The strongest location feature is tangible rather than promotional: Kora sits by the Bang Tao/Layan shoreline. This is not a development where 'beach living' means a routine drive to the sea. It works particularly well for buyers who value immediate coastal access more than having the full Bang Tao commercial district within walking distance.
Operating, not promised
The resort is open and there is an active resale and rental market. A buyer can inspect the actual site, guest activity, building condition, views and common areas before committing. That is a much stronger basis for a decision than old launch projections or an advertised future management concept.
Different unit formats
The resale market includes studios, one- and two-bedroom apartments and larger layouts, but the overall site has historically contained both hospitality and residential components. That variety can be useful, yet it makes building-level due diligence essential. A hotel-oriented unit and a residence designed for long stays may sit under the same broad resort branding while carrying different practical rights.
Transparent resale market
Multiple owners are listing units, so buyers can see a range of real asking prices instead of relying on a single developer sheet. The lower end is around THB 5.8M for selected studios, while larger apartments move into very different price bands. Kora Beach Resort Phuket is a completed low-rise beachfront scheme at the northern end of Bang Tao, commonly described as the Layan side of the coast. The important point for a buyer is not simply that the development uses resort branding. It operates as a real hospitality environment: guests are checking in, restaurants and bars are open, pools are in use, and the site has a spa, fitness facilities and a children's club. That creates a very different ownership experience from a conventional residential condominium. Some buyers will value the service level and active beachfront atmosphere; others may decide that a property with daily hotel traffic is not the quiet residential setting they actually want.
The main real-estate project databases consistently describe a 672-unit development with five floors and nine buildings, completed around January 2025. Kora's own hotel material, however, states that the operating resort has 307 rooms and suites. These figures refer to different scopes rather than necessarily contradicting each other. Earlier project material for Sunshine Beach Resort & Residences at the same 20,246 sqm site described a 672-unit mixed resort-and-residential complex divided between hotel and condominium buildings. For a property buyer, the key question is therefore not the headline unit count but the legal and operational identity of the exact building and unit being purchased.

The physical location is well established. Kora gives its address as 178 Moo 6, Cherngtalay, Choeng Thale, Thalang District, Phuket 83110, and hotel booking platforms show the same address. This is a genuine west-coast beach location. The sand is close enough to be part of daily life, while the denser Bang Tao amenities around Boat Avenue and Porto de Phuket are a drive rather than something immediately outside the lobby. Living here works best if you are comfortable using a car, scooter or ride-hailing services. In return, the setting feels more like the quieter edge of a resort district than a busy commercial neighbourhood.
The project is now much easier to judge than it was during construction because there is an observable resale and rental market. Buyers can compare actual apartments rather than rely on launch brochures. Current asking stock starts around THB 5.8M at the lower end for a studio, but the spread is wide and a single 'from' price is not a useful measure of the whole property. Size, view, floor, building, furnishing package and tenure all matter. The inventory also spans units that feel more residential and stock that sits closer to a hotel-style product, so two similarly sized apartments can have materially different practical value to an owner.
Current resale listings show studios, one-bedroom, two-bedroom and occasional three-bedroom apartments. Studios appear from just under 30 sqm into the low-40 sqm range. One-bedroom stock includes examples from the mid-30s to the mid-50s sqm, while two-bedroom apartments range from compact 60 sqm layouts to larger 80–92 sqm units and beyond. Very large three-bedroom units also appear, but they are not the core of the market. This is secondary-market stock, not a fresh developer release, so the mix changes continuously. A buyer should treat the unit cards as a map of what exists in the project, not as a promise that every layout is currently available.
Kora's shared facilities are much closer to a full resort than to a basic condominium. The operating hotel and property databases support the presence of swimming pools, a gym, spa facilities, children's areas, restaurants and bars, reception space, landscaped areas and 24-hour security. Project profiles place the pool, gym, indoor children's zone, lounge and group-entertainment space on the first-floor level, with a bar on the rooftop. That is attractive if you will actively use the amenities, but it also means the property has substantial common infrastructure. Ongoing charges should be verified from the selected unit's documents rather than extrapolated from one resale listing, because advertised maintenance figures vary.
