Why this project is worth a look

Walkable MRT access

Noble states roughly 420 metres to MRT Phra Ram 9. That is more useful than a broad 'Rama 9' label because the station can realistically support a daily commute, with Phetchaburi and the Makkasan Airport Rail Link connection one stop away. Buyers who depend on rail should still walk the exact route from the intended entrance and assess crossings and access points for themselves.

Scale with trade-offs

With 3,107 homes, this is not a boutique building. The scale supports a broad facility programme and more layout choice, but lift demand, management standards, house rules and peak-hour use of shared spaces become more important. It suits buyers who actively want a large internal ecosystem and are comfortable living in a high-population condominium.

Towers are not interchangeable

The four towers differ in height and facility emphasis, while Tower D is specifically positioned for pet owners. Two apartments with similar internal areas may therefore produce different day-to-day experiences depending on tower. Compare routes to pools, workspaces, parking and lobbies, and confirm pet regulations where relevant.

Room to size up

The project is not limited to 26–36 sqm starter units. Noble's 2026 material also shows two- and three-bedroom families, including larger homes around the 100 sqm mark. That gives couples and families more room to work with, but revised public schedules mean the exact unit sheet remains the authority for area and configuration.

Use the 2029 timeline

Noble's current disclosure states construction began in September 2025 and is due to complete in March 2029. Portals that still show a 2028 completion are carrying an earlier schedule. Financing, relocation and rental planning should be based on the current contract rather than the older launch estimate.

About the project

NUE Epic Asok–Rama 9 is a large condominium under construction on Asok–Din Daeng Road in Din Daeng, marketed by Noble Development. It should not be read as a single conventional tower. The current 2026 Noble brochure describes one condominium building arranged as four towers: two reaching 47 storeys, one 34 storeys and one 32 storeys, with 3,107 residential units plus nine commercial units. That scale has two very different consequences. Buyers get a broad choice of layouts, common spaces and tower-specific facilities, but they are also buying into a high-population community where lift traffic, management quality and the location of facilities within the site can matter as much as the headline amenity list. Tower, floor and unit position deserve their own comparison.

The project vehicle disclosed by Noble is Vertical Phraram 9 Alliance 1 Company Limited, while Noble Development is the consumer-facing developer brand. Noble's current legal disclosure identifies land title deed no. 4298 in Din Daeng, records EIA approval dated 3 September 2025 and states that construction began in September 2025. The most important timeline point is the current completion target: March 2029. A number of property portals still show 2028, reflecting earlier public material. For a buyer, the practical date is not the oldest launch estimate or an aggregator's project card; it is the completion and handover wording in the current sale-and-purchase agreement, including what happens if construction runs late.

The sales address is 558 Asok–Din Daeng Road, Din Daeng, Bangkok 10400. Noble's project material places MRT Phra Ram 9 at roughly 420 metres, close enough for the rail connection to be part of an ordinary commute rather than a distant landmark. One stop away at Phetchaburi, passengers can connect toward Makkasan and the Airport Rail Link. Around the Phra Ram 9 junction are Central Rama 9, Fortune Town and a substantial office cluster. One small but useful point when checking maps and listings: the project's official administrative address is Din Daeng. Huai Khwang is often used in Rama 9 marketing or portal geography because it is immediately adjacent, but it is not the address Noble gives for the site.

The apartment mix is broader than a scheme built almost entirely around compact one-bedroom stock. Noble's live page currently highlights 26 sqm, 30 sqm and 36 sqm one-bedroom formats, a 45.5 sqm two-bedroom, and a 61 sqm combined unit. The more detailed 2026 brochure goes further, showing larger one-bedroom-plus and two-bedroom families as well as three-bedroom formats extending to about 103 sqm. Public documents have been revised over time, so the same family name does not always carry precisely the same area in every piece of material. The sensible way to buy here is to treat the published range as a search map, then lock the exact area, plan code, tower and room count to the chosen unit schedule rather than averaging conflicting figures.

Tower D gives the project a clear point of differentiation because it is the pet-friendly tower. Published facilities there include a pet park, pet club, pet salon and a dedicated pet pool. That is meaningful for an owner who actually plans to live with an animal, but it should not be read as blanket permission across the entire project. Pet rules in Thai condominiums can be detailed and operational: permitted towers, animal type and size, lifts, routes through common areas and registration requirements may all matter. A pet owner should confirm the current condominium rules for the exact tower before committing. A buyer who does not want to live near pet facilities may reach the opposite conclusion and prefer another tower.

