Baan-Boondharik II is a distinct phase inside the broader Nai Harn Baan-Bua estate, not a generic label for the whole development and not the same product as Baan-Boondharik I. The developer's own project history separates the two: Phase I began in 2011 and Phase II in 2014. For Phase II, the official project page states 13 plots across roughly 7 rai, or 11,200 sqm. That identity matters on the resale market because the wider estate contains many villa collections built over more than two decades. A listing described simply as “Nai Harn Baan Bua” may belong to another phase with a different design, age, plot size and ownership history, so the plot code and supporting documents should be matched to Baan-Boondharik II before relying on phase-specific specifications.
The project was conceived as a small private-pool villa community rather than a row of identical production houses. The official material lists two three-bedroom formats: Garden Villa and Hillside Villa. Across the phase, houses were offered at approximately 323–390 sqm on plots around 544–758 sqm. The architecture is organised around a courtyard concept, with 3-metre ceilings, large sliding openings and substantial indoor-outdoor living areas. A 4 × 10 metre private pool, a sala or outdoor lounge and the courtyard garden are integral parts of the design. For a resale buyer, that makes the outdoor fabric of the property especially important. Pool equipment, drainage, waterproofing, timber, glazing and exposed finishes deserve the same attention as kitchens and bedrooms because tropical weather affects them continuously.

Current official resale inventory provides a more useful price anchor than historic launch marketing. Nai Harn Baan-Bua's own resale page shows plot BD04 at THB 27.35M with three bedrooms, three bathrooms and a 543.6 sqm plot. The associated official resale update gives a house area of 331.53 sqm and a 2016 build year, with furniture excluded from the asking price. It also shows BD05 at THB 30M, again with three bedrooms and three bathrooms, on 602.4 sqm of land with the same 331.53 sqm house size and a 2016 build year. These are specific resale homes, not a developer price list, so the lower figure should be treated as today's entry point only while that villa remains available. Renovation quality, furnishings, plot position and legal structure can produce a meaningful spread between two houses in the same phase.
There is no single completion date that can be repeated with confidence from the public record. FazWaz labels the project as completed in January 2015, while its narrative text refers to completion in 2017. The developer's own history says Phase II started in 2014, and the official resale records for BD04 and BD05 state that those individual villas were built in 2016. In a custom-built villa community, homes can be delivered at different times, so this is not necessarily a contradiction about whether the estate exists or is finished. It does mean that a buyer should use the construction year and permit history of the specific villa rather than a portal's project-wide date. The reliable project-level status is simply that Baan-Boondharik II is completed, occupied and trading on the secondary market.
The address is on Soi Naya 1 in Rawai, within Mueang Phuket on the island's southern side. It is close to Nai Harn rather than beachfront. The developer describes Nai Harn Beach as roughly 1 km away, while FazWaz puts the nearest-beach distance at about 1.5 km; the difference is plausible given different reference points within the estate. FazWaz also places Rawai Beach at about 2.2 km and Phuket International Airport at roughly 47 km, around an hour by car in ordinary conditions. Day to day, the practical character is a low-density villa neighbourhood with quick access to Nai Harn and the Sai Yuan corridor. Restaurants, groceries, cafés and services are nearby, but the location works best for households comfortable using a car or motorbike rather than expecting a fully walkable urban setting.
The development has a long operating history by Phuket standards. Nai Harn Baan-Bua says its first project began in 1999 and that more than 100 villas have been built across a sequence of named phases. Its public materials describe separate functions for land development, construction, sales and rentals, and property management. All About Residences is identified as the partner and sole sales agent for the estate, while All About Residence Co., Ltd. and Baan Bua Community Co., Ltd. are named in connection with property management. A Thai corporate-data service also lists NAI HARN BAAN-BUA CO., LTD. as an active company, registered on 12 July 2000 at the same 24/111 Moo 1 Rawai address. This is useful background on the operating platform, but it is not a substitute for identifying the exact legal seller and landowner on a resale transaction.
Foreign-buyer due diligence is centred on the land, because this is a villa rather than a condominium. Thai government guidance treats direct foreign land ownership as a narrow exception subject to specific statutory conditions, not the normal route for a residential villa purchase. The current FazWaz listing for BD04 identifies the land title as Chanote and shows leasehold or company ownership as the available land structures, while also noting that the building may be owned separately. Those portal fields are only a lead. Before paying a reservation deposit, the buyer should see the title deed, confirm registered encumbrances, establish who owns the land, read the registered lease if one is involved, verify ownership of the structure and reconcile the contracting party with the bank account receiving funds. A nominee Thai company should never be assumed to be a safe solution simply because a listing mentions “company ownership.”
As a mature resale property, Baan-Boondharik II offers a different decision from buying off plan. The finished house, pool, garden, neighbouring villas and estate maintenance can all be inspected before committing. That reduces design and delivery uncertainty but shifts attention toward condition and recurring ownership costs. The current FazWaz sale listing shows a monthly common-area fee of THB 5,200 and a THB 150,000 sinking-fund figure, while another 331.53 sqm villa linked to the phase has been marketed with a THB 6,000 monthly fee and the same sinking-fund amount. The developer does not publish a phase-wide current fee schedule on the pages reviewed. A buyer should therefore request the latest owner statement for the chosen plot and check for arrears, planned major works and the exact services included rather than budgeting from a portal estimate.

The current FazWaz listing shows leasehold or company ownership for the land and identifies the title as Chanote; the building itself may be owned separately.
