Genuinely large homes

Even the smaller apartments are spacious by current central-Bangkok standards. That makes the project useful for long-term living, while also increasing the cost of cooling, furnishing, maintenance and future refurbishment.

Four-tower choice

Buyers can compare different tower positions, floors and outlooks without changing neighbourhood or facility set. In practice, tower and orientation can matter more than a small difference in asking price.

About the project

Millennium Residence is a completed four-tower condominium compound in central Sukhumvit, positioned between Asoke and Phrom Phong. The towers are part of one condominium project rather than separate developments. Tower A and Tower D rise to 51 storeys, while Towers B and C reach 53, which explains why portal summaries sometimes show 51 floors and sometimes 53. For a buyer, the tower matters. Orientation, view corridors, lift journey, distance to the clubhouse and the relationship with the other buildings all change from one unit to another. The condominium juristic person's own handbook gives the operational address as 118 Sukhumvit Soi 20, Sukhumvit Road, Khlong Toei, Bangkok 10110. The estate also has access through the neighbouring Soi 16 and Soi 18 network, a practical advantage in a dense part of Bangkok where a single driveway can become a meaningful daily constraint.

This is now a mature resale building rather than a development-stage purchase. The condominium juristic person was established in December 2009, and DDproperty records completion in November 2009. PropertyHub and several other directories label the project as completed in 2010. For a 2026 buyer, the distinction is mostly about the handover period rather than a different development. The more useful question is how four large towers have aged through roughly sixteen years of operation. That shifts diligence away from construction-delivery risk and toward elevators, façades, mechanical systems, waterproofing, common areas, reserve planning and the history of major repairs. The advantage is that these items can be inspected and discussed with an operating juristic office instead of being inferred from launch material.

The unit sizes are one of Millennium Residence's defining practical features. Current project databases consistently show 604 residences, with one-bedroom units typically around 67–68 sqm and some live listings at 66 sqm. Two-bedroom layouts commonly sit around 89–90 sqm, while larger configurations extend through roughly 127–193 sqm before moving into penthouse and duplex-penthouse territory measuring several hundred square metres. Those dimensions are unusually generous compared with many newer central Bangkok projects. The benefit is obvious for households that need real living space. The cost is equally real: common fees, air-conditioning, furnishing, renovation and future refurbishment scale with area. A 300-plus-sqm residence should therefore be evaluated as a different ownership proposition from a 66-sqm one-bedroom, even though both share the same address and facilities.

Liquidity is visible in the amount of resale and rental stock. In early September 2026, PropertyHub displayed more than 180 sale advertisements and DDproperty showed more than 100 sale units, with an even deeper rental pool. Those figures should not be read as a count of unique apartments because the same property can be marketed by several agencies. They do show that a buyer has meaningful choice inside one established compound. A DDproperty listing published on 31 August 2026 offered a 66 sqm one-bedroom on a high floor at THB 9.24M and described the tenure as freehold. PropertyHub was simultaneously carrying one-bedroom stock around 68 sqm from roughly THB 11.3M–13.4M and two-bedroom stock around 90 sqm from roughly THB 12.5M–16.5M. The spread is a reminder that floor, tower, view, renovation, furniture, title status and seller urgency all matter.

The location works because it sits inside the wider Asoke–Phrom Phong residential and commercial zone rather than directly on top of a station. A recent DDproperty listing places Asok BTS at about 1 km and Sukhumvit MRT at about 1.1 km. That is walkable for many people, but it is not the same proposition as a building attached to rail. Multiple soi access points, taxis, motorcycles and the project's own transport arrangements can matter more in daily life than a straight-line map impression. Terminal 21, the Emporium–EmQuartier–EmSphere retail cluster, Benjakitti Park, supermarkets, restaurants and the Asoke office district are all part of the surrounding catchment. The location's strength is the ability to reach several different central-Bangkok lifestyles from one residential base.