The common-area programme is unusually extensive for a mass-market project. Noble advertises more than 11 rai of common area and over 22 functions. The facilities are distributed rather than duplicated identically in every tower: published material shows rooftop pools and lounges, fitness and yoga rooms, co-working areas, children's rooms, shared kitchens, social and entertainment spaces, a dance studio and golf simulator, with the pet facilities concentrated in Tower D. This distribution matters in everyday use. A buyer who cares about swimming, remote work, children's space or pet access should check which tower and level hosts that function and how residents move between buildings, not simply count the number of icons on a brochure.

Pricing needs more care than the project's headline promotion suggests. Noble's live page still displays a THB 2.89 million promotion, but its own terms say that the campaign ran from 30 March to 26 April 2026, applied only to specified units and was for Thai citizens. It is therefore not a valid August 2026 foreign-buyer starting price. When checked on 29 August 2026, FazWaz showed a THB 2.864 million 26 sqm unit as the lowest visible market anchor, and that listing was marked Thai Quota. The same platform also carried higher-priced Foreign Quota units. For an overseas buyer, quota status and unit availability have to be established before the lowest advertised number becomes useful for budgeting.

Foreign ownership follows Thailand's condominium rules rather than a special project promise. A foreign buyer can register freehold only while the statutory foreign quota remains available; the legal ceiling is 49% of the aggregate area of all units in the condominium. Because the project is still under construction, registration of the condominium itself is planned after construction, and the eventual quota position must be checked for the selected unit at transfer. Marketing language such as 'freehold condominium' does not mean every remaining apartment can automatically be transferred to a foreign name. If a unit is outside available foreign quota, any lease or other contractual alternative should be treated as a different legal product and reviewed as such.

As of 29 August 2026, NUE Epic is a construction-stage purchase, not a ready-home decision. That makes it a better fit for buyers who are comfortable with a completion horizon into 2029 and who are prepared to monitor construction, payment obligations and contract milestones. Anyone needing immediate occupation or rental income from a completed apartment should look elsewhere for now. The upside of buying before completion is primarily choice: tower, orientation, floor and layout may still be selectable from remaining stock. That advantage only exists if the actual developer inventory is checked at the time of reservation; a broad project catalogue is not the same thing as a live availability list.

Ownership format

A foreign buyer can register freehold ownership only while foreign quota remains available; Thai condominium law limits foreign ownership to 49% of the aggregate unit area. If the selected unit is outside the available foreign quota, foreign freehold is not available, and any alternative contractual structure, including a long lease, needs separate review before reservation.

1 Bedroom M
26 sqm

The smallest format on Noble's current project page. It can work for one person or a couple prioritising location and facilities over internal space. The THB 2.864M lower market listing checked for this dossier is also 26 sqm, but it is marked Thai Quota, so a foreign buyer should not assume that price transfers to foreign-quota inventory.

1 Bedroom L
30 sqm

A slightly roomier one-bedroom on the live project page. The extra few square metres can matter if the home needs a proper desk or is intended for longer stays. The detailed 2026 brochure also shows 30.20 sqm for this family, so the chosen unit schedule should settle the final area rather than blending the two public figures.

1 Bedroom Plus
36 sqm

A more flexible alternative to the standard one-bedroom. The live page highlights 36 sqm, while the fuller brochure treats One Bedroom Plus as a broader family of roughly 35–42 sqm. The label alone is therefore not enough to compare value; the exact plan and unit number matter.

2 Bedroom
45.5 sqm

A compact two-bedroom that may suit a couple wanting a separate office, a small household or buyers who need a guest room. The 2026 brochure shows a wider two-bedroom family than the single size featured on Noble's main page. Compare bathroom count, room arrangement and tower on the actual unit plan before comparing prices.

Combined Unit
61 sqm

Noble's current page separately features a 61 sqm combined unit. Market listings show some 61 sqm homes configured with three bedrooms, but that should not be assumed for every combined unit. The approved plan is particularly important here because the way units are combined affects entrances, services and usable circulation.

3 Bedroom
70–77 sqm

The 2026 brochure identifies a three-bedroom, two-bathroom family of 70–77 sqm. This moves the project into genuine family-home territory rather than simply larger starter apartments. Tower and exact plan still deserve review because gross area alone does not tell you how storage, bedroom privacy or circulation actually work.

3 Bedroom Large
83–103 sqm

The largest clearly stated family in the current brochure. At 83–103 sqm, NUE Epic can be considered as a primary urban home for a family rather than only as compact MRT-adjacent stock. The range is wide enough that comparing units by type name alone is meaningless; the exact plan and price need to be matched.

Noble's live page highlights representative sizes of 26, 30, 36, 45.5 and 61 sqm, while the 2026 brochure provides broader families and ranges, including three-bedroom units up to 103 sqm. Public specifications have been revised and differ slightly in places; the selected unit schedule with its number, tower, area and plan should take priority in a transaction.
