than generic luxury language because they define how the building works day to day.
The address is another reason buyers look at the project, but it should be understood precisely. Siam Sindhorn gives the contact address as Sindhorn Lumpini Building, 8 Soi Langsuan, Lumphini, Pathum Wan, Bangkok 10330, while the project specification also identifies Sarasin Road. Mapping sources place it at the Sarasin-Langsuan edge of Lumpini Park. PropertyHub gives roughly 0.81 km to BTS Ratchadamri, 0.98 km to MRT Si Lom and 1.12 km to BTS Chit Lom. Those are walkable central-Bangkok distances, but this is not a station-integrated condominium. Its location case is the park-edge residential setting and the surrounding Langsuan, Tonson, Wireless and Ratchadamri network.
The most useful way to review an individual residence is to separate the building, the unit and the legal package. The building can already be inspected as an operating property: common areas, management, access, noise, views and maintenance are observable. The unit then needs its own condition review because two homes with the same nominal size can have very different fit-outs, furniture and mechanical upkeep. Finally, the lease documents determine what rights and remaining term are actually being transferred. That sequence matters more here than a building-wide average price because public transaction evidence is limited and asking prices differ materially between listings. A genuinely comparable unit with clear lease documentation is a better benchmark than a simple average across every advertised home in the building.
The result is a very particular resale proposition. Sindhorn Lumpini makes most sense when the buyer specifically wants a large central residence, very low unit count, a mature building and the Lumpini Park setting, and is comfortable treating the lease documentation as part of the asset itself. It is less compelling for someone prioritising conventional freehold, a low entry budget, abundant comparable transactions or a wide menu of new developer stock. The right way to assess it is unit by unit: first establish what lease rights are being transferred, then compare the actual home, view, condition and asking price against the limited competing stock in the building.
Ownership format
Leasehold: an initial 30-year term with an option to renew for a further 30 years under the developer's published structure. The remaining term, assignment provisions and renewal wording must be checked in the selected unit's documents.
Unit types & sizes
One of the original layouts. At roughly 230 sqm for two bedrooms, the proposition is about generous living space and privacy rather than maximizing bedroom count. Current public resale stock is much more visible for three-bedroom homes, so availability of this exact type can be thin.
This is the layout most visible on the current resale market. In late September 2026, several active listings were around 230 sqm, with the lowest observed asking price at about THB 56M. Floor, view, fit-out condition and the lease documentation can justify large differences between individual asking prices.
The largest format in the building. The developer gives a 445 sqm reference, while project databases specify about 445.15 sqm. We did not find a fresh, clearly comparable public asking price for this type on the review date, so no price is borrowed from smaller units.
The developer publishes broad size points of 230 and 445 sqm; project databases specify about 230.28 and 445.15 sqm, while current three-bedroom listings also show roughly 230–238 sqm. The registered area for the selected residence should take precedence over a building-level reference.

Best for: Buyers who genuinely need a large central-Bangkok home. The standard residences are around 230 sqm, so the project is aimed at space and privacy rather than compact urban efficiency.; People who value a very small resident population. Twenty homes in the entire building is a structural feature that larger projects cannot recreate simply by adding more amenities.; Buyers who want the Lumpini Park and Langsuan-Sarasin setting more than direct station integration. Several rail stations are walkable, but the address itself is the principal draw.; Purchasers comfortable treating leasehold documentation as a core part of due diligence. The economics of a resale cannot be separated from the specific lease being assigned.; Anyone who prefers an existing building where the exact unit, view, fit-out and common-area operation can be inspected before committing.; may not suit: Buyers who require conventional condominium freehold as a non-negotiable condition; the developer publishes Sindhorn Lumpini as leasehold.; Investors whose priority is a low entry price and a broad tenant pool for small units. At roughly 230 sqm for the standard homes, this is a very different segment.; Buyers who need deep transaction volume and highly predictable liquidity. With only 20 residences, public resale evidence is thin and individual asking prices can diverge widely.; Anyone looking for a large menu of identical new units and a standard developer payment plan. This is an established resale building, so each available home needs its own assessment..

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- Completion dates conflict across sources: Thai Obayashi records June 2018, while DDproperty, PropertyHub and ThinkOfLiving label the project 2017. The contractor's dated primary record is used in the main field.
- Public material confirms a 30-year lease plus a further 30-year renewal option, but it does not provide one universal remaining term or the full renewal wording for every resale residence. Those terms are unit-document specific.
- The developer publishes 230 sqm and 445 sqm size points, while current three-bedroom listings also appear around 230–238 sqm. The registered area of the selected unit should be verified from its documents.