Tenure is one of the central due-diligence items. Historical project material referred to both freehold and leasehold, and the present resale market genuinely contains both. Some units are advertised as foreign-quota freehold while others are leasehold. For a foreign buyer, freehold is possible only within the foreign ownership quota of a registered condominium, which is capped by Thai law. The existence of freehold apartments elsewhere in the development does not make every unit convertible or transferable into foreign freehold. Before paying a deposit, the buyer should see the title information for the exact unit and obtain confirmation of foreign-quota availability through the condominium juristic person.
The naming history deserves special attention. The same address and earlier project documents use Sunshine Beach Resort & Residences, while many current resale portals now label units as Kora Beach Resort Phuket. Some individual listings still contain the older Sunshine Beach wording inside a Kora project page. At the same time, T.H. Group's current corporate profile presents Sunshine Beach Condominium and Kora Beach Resort Phuket as separate completed products. That is enough to make the legal name on the unit documents more important than the marketing name in an online advert. Buyers should match the condominium registration, building, unit number and ownership structure before relying on the Kora label.
As a place to use personally, Kora makes most sense for someone who deliberately wants beachfront resort living. The beach is part of the immediate environment, the resort amenities are substantial, and some of the residential-style units are suitable for longer stays. The trade-off is that this is not a self-contained urban neighbourhood. Most of the broader Bang Tao dining, shopping, schooling and daily-service ecosystem is easier to reach by transport. That can be perfectly acceptable for a holiday home or a relaxed long-stay base, but it is a different proposition from living around central Bang Tao where more of daily life is walkable.
The strongest way to buy here is to evaluate a specific apartment rather than buy the project story. Because the development is complete and operating, a buyer can inspect the actual view, noise, guest traffic, common areas, beach access and building condition. The comparison should then move to legal tenure, foreign-quota availability, furnishing, owner-use rights, rental rules, management arrangements and recurring fees. Those details will determine whether the property functions as a practical home, a holiday base or a rental asset. The resort name alone cannot answer any of those questions, and the broad project statistics should never replace unit-level due diligence.

Ownership format
Current resale stock includes both foreign-quota freehold units and leasehold units. A foreign buyer can hold condominium freehold only within the available 49% foreign ownership quota of the registered condominium; the title, remaining quota and transfer structure must be checked for the specific unit.
Unit types & sizes
The lowest entry point in the present resale market. Active stock ranges from compact units around 29–30 sqm to larger studios above 40 sqm, with both leasehold and foreign-quota examples appearing. For extended personal use, the building and operational category of the unit matter as much as the floor area.
One-bedroom resale stock spans a broad size range. The smaller units sit closer to hotel-style proportions, while apartments around 46–57 sqm are more naturally suited to longer stays. View, furnishing and tenure vary materially between listings.
The broadest part of the resale market. Buyers can find compact units around 60 sqm, mid-size 66–80 sqm layouts and larger apartments around 85–92 sqm. This segment also clearly shows foreign-quota freehold and leasehold stock coexisting, so tenure cannot be inferred from the floor plan.
A rare large-format unit rather than the core product. It demonstrates the upper end of apartment sizes appearing under the Kora project profile, but one active listing is not enough to define a standard three-bedroom range for the whole development.
The sizes and prices above come from units actually advertised on the resale market rather than a single current developer matrix. Earlier project material included layouts of 30.03, 33.6, 59.49, 60.06, 68.76, 85.34 and 92.02 sqm, several of which still appear in present resale stock. The Kora name is used in property listings more broadly than the hotel's 307-room operating inventory, so every floor plan should be matched to its building and legal documents before purchase.
