Banyan Group's own project material places the buildings on the shore, with the Andaman Sea in front and the resort's lagoon landscape behind. The practical result is simple: owners can move from the residence to the beachfront environment without a drive through Choeng Thale, while still being inside a large managed resort destination. There is a trade-off. Salt air, humidity, exposed terraces and pool equipment create a tougher maintenance environment than an inland condominium, especially over a long ownership period. The common estate and building systems are professionally managed, but a buyer still needs to understand what is covered by common-area fees and what remains the owner's responsibility inside a residence. That operating model can be very attractive for a second-home owner who wants to lock up and leave; it may be less attractive to someone who values the autonomy, land control and privacy profile of a detached villa.

The current project page quotes an approximate common-area management fee of THB 60 per sqm per month, plus a sinking-fund contribution at transfer; the unit-specific cost sheet should confirm the exact amount. None of that should be converted into an assumed investment return. The public material does not support a guaranteed yield, fixed occupancy or predictable resale growth. The defensible benefit is operational: a buyer can use an established hospitality and property-management network instead of assembling every service independently. This dossier follows the primary developer target of Q4 2028. Banyan Group gives an approximate 30-minute drive to Phuket International Airport in normal conditions. International schools, medical providers, supermarkets and a large dining scene are accessible in the wider area, although several are outside the Laguna estate. A family planning full-time residence should test real school-run and peak-hour routes before buying. A second-home owner may care more about direct beach access, security, maintenance and the ability to close the property between visits. Oceanus is particularly coherent for that use case: it offers a very large family residence on the sand without requiring the owner to operate a separate beachfront villa.
