The original project has only four core layouts: two 32.84 sqm one-bedroom plans and two two-bedroom plans at 66.86 and 72.10 sqm. The differences are functional rather than cosmetic, especially around bathroom access, bedroom separation and corner orientation.
Connected to Rama 9
Published sources place MRT Phra Ram 9 roughly 600–700 metres away, while major roads open several routes towards Asoke, Ratchada and Phetchaburi. It suits residents who mix rail, taxi and car travel, but not someone whose priority is a station directly outside the lobby.
Facilities across several levels
The pool and garden are supported by a lobby lounge and library, fitness and meeting spaces, steam and sauna rooms, plus planted pockets on selected residential floors. The range is useful, although buyers should still visit at busy times to understand how 543 units share it.
A broad resale spread
Current listings show a wide range of asking prices within the same building, with the cheapest 33 sqm units well below the project's historical launch-era numbers. That can create opportunities, but the lowest ask only matters after checking unit condition, title, foreign quota and the seller's actual terms.
About the project
a space ID Asoke–Ratchada is a completed Areeya Property condominium on Asoke–Din Daeng Road in Din Daeng. The project is a single high-rise building on roughly 2 rai 1 ngan 83.7 square wah, with 543 residential units plus a small number of retail units at the lower level. The name needs careful handling because two older Areeya developments sit behind or beside the same cluster: A Space Asoke–Ratchada and A Space Hideaway Asoke–Ratchada. They are separate projects, not phases of a space ID. Their unit sizes, building formats and resale prices should not be blended into this dossier. Contemporary project material describes a 29-storey residential building, while a number of current portals list 30 floors. The difference appears to come from how podium, mezzanine or technical levels are counted. For a buyer, the reliable way to resolve it is to look at the registered building plan and the exact floor number of the unit rather than relying on a portal headline.
The building is at 624 Asoke–Din Daeng Road, Din Daeng, Bangkok 10400, between the Rama 9 and Pracha Songkhro junctions. Published walking references place MRT Phra Ram 9 at roughly 600–700 metres; current DDproperty listings show a route of about 700 metres. This is therefore not a station-door condominium. The walk is short enough for many commuters but it runs through a busy inner-city road environment, which matters in heat and rain. The location is stronger for network access than for quiet streets: Rama 9, Ratchadaphisek, Phetchaburi and Din Daeng are all close, and the Rama 9 commercial node around Fortune Town and Central Rama 9 sits by the MRT. Someone working around Rama 9, Asoke, Ratchada or the Phetchaburi office corridor gets several transport choices, while a buyer expecting a calm residential lane should inspect the immediate street setting at the times they normally travel.

The lower part of the building works as a substantial common and service podium before the residential levels begin. Detailed 2016 inspections of the completed building describe homes from Floor 2 through Floor 29, with around 20 units on a typical floor. Most units face north or south, while the larger two-bedroom layouts occupy corner positions. On Floors 4, 10, 14, 18, 23 and 28, some residential area gives way to shared planted pockets, so the corridor condition and number of immediate neighbours vary by floor. One of the project's more distinctive ideas is the small private foyer outside each front door, with a shoe-storage zone, a gate and an individual mailbox. It is common-area design rather than extra title area, but it creates a noticeably different arrival sequence from the usual Bangkok condominium corridor and is worth seeing in person because maintenance quality can vary across a building that has been occupied for years.
The original unit catalogue is unusually straightforward. There are two one-bedroom layouts at 32.84 sqm and two two-bedroom layouts at 66.86 sqm and 72.10 sqm. In the one-bedroom Type A, the bathroom sits between the living area and bedroom and can be reached from both sides; Type B moves the bathroom towards the entrance and uses a sliding partition to separate the bedroom. The two-bedroom homes are corner units with two bathrooms and a clearer separation between living and sleeping zones. Resale listings now show units around 33, 34, 36, 68 and 73 sqm, and some portals occasionally classify a unit differently from the original project plans. That should be treated as a listing issue rather than evidence of a new official unit family. The registered plan, title deed area and the physical apartment should be checked together, especially where a seller has renovated or reconfigured the interior.