The common facilities are unusually extensive for an urban condominium. The resident handbook covers a swimming pool, tennis court, fitness centre, library, games and multipurpose rooms, children's facilities, meeting and party spaces, changing areas and other shared amenities. Current property databases also list substantial gardens, security, access control, parking and sports facilities; PropertyHub places the main pool and fitness area on the fourth-floor facility level. In a completed development, the buyer does not need to treat this list as a promise. It can be tested. Visit during a busy evening or weekend, inspect the pool deck and changing rooms, see how guest access works, check the condition of the gym equipment and ask how major common assets are replaced. Operational quality is more important than the number of amenity labels.

Millennium Residence also has a relatively well-documented management structure. The juristic person's handbook separates common-property responsibility from the owner's responsibility inside the unit and identifies OCS as the management agent in the 2015 revision. That handbook set the common-area management contribution at THB 50 per sqm per month. FazWaz and PropertyHub continue to publish the same THB 50 rate, while FazWaz also lists a THB 600 per sqm sinking-fund contribution. One independent directory now reports THB 60 per sqm per month. Because budgets can change through the owners' governance process, the live invoice and latest approved budget should take priority over any portal figure. This matters especially for large units, where even a small per-square-metre change becomes material over a year.

Foreign ownership follows Thailand's condominium framework. A foreign purchaser can hold a unit freehold if the acquisition remains within the statutory 49% foreign-ownership ceiling measured by aggregate unit area. Department of Lands guidance requires a certificate from the condominium juristic person confirming that the transfer will not breach that limit; a debt-free certificate is also part of the transfer-document set. Current Millennium Residence listings demonstrate that foreign-freehold units do come to market, but the project's name does not guarantee quota availability for every apartment. Capacity changes as transfers are registered. The buyer should therefore verify the exact title, seller, quota certificate and money-transfer documentation for the chosen unit rather than relying on a general project label.

The developer story is slightly more layered than a single brand name suggests. Engineering references and current portals identify MR Sukhumvit Co., Ltd. as the project owner. City Developments Limited, the Singapore-listed group, separately described Millennium Residences in its investor material as an investment held through Real Estate Capital Asia Partners. That is strong evidence of CDL's involvement, but it is more accurate to preserve the project-company structure than to imply that the Thai legal owner and the Singapore group were the same entity. For a resale purchaser today, that distinction is useful context rather than the core risk question. Title, seller authority, juristic-person certificates, outstanding fees, unit condition and transfer-cost allocation are the items that directly control the transaction.

One of the project's strongest reasons to remain relevant is space. A one-bedroom here can occupy the sort of floor area that newer buildings use for compact two-bedroom products, while family residences and penthouses move into genuinely house-like dimensions. That does not mean every older unit is automatically better value. Fit-out quality varies dramatically after more than a decade of individual ownership. One apartment may have renewed air-conditioning, kitchens, bathrooms and electrical work; another may require a full refurbishment soon after transfer. In a building like Millennium Residence, the condition premium can be as important as the view premium. Buyers should compare not just asking prices but the amount of capital required to make two apparently similar apartments equally usable.

The project therefore suits a fairly specific buyer. It makes sense for someone who wants substantial internal space, central Sukhumvit access and a large established amenity base, and who is comfortable evaluating an older completed building on evidence. It is less compelling for a buyer who needs a station at the doorstep, minimal monthly outgoings or a turnkey unit whose condition is uniform across the development. Its age is both the compromise and the advantage: maintenance needs are real, but performance is observable. A sensible purchase decision comes from the individual apartment—tower, floor, outlook, renovation, title, quota position and all-in price—rather than from Millennium Residence's historic reputation alone.

A foreign buyer may own a condominium unit freehold if the selected unit is within the foreign quota and total foreign ownership does not exceed 49% of the condominium's aggregate unit area. The juristic person's quota certificate and the title documents for the exact unit should be checked before transfer.
