Why this project is worth a look
Direct BTS connection
The building sits beside Phloen Chit station and connects into the BTS skywalk. That is a functional transport feature, not simply a marketing distance claim, especially for daily trips along the Sukhumvit Line.
Three residential towers
The 14-, 46- and 51-storey residential buildings create materially different choices inside the same project. Tower, floor and outlook should be treated as core comparison points rather than secondary listing details.
More private lift access
The lift design reduces the feel of a long shared high-rise corridor. Bouygues-Thai describes the arrangement as a private lift serving two units, so buyers should inspect the actual floor plan instead of assuming every apartment has an identical private elevator configuration.
A mature resale market
Years of completed occupancy mean buyers can compare real units, actual common areas and a large body of resale and rental listings. The downside is variation: condition, quota, furnishing, view and renovation quality can move value significantly even within the same unit type.
Unusually large central site
The project sits on approximately 9-0-92.4 rai and allocates about four rai to landscaped green areas. That gives the complex more open space than many central Bangkok towers, while the 1,444-unit scale still makes it a large community.
About the project
Noble Ploenchit is a completed large-scale condominium complex on Phloen Chit Road in central Bangkok, immediately beside Phloen Chit BTS. The project is best understood as a multi-building property rather than a single tower: Noble’s own registration disclosure lists three residential buildings of 14, 46 and 51 storeys, containing 1,444 condominium units, plus a separate four-storey commercial building. That structure matters on the resale market. Two apartments carrying the same project name can feel very different depending on tower, floor, orientation, view, lift arrangement, renovation history and ownership quota.
The location is one of the project’s most concrete advantages because it affects daily movement rather than just the address line. Noble gives the official address as 1035 Phloen Chit Road, Lumphini, Pathum Wan, Bangkok 10330. Independent project research and current market profiles also show a direct connection into the BTS skywalk system. For a resident working along the Sukhumvit Line or around Phloen Chit, Chidlom and Siam, this removes a common last-mile problem. The same stretch of the city also places Central Embassy, Central Chidlom and a dense cluster of offices, hotels, hospitals and services within the broader neighbourhood.

