The current project website places Layan Beach about 50 metres away. That changes the day-to-day use of the property: reaching the sand does not depend on a shuttle or a drive through the neighbourhood.
Low-rise but not small
Five buildings of five storeys keep the visual scale lower than a tower, yet 645 apartments make this a sizeable development. Buyers get a resort-style amenity base and a broad unit pool rather than the privacy of a boutique block.
A compact size ladder
The recurring layouts run from roughly 32 to 80 sqm across studios, one-bedroom and two-bedroom units. Budget comparison is straightforward, although 32 sqm apartments are labelled differently across live listings, so the actual floor plan matters.
A deep live inventory
Major marketplaces currently show dozens of units for sale in the project. That creates useful choice across floors, views, sellers and ownership forms, while also signalling the level of competition an owner may face when reselling later.
About the project
Bellevue Beachfront Condo is a resort-style condominium at the northern end of Layan Beach, where the coastline continues into Bang Tao. Most established project profiles describe five low-rise, five-storey buildings on roughly 17,600 sqm of land with 645 apartments in total. That scale matters more than the word “beachfront”: this is not a boutique block with a few dozen owners, but a sizeable low-rise resort environment with several pools, a gym, landscaped communal areas and its own service spaces. The address is the strongest part of the proposition. The current project website places the development about 50 metres from Layan Beach, making the sea genuinely walkable rather than something reached by shuttle. Everyday shopping and the larger Bang Tao dining scene are farther away, so normal life beyond the beach is easier with a car or regular taxi trips.
As of 27 August 2026, it would be misleading to call the whole project unequivocally completed. FazWaz still labels it off-plan with an August 2026 completion, DDproperty lists 2026 and mentions November in its description, while the current Bellevue project website now says Q4 2026. The safest buyer interpretation is therefore that the development is in its final construction and handover period during the second half of 2026, until there is documentary evidence for the actual handover of the relevant building and registration of the selected apartment. This distinction is particularly important at the moment: an old calendar completion month on a portal is not the same thing as a completed legal handover, and the later date on the current project site suggests that the schedule continued to move.

The apartment range is compact and relatively easy to understand. Public project material repeatedly shows studios of about 32 sqm, one-bedroom layouts around 40 sqm and two-bedroom options around 64 and 80 sqm. Descriptions commonly include a balcony or terrace, a living area and a small kitchen or pantry. These sizes make more sense for holidays, seasonal living and rental use than for a household that needs extensive storage, several separated rooms or a large work-from-home setup. One practical issue is worth noticing before comparing prices: some live listings call a 32 sqm apartment a studio, while others market the same size as a one-bedroom. A buyer should therefore compare the actual floor plan and unit number, not rely only on the bedroom label used by a marketplace.
The communal package is broad for a low-rise resort condominium. Across the project material and independent profiles, the recurring facilities are swimming pools, a fitness room, jacuzzi, landscaped gardens, lobby or reception space, coworking, parking, security and CCTV. The current project sales material also promotes a pool bar and a furniture package. For an owner, that means the development is designed to support a substantial part of a holiday day on-site rather than treating the apartment as the only amenity. There is a cost and capacity side to that infrastructure. Published terms show a common-area fee of THB 50 per sqm per month and a sinking fund of THB 500 per sqm. Parking is shown at roughly 23% of units, so buyers who plan to keep a car should not assume that every apartment comes with a dedicated space.
Ownership needs to be checked at unit level. Under Thailand’s condominium rules, a foreign buyer may register a unit on a freehold basis within the foreign ownership quota, capped at 49% of the total registered condominium unit area in a building. Current Bellevue Beachfront Condo inventory includes both foreign-quota freehold and leasehold listings, so two apartments with the same layout may be offered under materially different legal structures. A THB 500,000 foreign-quota premium is also published. We did not find a specific to the project public document confirming the duration and renewal wording of Bellevue’s leasehold contracts. That makes the title form, quota availability and lease wording items to verify before paying a reservation deposit, rather than assumptions that can be made from the project name.
The core instalment structure is unusually consistent across several sources: 35% on signing the contract, another 35% when the main structure is completed and the final 30% at handover. The separate reservation amount is not consistent. One current profile states THB 200,000, while another states THB 500,000. Because the project is already in a late construction stage, that difference is not merely administrative. Depending on which milestone has formally been achieved, a substantial portion of the purchase price may become due soon after signing rather than over a long construction runway. Anyone comparing units should therefore ask for the live payment calendar for that exact offer, including dates, reservation refund terms and the contractual definition of handover.
The active market is currently broader than the starting figure advertised on the project’s own site. On 27 August 2026, a major marketplace shows a project-level lower asking anchor of about THB 5.4 million and dozens of units listed for sale. Visible inventory includes 32 sqm studios, 40 sqm one-bedroom apartments and two-bedroom units around 64–80 sqm, with asking prices changing substantially by ownership form, floor, outlook and seller. The current Bellevue site, by contrast, promotes a starting figure around THB 9.3 million. Those should not be blended into one synthetic “developer price”: one is a marketplace inventory floor and the other is the project’s own current sales display. A large live inventory can benefit a buyer by creating choice, but the same supply also becomes competition when an owner later wants to resell or rent.
The location works best for someone who specifically wants the quieter Layan end of the Bang Tao coastline. The project website puts Layan Beach at about a one-minute walk, Laguna Golf at roughly six minutes by car, Porto de Phuket at around twelve minutes and Phuket International Airport at around twenty-five minutes. This is a different daily pattern from central Choeng Thale. The beach is extremely close, but many restaurants, supermarkets, schools and larger retail destinations still involve a drive. A buyer whose ideal routine is to walk to a dense street of cafés and services may prefer a more central Bang Tao address. Someone prioritising sand, a calmer residential setting and relatively quick airport access may find this location more compelling.
The developer is identified as Bell Land Development, with the legal entity BELL LAND DEVELOPMENT CO., LTD. The Thai corporate profile we checked shows the company as active, registered on 28 August 2023, with registered capital of THB 559.5 million and an address in Choeng Thale, Thalang. The same developer is also associated with Bellevue Lagoon Phuket. These points are useful for confirming who stands behind the project, but they should not be converted into claims about build quality, investment returns or delivery reliability. At this stage of a purchase, the stronger evidence is the status of the actual building, the handover paperwork, the signed payment schedule and the ownership documentation for the chosen apartment.
Taken together, Bellevue Beachfront Condo is a specific rather than generic beach-property proposition: a large low-rise resort complex extremely close to Layan Beach, with compact apartments and a substantial communal amenity package. It is easy to understand for seasonal personal use and for buyers who want to compare multiple available units rather than wait for a new launch. The unresolved issues are also concrete. The market profiles and the current project website disagree on whether the final unit count is 645 or 659, completion is described from August through Q4 2026, reservation deposits differ by source, and foreign-quota availability varies by apartment. Those are all matters that can be settled in the transaction file, but they should be settled before a buyer treats the chosen unit as fully defined.