Common facilities are more layered than a basic lobby-and-pool package. The ground level includes the main lobby, lounge and library, together with access to the automated parking system. M1 contains the fitness room and meeting room, while M2 was designed for steam and sauna functions with a laundry area nearby. Outside, the project has a free-form saltwater pool, landscaped garden areas and a small putting green; additional planted pockets appear on selected residential floors. Project-era material reports parking at about 40% of the residential-unit count, using both mechanical and conventional spaces. That ratio does not tell a car owner everything they need to know. In a mature building, the useful questions are whether a parking right is attached to the selected unit, how the juristic person allocates spaces, how the mechanical system performs at peak times, and whether major equipment maintenance is already budgeted.
Completion dates on property portals are inconsistent. Contemporary reviews from July 2016 show a finished building and describe handover and inspection of units, the project advertising record refers to condominium registration 6/2559, and the architect L49 dates the building to 2016. By contrast, FazWaz, DDproperty and several derivative databases commonly display October 2019. Areeya's own project page remains online and shows 100% construction progress with a progress update dated November 2018. For this dossier, 2016 is used as the completion year because it is supported by sources created when the building was actually being delivered. The later portal date is retained as a documented inconsistency rather than silently replacing the contemporary evidence. Buyers should still rely on the condominium and unit documents when a precise legal or tax date matters to a transaction.
The current resale market is wide rather than uniform. In late August 2026, a 33 sqm one-bedroom unit was being refreshed on PropertyHub / Connex at THB 2.58M, with other one-bedroom asking prices around THB 2.65–2.70M and much higher depending on floor, fit-out and seller expectations. Two-bedroom listings around 68–73 sqm were materially more expensive. Meanwhile, Areeya's live project page still carries a marketing line for a two-bedroom unit from THB 6.99M, but the page does not show a current stock timestamp for that offer. The THB 2.58M figure is therefore used only as a lower resale-market anchor on the check date, not as a developer price or a promise of available inventory. Any shortlisted unit needs a fresh check of asking price, negotiability, furniture, renovation, view, title status and foreign-quota eligibility before the number is treated as actionable.
For an overseas buyer, the ownership route is the standard Thai condominium route. A foreign national may register direct freehold ownership of a condominium unit only while the foreign share remains within the statutory 49% cap on aggregate unit area in the registered building, and the condominium juristic person must issue the quota confirmation used at the Land Department transfer. A resale advertisement saying 'freehold' does not by itself prove that the selected unit can be transferred to a foreigner today. The advantage of buying in an established building is that due diligence can include the real condition of the apartment, corridors, pool, lifts and mechanical parking rather than relying on future specifications. The trade-off is that building management matters more: recent juristic-person accounts, common-fee arrears, reserve-fund position, planned capital repairs and any unit-specific encumbrances should be reviewed before signing.

Ownership format
A foreign buyer can hold a condominium unit in freehold only within the statutory foreign quota, capped at 49% of the aggregate unit area in the registered condominium. The selected resale unit still needs a current foreign-quota confirmation and the juristic-person certificate required for transfer; outside that quota, a different contractual structure such as leasehold would be needed.
Unit types & sizes
The bathroom sits between the living area and bedroom and can be reached from both sides. It gives the sleeping zone more privacy when guests are in the apartment, while the kitchen and main living space stay towards the entrance.
The bathroom is positioned near the entrance and the bedroom is separated by a sliding partition. Opening the partition makes the apartment feel more continuous, while closing it restores a conventional one-bedroom separation.
A corner layout with a separate kitchen, combined living-dining space and two bedrooms, including an en-suite bathroom for the main bedroom. It reads as a proper family plan rather than an enlarged one-bedroom unit.
The larger corner option has two bedrooms and two bathrooms, with an en-suite main bedroom and a balcony off the living area. Natural light to the second bedroom depends more on the unit's exact position, so the physical apartment is worth checking.
The areas above are the original 2016 project types. Resale portals now show rounded sizes around 33, 68 and 73 sqm and occasionally use different room classifications; the registered area and plan of the selected unit should be checked against its documents. In August 2026, the lowest active anchor found for a 33 sqm one-bedroom unit was THB 2.58M.