The land parcel is unusually substantial for such a central address. Noble’s registration disclosure puts the site at approximately 9-0-92.4 rai, while project material describes roughly four rai of landscaped green space. The complex therefore has more breathing room than the typical city tower sitting almost entirely on a podium and driveway. Ground-level gardens are supplemented by elevated garden areas in the residential towers. The trade-off is scale: 1,444 units make this a large condominium community, so buyers looking for an intentionally low-density building may prefer a smaller project even if Noble Ploenchit’s private-lift layout reduces corridor traffic for individual apartments.
The original unit mix is broad enough to serve very different buyers. Detailed plan references show one-bedroom homes at roughly 43–61 sqm, standard two-bedroom units at 69–92 sqm, combined two-bedroom layouts at 90–119 sqm, standard three-bedroom units at 110–114 sqm and combined three-bedroom homes around 133 sqm. Penthouses are shown at about 139–178 sqm, with duplex penthouses around 144–199 sqm. Resale portals sometimes display areas outside these neat categories, which is not unusual in a mature project where combined units, altered layouts and inconsistent listing labels can exist. A buyer should therefore verify the actual title area and floor plan of the selected apartment rather than relying on a generic project range.
Private-lift access is one of the features that distinguishes the project, but the wording deserves a practical reading. Noble promotes a private-lift experience, while main contractor Bouygues-Thai describes the lift configuration as serving every two units rather than implying a dedicated elevator shaft for each apartment. The result is still more private than a conventional high-rise corridor, but the exact entrance sequence varies by floor and layout. Buyers who place a premium on arrival privacy should inspect the specific floor plan and see the lift lobby in person rather than assuming that every unit has an identical arrangement.
Shared amenities include a 45-metre swimming pool with a children’s section, fitness facilities, sauna and steam rooms, multipurpose space, ground and sky gardens, separate mail areas by building, access control and 24-hour security. Bouygues-Thai reports 1,008 parking spaces, while other project sources describe more than 1,000. Because Noble Ploenchit is an established building rather than a new launch, the more useful due-diligence question is how these facilities operate today: lift waiting times, parking availability, maintenance quality, the condition of common areas and how smoothly the BTS connection works in everyday use.
As of 2 October 2026, Noble Ploenchit has a deep and visibly active secondary market. DDproperty shows a current sale range beginning at THB 8.89M, while FazWaz and PropMatch place their lower visible asking-price anchors around THB 9.5M. That spread is a useful warning against treating one portal's 'from' price as the definitive entry point. Current FazWaz listings carry different quota labels, and foreign-quota examples were visible from roughly THB 9.8M while some cheaper units sat in Thai quota. For an overseas buyer, the relevant comparison set is therefore not every unit in the project but apartments of similar size, tower, floor, outlook and condition that can actually transfer in the required ownership structure. Furniture, renovation quality, near-term refurbishment needs and any outstanding condominium charges can also materially change the true acquisition cost.
Foreign ownership follows Thailand’s condominium rules. A foreign buyer may hold condominium freehold when the transfer remains within the statutory foreign-ownership quota, capped at 49% of the aggregate unit area in the condominium. The condominium juristic person must confirm the foreign proportion for the transfer process. This makes quota status a property-level issue, not merely a project-level label. A portal may correctly describe Noble Ploenchit as a freehold condominium while an individual resale listing is still in Thai quota and unavailable for immediate foreign freehold transfer.
The developer is Noble Development Public Company Limited. Noble says it began operations in 1991 and listed on the Stock Exchange of Thailand in 1997; the SET factsheet current in September 2026 still identifies NOBLE as an active listed property developer. Public-company status improves the amount of corporate information available to a buyer, but a resale purchase in Noble Ploenchit is no longer mainly a developer-risk question. The practical diligence now sits at unit level: title, foreign-quota eligibility, unpaid common charges, renovation history, systems condition, furniture, view protection, noise and the true recurring cost of ownership. In a mature condominium, the seller should also be able to produce a current no-arrears certificate from the condominium juristic person, the latest common-charge statement and supporting documents for any material layout alterations. Market profiles still quote a common fee around THB 60 per sqm per month, but no primary 2026 juristic-person schedule was found in the open-source review, so that figure should not be treated as a confirmed ownership-cost input. This matters more for the larger layouts, where even a modest per-square-metre fee difference has a visible annual effect.
Ownership format
Foreign buyers can hold condominium freehold only when the selected unit can be transferred within the statutory foreign-ownership quota, capped at 49% of the aggregate unit area in the condominium. Quota status is unit-specific and must be confirmed by the condominium juristic person at the time of transfer.
Unit types & sizes
The project’s core compact format. This is where the lower end of the resale price range is concentrated, but tower, floor, view, fit-out and foreign-quota status create substantial variation.
Standard two-bedroom layouts are found in Towers B and C. Orientation, floor and the exact private-lift entrance arrangement become especially important when comparing individual resale units.
A larger two-bedroom format. On the resale market, confirm the registered area and actual floor plan because portals do not always classify combined units consistently.
Standard three-bedroom homes in the original mix are associated with Tower C. With fewer directly comparable listings, condition and outlook have a larger effect on asking-price comparisons.
A combined layout in Tower C. The marketing plan should be checked against the registered title area and the apartment’s current physical configuration.
Large upper-floor single-level homes in Towers B and C. Pricing is too sensitive to floor, outlook and fit-out for one generic project-wide number to be useful.
The largest original format. Condition, systems and registered area matter particularly here because renovation history and unit-specific alterations can have an outsized effect on value.
The ranges use Yusabuy’s detailed original-layout breakdown and broadly align with PropertyHub. FazWaz shows wider ranges for some categories, likely capturing combined or differently classified resale units; the selected unit’s title area and actual floor plan remain the transaction-level reference. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Price & purchase terms
- Current price: From THB 8.89M in DDproperty's current sale range checked on 2 October 2026. FazWaz and PropMatch showed lower asking-price anchors around THB 9.5M over the same period. These are secondary-market asking prices, not a developer price list, and the cheapest unit may sit in the Thai quota. FazWaz also showed foreign-quota units from roughly THB 9.8M. Availability, condition, quota status and the final price must be confirmed for the specific unit.
- Completed: 2016
We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. For a resale unit, confirm the current price, availability and payment terms with its seller or authorised representative before payment.

Best for: Owner-occupiers who genuinely value direct Phloen Chit BTS access and a central Bangkok work-and-retail corridor.; Foreign buyers seeking condominium freehold and willing to filter the resale market for units whose foreign-quota status can be confirmed at transfer.; Buyers who prefer an established building where the exact view, unit condition, common areas and daily operating environment can be inspected before purchase.; Rental investors who value a mature pool of comparable listings and a proven transport node, provided they underwrite the return at individual-unit level rather than relying on project marketing.; may not suit: Buyers who specifically want a new launch, first-owner condition and a standard developer payment schedule.; Anyone set on a genuinely low-density boutique building: 1,444 units make Noble Ploenchit a large residential complex.; Buyers planning to choose purely by the lowest asking price, because quota, tower, floor, view and condition can matter more than a modest headline price difference..

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- Sources use different completion years: Bouygues-Thai and FazWaz point to 2016, while PropertyHub and DDproperty use 2017. The main record uses 2016 as the construction-completion year, but the handover date for any specific unit should be checked in its documents.
- Storey counts use different conventions: Noble's registration disclosure gives 14, 46 and 51 storeys for the residential towers; Bouygues-Thai reports 14, 52 and 47, while PropertyHub presents 50 floors as a project-level figure. The main record follows Noble.
- The current 2026 common-area fee has not been verified from a primary condominium-juristic-person document. PropertyHub and market listings report THB 60 per sqm, but the live amount should be checked against the latest condominium rules and statement before purchase.
