Laguna Beach Residences Seashore is a small condominium within the Laguna Phuket resort estate in Choeng Thale. The same project was previously marketed as Laguna Seaside and Laguna Seaside Residences, names that still appear in older contracts, listings and project material. Seashore should not be confused with Laguna Beach Residences Reef (formerly Laguna Beachside) or Laguna Beach Residences Bayside. Those are separate developments in the same broader family.

This is a relatively small scheme, recorded at 49 residences in the stronger project data and described as a single five-storey building. Some property databases show 50 units, so that discrepancy is kept separate rather than silently merged. Seashore is not a high-volume resort condo with hundreds of apartments. Its core layouts are one-, two- and three-bedroom homes, and even the smallest main format starts at about 60 sqm.

The project was completed in 2025, with handovers progressing during the year. By 31 December 2025 it was recorded as completed, and residences are now in active use for stays and rentals. Some property portals still carry an old December 2026 completion date and an off-plan label. Those entries are best treated as stale sales data rather than the current construction status.

Seashore is not a stand-alone condo surrounded only by local residential streets; it sits inside a large resort ecosystem with hotels, golf, restaurants, spas, internal transport and established property services. For a second-home buyer, that can make day-to-day ownership easier because much of the leisure infrastructure is already on site. The trade-off is that the experience is distinctly resort-oriented rather than urban, so buyers who want a conventional city neighbourhood may find the setting less suitable.

The layouts are built around generous internal rooms and a semi-outdoor lanai. In two- and three-bedroom homes the lanai runs across the living area and can work as an extension of the balcony or be partly enclosed with optional glazing. That detail materially changes how the quoted area feels: three-bedroom homes reach roughly 131–134 sqm in total, with a meaningful share assigned to the lanai and balcony. Buyers comparing units should therefore look at internal enclosed area as well as headline size.

One-bedroom residences are around 60 sqm, two-bedroom homes about 99–101 sqm, and three-bedroom homes about 131–134 sqm. Fit-out and furnishing vary across current stock, so bedroom count alone does not define the package. A few listings label 60 sqm units as studios even though the core project range starts with a separate one-bedroom home of roughly that size. Studio is therefore not treated here as a confirmed standard layout.

The common areas support resort-style use rather than a purely urban condo routine. The project has rooftop recreation space, a pool, fitness facilities, landscaped areas, parking and security, while Laguna Phuket operates internal shuttle transport around the wider estate. Owner privileges, discounts and management benefits should still be checked for the particular unit because the applicable package can vary with the sale contract and management arrangement.

Tenure is unit-specific. Current inventory includes foreign freehold apartments as well as leasehold stock. For a foreign buyer, freehold ownership is available only within Thailand's condominium foreign quota, capped at 49% of the total saleable area of the building. A leasehold unit needs a different review because the remaining term, renewal language and transfer conditions matter. The fact that Seashore is a condominium does not by itself tell a buyer which form applies to a particular apartment, so the title and quota status should be confirmed before reservation or transfer.

The lowest visible asking-price anchor on 8 September 2026 is about THB 10.5 million for a 60 sqm one-bedroom home. Larger layouts move up sharply: two-bedroom stock appears from about THB 22.7 million and three-bedroom stock from about THB 26.7 million, with some current asks above THB 30 million. This is not a single project price list. Floor, view, furniture and tenure differ, so the useful comparison is unit against unit within Seashore rather than one headline starting price.

Because Seashore is now operating, due diligence should focus less on construction risk and more on the actual residence being purchased. Confirm the title or lease, foreign-quota eligibility, any outstanding common-area fees, the current condominium budget, furniture inventory, building rules, rental-management terms and the physical condition of the unit. A completed resort residence can be easier to inspect than an off-plan purchase, but it also means buyers are purchasing into an existing management structure with real operating costs and established rules. Those details are now more relevant than the old launch brochure. Because the building is already complete, due diligence can focus on the exact apartment: title and transfer documents, confirmation of any outstanding common-area charges, and foreign-quota availability where freehold ownership is required. That makes the review more concrete than judging the purchase from launch-era marketing material.
