About the project

Laguna Lakelands Lakeview Residences is the name used for the first major condominium release when Laguna Lakelands launched in 2024. The developer's current website now presents the same four- and seven-storey condominium product as Laguna Lakelands Waterside Residences, with matching building concept and residence description, so this dossier treats Waterside as the current name of Lakeview rather than a separate phase. Waterfront Villas, Skypark Elara and later releases remain separate products. Project directories for the original Lakeview most consistently describe six low-rise buildings with 306 condominium units, while early phase-one reporting referred to 300 units. For a buyer, the practical distinction is still the exact building and unit being offered, because the blocks are not all the same height or layout format.

The scheme is split between three seven-storey buildings — Orchid, Fern and Tulip — and three four-storey buildings — Lily, Lotus and Jasmine. The taller blocks carry the more conventional one-, two- and three-bedroom apartments and are associated with a long rooftop infinity pool. The four-storey buildings focus on larger two- and three-bedroom homes, including selected layouts with private pools. That creates two fairly different living propositions inside the same project. A buyer choosing a compact one-bedroom on an upper floor is buying a different experience from someone considering a pool residence in a four-storey block, even if both appear under the same Lakeview name on a portal. Price comparisons make more sense when they are done within the same building type and tenure.

Space is one of Lakeview's clearer points of differentiation. Published layout ranges start around 48 sqm for one-bedroom homes, around 70 sqm for standard two-bedroom apartments, and above roughly 118–122 sqm for three-bedroom or pool configurations. Some current sales pages also show larger duplex or penthouse stock, taking the overall advertised range to about 260 sqm. The project is therefore not built around micro-units or studios. It is better suited to buyers who want a genuine living room, separate bedrooms and enough space for longer stays or full-time use. The trade-off is obvious: even when the price per square metre is competitive against other Laguna-branded stock, the absolute ticket is higher because the homes are larger.

The location proposition is also broader than the building itself. Lakeview sits inside Laguna Lakelands, a large inland community immediately connected with the established Laguna Phuket ecosystem. Banyan Group has described around 15 km of walking and cycling routes through landscaped areas, together with a country club, sports facilities, tennis, a town centre, family recreation areas and a residents' beach club. Some of these are master-plan facilities delivered for the wider community rather than amenities located inside one condominium block, and they should be understood that way. The practical benefit is access to a much larger lifestyle network than a standalone condo usually offers, while the limitation is that Lakeview is not a literal beachfront building.

The delivery date is the biggest factual point that needs careful handling. Launch-era material and several property portals still show mid-2026 or July 2026. More recent sales information describes the development as under construction with July 2027 as the expected completion. On 27 August 2026, it would be misleading to label the project completed, so this dossier uses July 2027 as the working delivery target and keeps the conflicting 2026 dates visible in the unconfirmed section. Anyone buying for a school move, a planned relocation or a rental start date should rely on the sale agreement rather than an old brochure date, paying close attention to the contractual handover window and any permitted delay period.

Pricing has moved just as the available inventory has changed. The original phase launched from roughly THB 6.8M. Current public inventory shows a lower market anchor around THB 8M, while active listings on a major portal in August 2026 started at about THB 11.44M. Those figures can all be true at the same time because they may refer to different buildings, views, remaining stock and ownership structures. A headline starting price should therefore be used only to understand the bottom of the market, not to set the final budget. The sensible sequence is to choose unit type, building, floor and tenure first, then compare live offers that match those criteria.

Tenure is particularly important for an international buyer. Lakeview listings show both foreign-quota freehold and leasehold units. Thai condominium law limits foreign ownership to 49% of the total unit area in a registered condominium, so a project being marketed as freehold does not mean every available apartment can still be transferred to a foreign buyer in freehold. The availability of foreign quota must be checked for the exact unit. Leasehold stock should be evaluated separately, with the lease term, renewal wording and contracting party reviewed before reservation. This can also explain why two apparently similar apartments are offered at noticeably different prices.

Lakeview makes the most sense as a spacious second home or long-stay residence within the wider Laguna environment rather than as a pure 'cheapest condo near the beach' play. The combination of lower-rise buildings, lake-facing layouts and access to the surrounding resort infrastructure is distinctive. So are the caveats: public sources disagree on completion timing, portals occasionally mix Lakeview with Waterfront Villas or later Lakelands releases, and the exact freehold/leasehold position varies by unit. A buyer who values room size, integrated services and the Laguna setting has a strong reason to inspect the project. A buyer whose priority is immediate occupancy, direct beachfront access or the lowest possible entry price probably has better-fitting alternatives elsewhere in Phuket.

Ownership format

Both foreign-quota freehold and leasehold units are marketed in the project. Under Thai condominium law, foreign freehold ownership is limited to 49% of the aggregate unit area in a registered condominium, so the exact tenure must be confirmed for the selected unit.
